So what I would like to see are some investors to pay to build apartment housing to passive housing standards. And then the rent goes to recoup the cost of building it. And then after that cost has been recouped all that’s left are maintenance costs.

I don't know about the situation in North America but here in Europe there are many large-scale passive house projects and they are popping up everywhere around my area, especially in cities where demand for new housing is skyrocketing. One example of a whole new city-district made up only of passiv houses is the 'Bahnstadt' in Heidelberg (Germany) with apartment complexes for almost 5000 residents. I'm sure we will see more of these types of projects all over the world in the upcoming years.

I think it helps if you can separate the cost of the design feel/architure/finishes from the actual energy efficiency cost upgrades. It is typically stated that the energy upgrades in a house like this would add 10 to 15 percent, vs a normal code built home. So on a $300/sf build on a 2000 sf house, thats an add of 30 to 45/sf, so $60 - $90k. Yes, thats a lot. How long will pay back be at 15c/KWh? A long time. I have watched a lot of these videos, and am considering building a passive house myself. For myself, and I'd guess for many others, there are more reasons for building this way than just trying to get to some reasonable ROI. Hopefully, as more people adopt these methods, the up front cost will come down and products and methods will improve. My hat is off to those architrcts, builders, suppliers, and homeowners who are putting their time and money on the line to show that there can be a better way of building.

@@bcoldwell1 Yep. I've considered building a place more for peace of mind if the power goes out. I'd like to be able to help myself. I just want to see price differences. I think if it's 15 - 20 percent over an initial cost it would be worth it. With todays interest rates it would be worth the investment because of Mortgage affordability.

@@bcoldwell1 Bad reason. Electric is like $0.13 per KWH so it would take 90 years to recoup any savings. A typical house that size would have a $150 per month electric bill.

How do you use less electricity than a hair dryer to heat and cool your home with a heat pump? Heat pumps use more electricity. Must get a lot of solar energy I'm guessing?

my 3.5ton (13 seer, not the best ) heat pump uses about 4kwh (1.14kwh/ton). an average hair dryer according to google uses 1.6kwh. if the home only needs a 1.5 ton of cooling/heating with a high seer/eer system will uses less than 1.6kwh

Appears to be a rescue cat. I've seen cats with eyes like that. Generally, it's because they had long-term infections. Perhaps this couple rescued him and had him treated, but he is probably blind in one eye. Seems very gentle and grateful.

In Europe, without an architect and structural engineer, you can't get a permit...that is why you see homes built in the 11th century that survived 400 wars, fire, earthquake, floods lightning and storms...their inheritance laws give added value to descendants, in America we scrap everything we build and then rebuild cheaper and cheaper...Yup
