It’s always crazy when Tom talks about his businesses. Tom it’s worth pointing out that you must flush the taps in the house next door at least a couple of times a week for a few minutes. If you don’t you will have a build up of legionella and that can be fatal. Also probably worth chlorinating all of the pipework/system to be on the safe side.

Tom, if the land value is as high as it is, it would be worth paying for an extension at the back. If you're renovating anyway, now is the perfect time! Work out the value per square meter and then compare that to the cost of the extension. It will be worthwhile when you come to sell it.

In the UK, current law is that for any house that isnt your permanent single residence, you must pay tax on any profit made. So with 3 homes (farm & 2 adjacent houses) you'll now pay tax on the 2 houses when you come to sell them (as you own the 3rd property already). You wouldn't if you'd have sold the house and bought the other (or sold within a certain short timeframe). So the example of how you'll keep the money when you come to sell it isnt quite true. The taxman will be owed quite a decent amount of cash. Plus, with the farm, if you ever sell it, any property that includes >1 acre of land requires paying tax (search for 'Private Residence Relief') you'll also pay tax on that (you wouldn't if it didnt have all the land). You do not get to keep all the money you sell the houses for. Commonly with a person selling their house to buy another, they would get to keep all the money (since they only ever have 1 permanent residence that they own at any point in time, given the small grace period in-between transactions)

hearing your plans with Renting to then sell later the house next door it makes sense and also what you didn't mention is if you have a long term Tenant who really likes the property when you come to sell it you could offer it to them 1st before putting it on the market also selling the 2 houses around the same time and putting the funds into your family home on the land is definitely the best idea looking forward to seeing what you do for both the house next door and then the family home on the Land in the future

It took me almost 4 years to get a house on the council for me my partner and three little boys. Im only 27 and have a 6, 5 and 3 yr old boys and we was stuffed in a one bed flat for ages!
