My favorite features are the flex room and the price! The sink is a very thick material, and between that and the oversized pantry that juts out, valuable counter space is lost. I would put the electrical box in the flex room as others have stated. But it is amazing how much living space is in this tiny home!

You could hang drapes in front of the washer-dryer area (just for looks when not using them) and make the flex room into a dining room. You could switch the transom window in that room for a full-sized one. There is room for a small table and chairs. Also, maybe even a small sideboard or buffet. Add a nice light fixture and you are good to go.

You can't do that. These are classified as RECREATIONAL VEHICLES not housing property. RV parks have restrictions on square footage, 399²ft is the limit. If you put the porch area INSIDE the home, it adds square footage. Whether you have no loft or add the loft, it doesn't affect the total number of square feet in "legal living space" because to count as square footage, it must be A. Indoors and fully protected from the elements year round. B. Full standing height. Owning one of these is a vehicle, hence no property taxes! You start expanding it you'll gain MORE than just extra living space! The size also depends on where these can be situated too. Recreational Resort Cottages... it's in the name....Recreational. They already know the legal limits but go out of their way to add EXTRA room to enjoy, without affecting the legal limits. Therefore lofts are an incredible way to add a ton of storage, guest sleeping space, or even your own sleeping space if you wish to use it as such, it just can't be classified as a bedroom by law because of the height. I love the extra room but the kitchen isn’t quite right. Maybe it’s the refrigerator right next to the front door. I love the flex room I think also the windows should be a little bit higher. So you can put furniture under them.

Love the flex room! I love the fact I can have a side by side washer and dryer and my craftroom all in one room! My husband and I are retiring and down sizing but I still need my craftroom! This is perfect. Also, love the flexibility of the living area.

Small suggestion: widen the three door pantry to meet the wall. Bunk bed in the flex room for grandkids or guests. Enlarge and add to the porch to make room for hosting visitors.

They've called it a flex room for legal reasons. It is not big enough to be classified as a bedroom by law. You can use it for whatever purpose you want, including sleeping, but that's your choice. It's a bit of spare space where the stairwell to the loft usually is. They've chosen to enclose it as a room in this model...but they cannot call it a bedroom. They can't widen anything either. This is a Recreational Vehicle...NOT a piece of housing property. The maximum limit to stay within R.V regulations is 399²ft which this tiny home is already, well, just a teeny bit under but not enough to make use of.

Correct me if I am wrong, but I thought the reason why it could not be called a bedroom is because there is no closet - not the small room size. In some states Park models can be 500 sq. ft.

@@Thomas63r2 I think the fact Mr Tiny himself was not prepared to call it a bedroom, proves that it doesn't meet legal requirements, and he's always so particular about making himself clear. He goes out of his way to not mislead people I mean, and picks his words carefully. I know he has said that there is NO legal definition of a "Tiny House" because a homeless man may see this as a mansion, and a billionaire could see this as not fit for his chihuahua! So Tiny House in itself is more of a coined phrase rather than a legal definition. And so he makes a point of clarifying that "these" tiny homes, as made by RRC, are "R.V. PARK" tiny home models. And the R.V. Park is a legal category. From what I understand most parks accept homes of the maximum 399²ft. So I would imagine that those parks who may allow a lil bigger probably have a license that allows that extension? Or maybe it's those states themselves that have less strict definitions than others? What I have learned is that the tiny home "thing" is made a lot more complicated by the government imposing more restrictions as people attempt to live within loopholes in the law. Such as an RV is a vehicle...so no property tax. I know years ago when these homes first started to take off, there were people who wanted to be self sufficient and completely off grid. They bought their land or moved onto land, say, perhaps that their parents owned. At the time of building their little home they were breaking no laws whatsoever, not even close to breaking...so the laws began changing to close in the net... 🙄 Some states are totally against ANY tiny home residences whatsoever. Some will allow tiny homes but ONLY those that are set up within an RV park or tiny home community. Some won't grant any RV parks permission to have full time residents. Some will set a maximum number of days you are allowed to sleep at your tiny home per year, even with limits on number of consecutive nights you're allowed. Some will allow a tiny house provided it is connected to the grid. Some have a minimum size allowed so it cannot be classified as a vehicle. Some will allow you to have one but ONLY if you own a proper fixed address home elsewhere. Some will allow you one adjacent to your home, perhaps to have elderly parents live close by but still independent. Some will not allow the home to be used as a separate "dwelling" at all and it can only be used by registered members of your household as a kind of extension of your current home... For example your teenage son who lives with you but who wants a bit more independence...he can sleep out there, but he can't move friends or partners in at a later date because they're not part of your household. Some will allow them on your property but only if they have their own separate road access leading to the home and only if it is officially registered as a separate postal address. I mean...the laws around these things are mind boggling! And that's ^^^ only scratching the surface! Plus the laws vary state by state, county by county, that if you bought a plot of land to extend your own current plot, and it fell over the county line by half an inch, your legal tiny home may now break a whole ton of rules simply for occupying land in another county! Ok that's a bit of an extreme stretch of the law, but it only takes one bored office clerk trying to earn a promotion turning up on your doorstep and it could happen. Nobody buys any property willingly, with the thought of the law changing that forces them to move, right? So I think RRC, knowing all of this hassle, are very clear about their tiny homes being specifically RV Park models! Without mass producing a ton of homes that all vary by 100²ft increments. For example, as you say 500²ft is allowed some places. As a business it makes sense to stick to the more common size restrictions, then all of their RV Park models work whatever park they end up on. They obviously do ranges of Mini Mansions in 600²ft - 800²ft, but they are clear to point out that those are NOT RV Park models. The fact some RV Parks or states WILL allow a little bigger, that's an exception to the rule. My comment wasn't really to tell you that you can't have the home of your choice, it was more to point out that the changes you were asking for could not be done by RRC, as an RV Park model. Which this video is. However, I'm now not sure of what exactly it was you wanted changed, as it sounded different to what you've just described...? Or I just read it wrong??? 🤔 You said you wanted to enlarge the flex room to add it to the porch...? Making a larger room that has a side porch leading to the front porch is what I pictured because I can't imagine any other way to join the two? I mean you can do that of course...as in, it can be done in the literal sense. And would certainly give that skinny flex room more FLEX. I meant mainly they couldn't do that to THIS particular RV Park model as it would exceed the square footage. And can I ask, if you extend the cabinets over to the wall....how would you get to the bathroom, bedroom and flex room? Or is that what the porch extension is for to get round the other side??? It sounds interesting for sure, and I love imagining how to improve floorplans to each of our own personal requirements. I really don't think ANY house is PERFECT for anyone, even if it's as close to it as possible. Once you live in a place for a while you start to figure out what things are actually getting on your nerves and what you'd have done differently if you could start over. I wish you all the best on owning your own RRC home one day. I've looked at literally thousands of prefab homes over the past decade+ and these RRC homes seem to be manufactured to a higher standard than most, sometimes significantly so, and they add substantially longer guarantee times for the exterior also. All I wanted to enlarge is to make the pantry cabinets about 2" or 3" wider on the same wall they are mounted so that the nearside of the cabinet would be flush with the wall - I'm not suggesting they should go all the way across the hallway to the opposite wall. Yes I would wrap the porch around - RRC has done this on some models. I'm a young senior (60's) living in the last house I will likely ever own, an 864 sq. ft. prairie ranch house originally built in 1945 with a 624 sq. ft. garage/shop added in 1987. I watch tiny and small home videos for design and decorating ideas for my house. My house is obviously twice as large, but it never used space as efficiently as these modern tiny's.

They will accommodate any ideas you want. You can have a mash up built with a kitchen from one model, the loft of another, the porch from something else. It's your home you can have what you want. You can change everything including cabinets, tiles, colours, windows, doors, floors, sink colour...just ask them and they will come up with the perfect home for you. 😘😘😘

How about making the closet in the bedroom in the space where the washer & dryer is so you have a 13 ft wide bedroom & a decent closet. Then still have a room for the washer & dryer by placing in on the opposite wall. That flex room would just be smaller. That might even add a possible foot of space into the front room.

Love, love the flex room with the side x side washer/dryer and storage area. That room alone solves several issues people have with tiny homes. I'd rather make the porch 1 or 2 feet smaller to gain that space inside, like making the shower deeper and giving a little more space in the den. Outside looks great, color and design. Never a fan of the kitchens that line the wall. L-shaped, U-shaped, or galley kitchens with cabinets across from each other are more convenient and prettier.

@@michelb.8953 yes I know they do all different size homes but people often want full height lofts and wrap around porches or buy five and join them together! 🙄 Whilst still wanting it to be an RV tiny home! My point was, you can't take any porch space from this and put it on the inside, because it will then exceed the maximum size for what it is. So by your preferences in your comment, it's not something Recreational Resort Cottages CAN do when selling these as an RV tiny home. You can build one yourself, you can buy an RCC one and tweak it after delivery. I just meant your comment will fall on deaf ears asking the actual company because they cannot do what you want in this park model. It was more a case of, THEY can't do it, rather than meaning YOU personally can't do it. And yes of course the mini mansions could easily accommodate your requirements and like you say, give more space to create an actual kitchen rather than plonking it in a line along the lounge wall! I think the tiny houses are cute as a button, but I'm not sure how practical they'd be for long term living in actuality. Just like you I'd want more room in the shower and bathroom in general. I like U-shaped kitchens best of all... And I could see myself stubbing my toes on the bed A LOT with less than a foot width gap all the way round it! Ok for a holiday, but I think being quite so cramped would soon grate on my last nerve! I already yell at myself and get annoyed stubbing or knocking into something in my regular small home! I'd be non stop swearing trying to make the bed in here. 😳 I'd love one that's 800²ft personally as I love these style homes, and out of all these kinds of channels I used to watch, I really believe this company produces top quality. Not always the design or layout I want, but definitely quality builds. Not that I can afford the front door let alone the whole thing! It does normally have a loft...the stairwell goes up behind the sofa usually, but they've decided to omit the loft in this one and make the flex room instead. Just get the original floorplan and not this tweaked version. 😘

@@Bethia7952 you're very welcome. Obviously the loft version has a roofline that goes straight across the outside, not raised either end like this one and lower in the centre. I've also seen one very similar to this that has two lofts, one either side...over the lounge and over the bedroom. 😘

Sure so like the extra room, like the multi level roof line. Really like the triple panty in the kitchen and the little hidden nook for mixer or coffee maker. Blue door sets it off. See with this model I could do without a loft. I’d personally not put the wrap around in the bathroom over the toilet so I could put an elevated commode for handicap easy getting up and down. Like no door on shower and put my own shower curtain. Really a cute home without a loft for older adults on 1 level except stairs to get in the home. ❤

Can’t pack much more into a tiny! Imo- I’d rather see a longer living area and shorten the flex room to just being a purposeful utility room. W/d -pantry; Storage; linen. Better use of “living” space. And/OR shorten the kitchen (no cabinet return) and give that 2’ to the bedroom! A little wall sliding would put it over the top! And under 90k- a steal! Thank you. ps. You can't do that. These are classified as RECREATIONAL VEHICLES not housing property. RV parks have restrictions on square footage, 399²ft is the limit. If you put the porch area INSIDE the home, it adds square footage. By leaving it outside you gain extra space to enjoy your life, that has a sheltered roof to make the most of year round, without breaking laws. This is why all loft spaces are additional space but don't take up square footage. Whether you have no loft or add the loft, it doesn't affect the total number of square feet in "legal living space" because to count as square footage, it must be A. Indoors and fully protected from the elements year round. B. Full standing height. Owning one of these is a vehicle, hence no property taxes! You start expanding it you'll gain MORE than just extra living space! The size also depends on where these can be situated too. Recreational Resort Cottages... it's in the name....Recreational. They already know the legal limits but go out of their way to add EXTRA room to enjoy, without affecting the legal limits. Therefore lofts are an incredible way to add a ton of storage, guest sleeping space, or even your own sleeping space if you wish to use it as such, it just can't be classified as a bedroom by law because of the height. Porches are the same, in that they'll add a proper roof, lights, screens, railings, even sometimes an outdoor fireplace so you could practically use it as your lounge all year round if you choose to, however because it is technically outside, it cannot legally be called living space. It's a creative way to get the most living enjoyment out of what is a very small box on wheels. Adding a porch and loft can DOUBLE the usable space you have, whilst not breaking any of the legal restrictions. This home in total measures: 13ft wide x 38ft long ....which INCLUDES, the 8ft front porch. So the house itself, is actually 13ft by 30ft... because the porch doesn't count as square footage. 13 x 30 = 390....just under the maximum limit. The porch is 8 x 13 = 104.... So the porch adds on an extra quarter of the size of the home, without affecting square footage as defined by law.

I really love the layout of this place place. My favorite parts are the built-ins, openness between the living and kitchen areas, and flex room with the laundry. I could probably put a daybed in there. If I was living by myself, I would probably put a daybed in the master bedroom. I love the barn doors in all the rooms. The master bedroom, however, doesn't have them in the closet area. I also love extra space above the closet where you could store things. I would want a back door from the master bedroom, as well as a small porch, where it's closed off by screen. I would want a screen door. For emergency only.

Mr Tiny called it a flex room because legally it's too small to be classed a bedroom. He is correct, the person who titled the video is wrong. By a cat walk you mean literally for extra walkway space for a cat? I don't think they do that in case kids fell off, however you can ask them to put it in your home as a one off for you, but I doubt they'd introduce a model with it designed that way for mass production if you get me, as it's kind of specific. But they'll change out any interior fittings or features for the colours and styles you want, so I can't see why adding a cat walk wouldn't be doable. 🐾🐾🐾🐈 You got my mind whirring now... I'm all for making the most of untapped space potential or making something yourself that you otherwise can't afford...the cat bed and scratching post type thingy, could be multilevel up the end wall of the laundry room, right to the ceiling. Comprising sleep nook, hammock, scratching sections, ramps, dangling toys, hidey hole etc. Then cut a hole in the ceiling with a little ramp from the top of the cat mansion 😂 to lead up to the hole. Inside the ceiling cavity, push a kind of enclosed tunnel (more about that in a minute) through the gap between ceiling and roof, so the other end comes out the ceiling onto the top of the lounge wall above the sofa. Then create a zig zag style walkway down the wall so it's not too much of an incline (angle) as a cat gets older. Rather than ceiling to floor in one ramp at a very steep angle, break it into smaller sections for the cat to come down, turn, then come down, turn, and then down if that makes sense? The enclosed tunnel...my ideas for this are so the cat can only go in one end and out the other. It can't try squeezing itself and getting stuck elsewhere along the ceiling, meaning you'd have to rip the bedroom or bathroom ceiling out to free the cat. 😳 The space between ceiling and roof is typically where pipework and cables etc are concealed. They're trailed across, such as water pipes from kitchen to bathroom for example, or all electrical wiring from the sockets and lights to the breaker box (electrical panel) in the bedroom. So even if height-wise, the ceiling space is safe for your cat to not get jammed in, it still wouldn't be a safe area for him to get scratching or chewing around! ⚡💡🔌😿 So putting in an enclosed tunnel, keeps the cat inside the tunnel area ONLY! My thoughts regarding making that would be to use some sort of plumbing or guttering pvc pipework. Square shaped not round, and the biggest available that will fit into the space so he doesn't get stuck, and to allow him to turn round if he wants. At least big enough he can walk through normally. Also if it's plastic it's easier for you to poke a damp mop through it from time to time to dust it out. But of course you could make a long rectangular shaped tunnel with four long pieces of wood instead. And I'm sure there are other DIY products such as what we call trunking in England, but God knows what you call it! It's basically plastic square tubing, that is fixed around doorways and skirting boards (base boards) and provides a more discreet way to trail electrical cables or telephone wires from one place to another. Basically cheaper than channeling out your walls to feed cables through completely hidden, but at the same time more attractive than loose cables or banging in cable clips across your wall to hold the length of the cable. My Dad was an Electrical Engineer, years ago now, (he's 90!) although they dealt with jointing LARGE thick cables mostly, the types that go under roadways or railways. He used the joint the cables himself when he first started, but around 45 he was put in charge of the men digging the trenches under roads etc. The reason I say this is because those cables are fed underground through reinforced concrete tubes, big enough for a man to crawl through sometimes, although not all are as wide. But I can't remember the name of them. Basically they are the same sort of thing as the trunking I described above...my point being, there MUST be a ton of alternative things to use as a safety cat tunnel, that are already sold for some other tradesman purpose. Anyhoo, the ramps don't have to be enclosed, as they only lead along walls within the home itself, not some compressed space between ceiling and roof. They could easily be made from wooden shelves with a slight lip on the outer edge, like the type of bookshelves children have to display them front facing but with a wooden lip to prevent them sliding off. For extra grip you could glue offcuts of carpet, non slip drawer liners, rubber anti-slip bath mats etc to stop the cat from skiing down. ⛷️ Anyhoo, you're probably thinking "what a strange one this is!" And you'd be exactly right! 🤪 Lol. My body may be falling to bits but I've got a brain that rarely sleeps! I just pictured you finding the perfect small home...but poor old "Ginger" or "Fluffy" is not impressed because there's not a lot of floorspace to explore. You want your cat to be catered to for all it's needs, but I can't imagine ANY home builder is going to produce homes with specific "pet-friendly" things built in. I don't have a cat, so don't need a cat walk....although the idea of building one almost makes me wanna get a cat to try it out! 😂 I live alone and have too many health issues and hospital appointments to take on a pet now though. It wouldn't be fair as it would be stuck indoors too often. But anyway...excuse my imagination going into overdrive, and maybe perhaps, it gave you ideas or tips that might just come in handy for you to create your own cat walk some day, that isn't gonna break the bank to achieve. I certainly had fun there picturing it all in my mind and designing how to do it. I really want to build a cat mansion now too! 🤣 My ramps would be made with real tree branches, thick ones, so the cat is climbing up a tree. I'd add faux leaves and greenery so it could be half hidden at times just like in a real tree.... Ok imma gonna shut the f+ck up now before I turn the cat mansion into a castle or something! Hmm now THERE'S an idea.....🤔 Lol! 😂 I shall leave you in peace now. 😘 xxx

@tamielizabethallaway2413 First off, I don't have a cat. I've seen a loft upstairs that basically one side of it with the rebar, so you can look down over the kitchen and living area. Then, I saw a wall that would make 2 rooms upstairs. The catwalk doesn't have to be big, and they could have a rebar in it as well. I've seen a catwalk in a tinier place than that. That's why they call it a catwalk. You don't need a cat to have a catwalk. I don't know why they call it a catwalk. It's basically like a little hallway.

I would like to see the bathroom be more handicapped accessible. With more space around the toilet and the shower to being at least 4x4. I would like to see the room that is functional to be big enough to put a twin bed in it. Last but not least I would like to see the door not have glass in itor as much glass in it. And I don't care for all of the high up windows none of them. For someone that is handicapped they would not be able to get up there to clean them.
