On this week's crawl space encapsulation project, we get to explore crawlspace encapsulation versus spray foam insulation!
This particular crawl space had an existing moisture barrier, as well as spray foam insulation around the entire inside perimeter walls of the foundation. Our moisture sensor showed over seventy percent humidity levels before we began our installation. They did not have any humidistat fans, or a crawl space dehumidifier.
I have been my buddy's go to home repair contractor when it comes to moisture problems for several years now. This is actually the fifth home that we have performed our famous Crawl Space Artists 20 mil poly crawl space encapsulation system for my buddy!
This crawl space was not really a wet crawl space, but Dale wanted it like the rest of them. So on top of our 20 mil vapor barrier, we also added a santa fe dehumidifier inside both crawl spaces of the home. Talking about some real home improvement! No more musky odors from the humidity! Fresher air throughout the home! Moisture control has been achieved! Mold can no longer survive the environment! We were able to help the homeowners save energy! And we get another video to showcase our foundation repair skills!

Love the last part where you were like "maybe you are at home battling a nuisance wildlife problem." For years we had something living in our attic. The prior home owners put wire over the vent on the ridge. One night while up there with a flashlight something flew at my head and I swung at it. I hit it in the head. I thought, as I thought for a couple of years, it was a chipmonk. So I picked it up and took it outside. I noticed it had a long flat tail and kept looking around daized. It was a flying squirrel. I tried trapping them and taking them outside and everything. I found the young in a nest and used them as bate to trap mom. They got back in. Finally, I ziptied the wire back over the vent and sprayed the entire attic with spray foam. After a day or two of them beating on the side of the house chirping where the hole use to be they moved on.

As always, SALUTE !!! In the second crawlspace, it looks like you can see daylight thru the far wall. I juts made a video of one of the largest pest control companies 6 mil DuraSkim system. They use the exact same Dehumidifier. Here is a partial list of what's wrong. 1) the Dehumidifier isn't level 2) there's no clamp on the 3/4" hose, so it's dripping 3) the hose runs upwards and off to the right, so the water is backed up in the hose and cannot flow down to the condensate pump (meaning the unit is doing zero). 4) They paid $699 for a GFCI dedicated circuit, then they plugged both the dehumidifier and the pump into a regular outlet. 5) there's no fan 6) you can see light through the vents because they use 1/8" cheap foam board to block the vents. Other than the wood content being over 20%, the humidity being over 70%, a puddle of water laying under a non-functioning Santa Fe unit, and a wrinkly, 6 mil door flap that,lets air in, the $8000 was a great investment for the Stockholders. Hey Tanner, I just want to clarify the Proper installation of spray foam in a crawl space and the specific job that it’s supposed to do. First, from what you have shown me in your videos you guys decide to attack the problem of humidity inside a home by completely eliminating humidity in the crawl space(outside the home.) That is not the purpose of closed cell spray foam in a crawl space. You see, close cell spray foam sole purpose is the reduce the temperature difference between the crawl space and the interior of the home. The reason being is that if the temperature difference between your crawl space and interior home is too great then you will reach dew point and you will see water condensing on either surface( crawl space and flooring in the interior of the home.) By adding a minimum on 2” closed cell spray from underneath the entire floor deck and only about two inches down on the vertical walls you immensity reduce the thermal bridging and close any gaps that might be around the perimeter of the house connecting the two areas. In other words, the difference in temperature won’t be enough for humidity to begin to condensate and now the home and crawl space are two 100% separate areas. I live in south Florida where there is tons of humidity in the air and it’s hot all year round. So we have incredible humidity problems.The problems we see here is water logging and buckling of wooden floors inside homes because the crawl space is extremely hot relative to the interior air conditioned. Interestingly enough, in the case of buckling wooden floors the humidity is not being pulled from the crawl space. Instead the concrete floor or wooden floor have been heated so much by the crawl space that humidity is now being pulled from the air inside the house and being absorbed by the wooden floor. So, by adding 2” of closed cell you now have an insulator which greatly mitigates the temperature difference in the two areas and you have a vapor barrier where water cannot penetrate the home. Note: adding close cell the the walls in the crawl space will do nothing because humidity can always and will always be drawn from the ground. Which is why you guys completely cover the floor with the white poly. I should also note that your price is roughly double what spray foam close cell would cost For the same square footage AND your clients now have electrical that consumes energy which they must continuously pay for if they want your method to work, need I mention the maintenance? I’m not saying what you guys do is useless or that it does nothing but instead, that they solve different problems and two compare the two isn’t right. Especially when the Spray foam job you are show casing is done completely wrong. Spray foam will leave humidity in the crawl space because it doesn’t matter the conditions down there for your average person, instead it fixes any problems within the living space and their interior walls. I should also add that the spray foam job here was a horrible example because it was improperly installed and it will do nothing for the home owner. Great video man, keep it up but don’t throw all spray foam insulators under the bus because of improper installations. Any and every industry has people who put pride and work into their craft and then they also have those that just want the paycheck and get the heck out of there as soon as possible.

This is really good information but my only question is what is stopping insects from coming into the crawl space from the fan vent? If I’m going to pay thousands of dollars to insulate my crawl space, I don’t want an opening for insects. Also, do you recommend insulating the crawl space door?

I live in Kentucky and I can't tell you how many floors I've seen being replaced due to black mold growing between the floor and the spray foam. I guess my point is, why would I want to pay money for the spray foam and still have moisture problems in the crawl space that inhibits mold growth, when I can pay Tennessee Technicians to take care of everything from the ground up and have absolutely nothing to worry about. A good comfortable home inside doesn't do anyone any good if the structure is rotting below. I believe Tanner states in a lot of his videos that people need to do the job 100% or you're wasting your money......and he's absolutely correct.

Jon Hall knows the deal! Thank you Jon. I rarely even take the time to explain things anymore. I fully allow others to believe whatever they want to. I also allow them to question whatever they wish to question. All the while, while they're questioning and believing in whatever, we'll still be here, just like we have been for over 15 years running now, producing, documenting, and displaying real results, for whomever that wants to watch them, to be able to see them in full, via this worldwide platform. And no matter how many times I do it, you'll always have someone saying, "But so and so said this...." and "But what about this Tanner?" or "I read in a magazine Tanner...." and these people haven't a clue who they're talking to, nor how much I do not care about any of their opinions, or whatever, and how much money, they wish to waste on their assumptions. Haha! Furthermore, I find it amusing. Especially if it is someone I have already tried to help, or someone who has watched any of my videos, and doubted anything that came out of my mouth during said video. I know this is an old video, but I just stumbled across you. I am curious where the make-up air comes from for the humidistat fans? If you only have fans blowing out, then the crawlspace should be under negative pressure. What replaces that exhausted air? Also, love the energy man :)

Nothing is airtight, makeup air probably comes from microcracks, door, the floor to the upstairs, etc. If Tanner still does crawlspaces, he could hire a blower door test on one of his completed crawlspaces, just cover the fans with some painters tape. It would be the first on youtube probably and actually be interesting since it's building science.

I want to get mine done better. However, I would put in an ERV instead of the fan. Also, I dont mind the overspray on the spray foam. What I dont like is the lack of the cavity being sealed correctly.

@@TannerFlowers funny you say that. When I got an addition put on they asked me if I wanted to get that done before a floor was put on. It would have been 1inch board foam nailed to the concrete block. Didnt sound like a good idea. If I had known what I know now I would have insisted on poly or spray the entire thing with roofing foam to make it like a plastic swimming pool before putting a structure over it. Instead I went in there and ramsetted poly to the walls and sealed it with foam. That is definitely not perfect as explained in your video. I still feel better about it than the foam board nailed to it.

Hey Tanner, if the foundation vent fans are set on a humidistat and the dehumidifier is controlling the humidity, how often are the vent vans actually turning on? Would it be better if they were on a timer?

Skipped some of the video...so did you remove the spray foam off of the walls? I love your work!!! Still trying to figure out how you install that liner so straight and neat. Spray foam and your liner install is the way to go. I know you disagree with that but building science models tells otherwise. Technically having exhaust fans would leave an open and not encapsulated crawl space. I suspect the primary reason why the previous install did not achieve a proper dehumidification was due to a large section of crawl space not being covered, as well as open gaps in the liner around piers. When a crawl space is encapsulated the space then has to be conditioned. So having HVAC supply and returns are needed in the crawl space which will result in desired humidity. Those awesome Santa Fe dehumidifiers will obviously achieve desired humidity but takes electrical energy to accomplish which amounts to more money. Ideally the way to keep costs down is to properly encapsulate the crawl space and have current HVAC infrastructure service the area. Think of a crawl space like a short basement. Insulation wouldnt be removed or avoided from the walls of a basement. Love your videos and your work! Beautiful stuff!!!

Thank you. You are wrong on your thoughts though. Appreciate your comment. Conditioning crawl spaces is the ultimate rookie move. I have sealed countless hvac lines over the years. If you want to f' a house way up, condition it. And spray foam is crap. Never do it. Avoid it. And careful not to create bad situations for your customers. You already are creating them if you are doing what you mentioned, and are not even aware of it. The humidistat fans are the exhaust. Nothing more. They send air out, not let it in. Thanks for commenting. And be careful who you listen to. Even if they sign your paychecks. Just cause somebody's in business, don't mean shit.

And I don't diagree, I just test real numbers. I don't listen to buddies, amigos, or any one for that matter that happens to think they know about this shit online. Been testing real numbers here since 2008. Nonstop. Consistent, steady, 24/7 testing, for over 11 years running. Building science! Lololol! You keep on listening to the quacks, and in the meantime, I'll still be helping all these homeowners fix their problems, and a lot of those problems I will be fixing, will be from companies like you mention, that do things they "think" is right. If any of our stuff needed changed, it would have already been done. Hope you know I am just trying to help you too. You can listen to whoever you want to. It will not affect me regardless. But for your customers sake, I sure hope you, and other colleagues just like you, learn how to really remedy these situations in the long run. Thank you again. Appreciate your time.

A dehumidifier itself is as big a waste of money as doing one of our encapsulations would be, without adding a dehumidifier, or in this particular project's case, no different than spray foaming walls, and adding a vapor barrier, in hopes of achieving problem free moisture levels inside the crawl space. They are all worthless alone. The only way to achieve the levels we achieve, consistently, year round, for more than a 11 tested years, and counting, is to do a combined effort of the two. Encapsulation plus dehumidification. Or, if you prefer the looks, and smell, and most notoriously known hidden plumbing problem causing component in the building industry, do your spray foam. In the meantime, we'll be out here.coming in behind these companies, 3-5 years later, fixing all their shit too. Just like we been doing all these years. But don't take my word for it though. Hell I don't anything about this stuff. ;) Just don't be like a whole lot of others, and end up wishing you'd have listened to what I just told you. If I didn't know, or was not willing to stand on what I just said to you, or what you hear me saying in all these finished project videos, rest assured, I wouldn't be saying it. If you want to take assumption, and ''what you've heard'' out of the equation, and see hundreds of real projects, in full, with real actual results, go to www.crawlspaceartists.com If not, believe whatever you wish. It don't affect me either way. All I just did was shoot everything to you straight. Which is a whole lot more than most anyone else in the building industry these days will do for you.

Tanner Flowers I’m not saying you’re wrong at all, the reason I’m saying this is because my crawlspace now is moisture problem free, it stays around 35-45 percent...I’ve been contemplating spray foam because of the cost, 2 grand to spray 2 inches of closed cell, I already have a vapor barrier with pea gravel on top of it. Are you saying spray foam on a crawl space without humidity problems would then cause a problem? I did plan on putting a supply and return duct from my hvac system but other than that I was hoping to not have to do anything

I only do what we do. I am not concerned with any other theories, methods, or contemplations. Copy me, and you'll be good. Guaranteed. Start looking to save costs here and there, and you will be adding to your future repair cost. Best info I can give you. Oh...and the worst thing you could do, is open up a return under there. I don't know who, or where, you're getting your info, but you are talking about causing a problem! We've sealed off than I could ever count. Most visible white rot growing inside the crawl space every time in those situations, would be directly around that return. Haha! People will believe anything.

On your jobs, are you bringing the crawl into the conditioned envelope of the house? I see insulation added to the sub floor in some jobs, others I don’t. Humidistat fans - good for odors and gases, not if it’s exhausting the conditioned space

​@@TannerFlowers Don’t go that fast, I would think customers would be asking the same. Insulation in the sub floor tells me it’s not in the house envelope. The job and those lights look great, but to what purpose and for $15-25K. You could line a pool with that thick of a barrier being used. You think gases (radon or otherwise) are going to pass through into the house? My ask is to back up claims with data. If you’re going to shit on closed cell foam, substantiate your position and show people why.

I didn't remove it. The homeowner did not want it removed. Just wanted it fixed like we did his other 5 properties. Plastic is useless by itself. You are correct. Keep watching and you'll learn even more about this stuff.

Spray foam isn't the problem. It's the detailing that they didnt do that dud not solve the problems

I spray foam closed cell everything under my house, including the the studs. No dehumidifier need it

Can you do both? Like encapsulated and then spray the top under your floor so it’s completely sealed?

Spray foam seals plumbing leaks into the subflooring, and spreads damage throughout a wider square footage area, versus our r19 poly-encapsulated insulation.

Usually 15k-25k depending on the measurements, and whether or not the home needs any drainage issues addressed first, and whether or not the homeowner chooses to go with our r19 poly-encapsulated floor insulation. Those are 3 separate services. But, a lot of the homes need all 3 services. The insulation is the optional part. It is very beneficial to get it. But I don't sell it if they don't want it. If you encapsulate the crawl space, do you still need to install closed cell foam on perimeter rim joist? The estimate I got included both encapsulation the dirt floor and closed cell foam on perimeter rim joist.

Nope. I would not allow any of it to be put in my crawl space. But, I only care about results. Most people care about what all they can sale to you.

The air you are exhausting is coming from where? Normally it would come from the home but the spray foam has it sealed.

The air being exhausted is the air from inside the crawl space. Spray foam is a joke. Just saved another homeowner yesterday. Luckily I helped him, before he stroked the check. If you, or anyone you know, have moisture concerns in their crawl space, reference my videos. If you do not do what you see us doing over and over, chances are, you are going to be spending more money in the future to fix it the right way. Thanks for commenting too. That's my dad's name too. Do you guys provide a termite viewing strip below the sill plate for annual inspection? The plastic seems tight up against the sill plate in your videos. Probably varies from state to state.

Sounds like that is a violation of most building codes. That is... if you were doing the work properly and pulling the proper permits when encapsulating, to include ensuring the air handler/gas heat units are vented properly for closed vs open combustion.

No. We plumb in a p trap to the main, and tie the discharge into the new p trap.

After watching all your videos i would love to have you look at my house but I'm not in your area. I've had one estimate so far $8,500 which includes dehumidifier and fixing some of the duct work.

@@brianbrunson9095 that's about right I'd say. Somewhere between 8k-10k. And that would be as long as you did not need any standing water issues addressed beforehand. And if you got our new r19 poly-encapsulated insulation, totally optional, that could put it a bit over 10k. We do not do duct work. We do travel jobs regularly though. Travel jobs just have additional costs of fuel, hotel, and drive time from Cleveland, TN, to your house, and from your house, back to Cleveland, TN. All of our projects are priced off of the same worksheet. Thank you for contacting me too. I appreciate it.

@@TannerFlowers Yeah they look LED. The problem with the regular ones is if I am crawling around in the 4 foot tall attic and bump a traditional lightbulb it breaks off. When they were old school incandescent it was always a good jolt or a burn on the shirt. With CFLs the glass ends up all over you and your stuff. Now with LEDs they just break and stop working.

Sorry I couldn't say more on your situation. I just don't want to ramble about a place I don't know anything about. But, if it is a crawl space home, I would insulate the floors with the r19 poly-encapsulated insulation.

@@TannerFlowers it's not closed off or anything just the house is lifted and it's open I haven't tried to block it off with any thing so wind is just blowing under neith I just dont know how to go by that because when it's cold the floors are cold and close cell foam I heard good things about it and bad things so idk what I should do too fix that issue

You’re way off base with your bias against foam. Different climates in North America will need different applications. If you tossed in those fans and dehum the way it was I’m pretty sure you would be around 40-60%rh. If not then the detail work was done poorly. Sorry bud I’ve been building homes for 20 years and spraying foam for 4 so we can go toe to toe regarding building science all day long. You do a very nice job btw super clean.

Šokují mne investice do něčeho tak absurdního! Proč si rovnou neudělat sklep s klasickou venkovní hydroizolací, případně i tepelnou izolací. Vše je jednoduché, rovné a levné - ubude tím možnost chyby -závady . Navíc celá konstrukce nepromrzá a tedy se na ni nesráží vlhkost a má i akumulační schopnosti.
