Unfortunately there are some agents and brokerages that may make it difficult or impossible for other agents to show their listings for fear they may spoil things for their in office deals...

We run into this all the time specially when we have the option of ShowingTime. They never pick up their phone, text or email. Really sucks when we have so much tech out there to help speed the process

I had this happen to me with a buyer recently. We wanted to look at a house, the seller was considering an offer. There wasn’t an executed contract, the seller or agent didn’t want to show the house. It is insanity to refuse a showing without an executed contract.

I placed an offer (without an agent) for a house that is 15k over asking. Seller and agent still want to show the house over the weekend. I wish the seller would just take my offer!!

Great video! I think it is important to note that sometimes agents are subject to the showing demands of their clients. Certain showing conditions desired by a seller can obviously lead to challenges, but it is essential to honor their requests.

Some owners want the listing agent at the property when showing - The listing agent should have got a friend to show the property. When under contract, I still accept back up offers (but I choose the most fesible offer to begin with) because it's not closed until it's closed.

Until you got a signed deal and in escrow your suppose to present ALL offers to the seller.

As a seller the reason we want the realtor present is some buyers come in and are not respectful-their kids run around the house, they touch things that have nothing to do with the house sale etc. I think it’s important to have representation at the home. Totally disagree on this.

Any listing agent who demands "Listing agent must be present at all showings" must have a back-up agent to be present in case of scheduling conflicts.

I always thought that the sellers request that. Trust me, listing agents do not want to be at that house for every showing. Sellers are very emotionally attached to the house, think people will steal etc and ask for a listing agent to be present.

In my opinion the listing agent wanted to reduce competition for the house by cooperating buyer agents. She wanted all of the commission or she had a friend who wanted the house without multiple offers driving up the price. Just because you get a full priced offer does not mean that it is without a ton of "seller pays...", contingencies, and repair demands. Price is only one of the costs involved in home buying/selling.

2:50 most buyer agents have no information before hand about the property. ZERO. A listing agent can wait by the door or outside and not be a pest. It may also be the seller that demands the listing agent be present at showings.

real estate agents will always take a sure thing over a potentially better offer/situation. Could be that the agent was double-dipping on their commission by representing buyer and seller.

What if the property is still occupied and the garage or the basement for example cannot be seen because they put theyre stuffs there. It can be an inconvenience because one part of the house cannot be seen for buyers. Do you have any suggestion if this is a situation?

Could have been a difficult seller that she didn’t want to entertain additional offers. We got out of a bad period as a buyer with a seller who delayed everything and broke all the rules. We got out at the end but the poor realtor representing the seller… I can see why they’d just say “No” to other buyer offers to close the deal and let go of the seller. We literally backed out because the difficult seller and multiple delayed escrows. Not to mention, that realtor would have been complicit in hiding some material facts the seller was hiding.

Why would seller's agents care if the seller got the best offer. They couldn't care less, just like the buyer's agents couldn't care less if the buyer was getting a good deal or not. Both agents just want to close asap, duh.
