I like that you can rent rooms but the tech tree needs some work. Bathrooms and a basic hotel should be some of the first things you unlock. By the time you resarch hotel there is no point in using most of those assets.

Price. The higher the rental setting of the bed the lower the chance it will be occupied. By decorating the room and buying hotel items for it, you can make the room more desirable and increase the odds it will rented out. This then allows you to increase the price of the bed again allowing the cycle to repeat.
