Tenant destroys house by running the water for over a week!

See the amount of water damage that happens to a rental property when the tenants turn on a faucet and leave the house for two weeks!
The water ran down through the upstairs bathroom into the floors, and destroyed the kitchen ceiling downstairs. It kept going and tore up the hardwood floors, got into the kitchen cabinets and appliances and made it's way to the basement. When the water was finally turned off there was 8 inches of water in the basement. These tenants flooded the house!
If you are a landlord who wants to invest in real estate, reduce the changes for tenant damage to rental property by making sure you take these lessons learned: Always have a great insurance policy! Always give your next door neighbors your business cards. If my neighbor had not called, the water would probably still be running. Always take as large of a security deposit as possible.
At the end of the day, real estate investing is still a risk, but we protect ourselves against damage like this with insurance policies. This flooded rental property is a rare occurrence, but if you own enough rental property and have enough tenants, a damaged house is bound to happen eventually.

Shortly after being married ,my wife and I rented a duplex for about 2 years while we saved a downpayment for the purchase of a house. When we moved out , there was an inspection of the property. The agent said that it was cleaner than they had ever seen a unit being moved out of. Were we naive, we thought you were supposed to take care of something as if it was your own . What happened to PRIDE .

Install a automatic water shut off on the main line coming into the home. It senses more than normal water usage and shuts the water off. Very cheap insurance to help prevent this happening again.
@Jamie-zs4yc
@Jamie-zs4yc 5 жыл бұрын
Yup - Exactly what I was thinking. You can either use the ones as you say, senses more water usage than usual and shuts it off, and or the ones that connect to sensors you place in different places that remotely talk to the shut-off computer and turn off if water is detected. With rentals, you have to think about the worst case scenario, and then tenants will not look after, or maintain the property, so you have to take that over (or a company). This means installing super resistance materials, and routine maintenance like replacing furnace filters etc. and of course, the small cost of insurance items like automatic water shut off.

I'm so very sorry you had to experience this nightmare! I bought a house for $5000, fixed it up over the course of 2 years, lived in it for 4 years, and rented it out Section 8 for 3 years, same tenant. I knew I was lucky I got a good tenant. After seeing your video, I realize I had an angel in the house! Any time I went over there the house was spotless. The only problem I ever had was that the kids liked to flush diapers down the toilet. We got a grip on that crap fast. When she went to move out, she actually had friends who wanted to BUY the house. I wound up selling it to her friends. I never had to lift a finger. I know my experience was a freak one-in-a-million happening. I'd never do it again though, because I know that my chances of having YOUR experience is far greater than a repeat of my previous tenant. Best to you. Please post updates.

All people that rent are not like this or sec 8. But I know one thing if a sec 8 renter does this to a house they should never be able to rent sec8 again. And if your a landlord you got to check on your homes to make sure this is not going on. You put it in the lease that you can come ones a month to check. Ones you see there good renters than you can back off. I know some people that rent out and they never check to see if things are going good or not. Some people just have no respect for other people's belongings. I've never understood this. You're renting a place from somebody and decide to just trash it because you can. Whenever I've rented I've always made sure that I left in as good, or better, shape than I got it. This means cleaning, mopping the floors, wiping down the counter tops, scrubbing the toilet and other things you should be doing on a regular basis. I hope you were able to get this resolved and hopefully get some money from these lowlifes.

@@cravinbob What are you talking about? Do you realize how indifferent you are acting towards their landlord? That man bought this house and spent his money for new appliances, and he fixed up the property and rented it to people at a low rate. He was making money whilst helping low-income people, and those people destroyed his house. Insurance doesn't pay anywhere near the full value of a property. I know this from experience with State Farm in 2007 when our barn burned down on June 6, 2007. Our barn in Newtown, Connecticut was worth over $204,000 but we were compensated just $65,000 despite having the most expensive insurance plan available along with the most comprehensive coverage available. SouthwesternEagle You are exactly right. Even your insurance if you totaled a car do these people actually think they will get the total amount that they will need to pay off the loan and as much as they paid in for it. These people, the ones that are commenting horribly stating about the landlords overreacting and it’s all his fault are probably those renters being evicted and leaving the homes a total mess costing the landlords thousands of dollars to pay out of their own pockets just because they can and nothing anyone can do about it. There needs to be more strict laws protecting these landlords because most landlords are working small (retirement) and not working through companies. Some of these landlords are using the renters or tenants funds for their own future for retirement or their own families future. I am so confused as to why these things happen to landlords all the time and no new laws are NOT protecting them. I do know they are passing so many squatting laws and I am so pleased these laws do exists now. In a few years I will be purchasing a house to rent out for my families future and my tenant agreement lease will be so long it will probably take weeks to read it all. Lol. Getting great tenants into a property is like finding a unicorn. Most don’t exist these days unfortunately. Sorry for your farm..

just curious, Re watch the video..... something aint making sense..... If you see the living room. and bed rooms and other rooms, The house is loaded with what looks like some items that look like they would be too valuable to deliberately damage by leaving the water on, IE Flat Panel tv's Leather Furniture, leaving family photos on the walls, Beds, other belongings.... If you can't take it with you why not sell it? some of that stuff looks like it would get decent money. at least maybe 1 or two thousand dollars for all of it.... Clothes, I have rented and had former land lords and would never leave that much stuff behind without selling some of it... It would not make sense to leave all kinds of personal belongings and furniture behind and damage it on purpose so it can't be sold. Pictures on the wall.... Family Photos Id never leave those behind. Im wondering if they deliberately vandalized it or if it is remotely possible a water pipe broke or faucet malfunctioned while the family was away for a weekend ? As a former realtor I have seen houses trashed and destroyed by Tenants and people not paying their mortgage or rent Never saw anyone leave behind anything of any value.... such as a TV or Family Photos... usually the only thing that's left behind is trash or broken chairs or rotten food..... or stinky diapers..... I have never seen any beds or major furniture items left behind. Or Major appliances they usually steal those if the land lord supplied it... or bust it up....

I'm willing to bet they are Section 8 recipients. Only somebody hardworking can appreciate other's property. When you receive a check once a month to pay for your rental you don't have any emotional connection to it. It's free stuff and it's expected. When you work hard and are paycheck to paycheck you understand the feeling of loss and you "get" what it means to lose something you worked hard to achieve.

Ya? I wonder what the claims adjuster report looked like...I wonder how many violations were found. Let me get this straight, slum-lord...You believe, and you expect the viewer, your insurer, and likely a JUDGE to believe, that this family whom has lost all of THEIR furniture, appliances, personal effects, as well the place they pay to call "HOME" had *nothing* better to do than run the water to see how long it would take to drop the make-shift attic half-bath through the ceiling, onto their kitchen floor. And, in the process, wrecking everything they own, putting the lives of their family and pets at risk of exposure of disease, injury, or death. Right. Your *TENANTS* paid *RENT* in order to make this their home - and anyone can see that prior to this disaster these are decent people who kept a clean home - no easy task with small children - and made the best of the place that was a TICKING TIME BOMB OF CHEAP CONSTRUCTION just under the surface, and not only do you expect us to believe they did it on PURPOSE (with an INFANT, pets, and fairly nice and clean furniture) but because...why?? Why would they do this? You make no mention of the tenants being in arrears on their rent; you travel room to room making nasty comments about the current state/smell; yet it is obvious prior to the water damage to the structure, floors, paint, etc. there is NO evidence that the home was not well cared for...in fact, it looks as if the family even tried in vain to clean up whatever they could ( I see buckets, mops, cleaning supplies....why?? Why were they putting themselves at risk...I wonder why? Perhaps due to DELAYED response from you? Your hired landlord/property mgr? or was it the delayed spy report back to the **Staatssicherheitsdienst** by the East German **Stasi** you have set up next door? Classy. Your feigned surprise at finding ASBESTOS tucked in under your shitty drop-ceiling was a nice touch...I wonder if the renters were duly informed of the asbestos risk in their lease??? I have a feeling your claims adjuster had a good laugh and is in NO way coming after the tenants for reimbursement...(feel free to reply with proof) I notice that you make NO mention of whom they called when this disaster happened, how fast help was sent , or why the family is staying with relatives - I guess they were not offered per diem for a hotel during the time their HOME is uninhabitable. You make no mention of any of this; instead alluding to your snitch who relayed that the family was OBVIOUSLY not staying in the house for at least the past three days...DID YOU EXPECT TO FIND THE WIFE ON THE FLOOR OF THE KITCHEN WITH A LADEL & A BUCKET? PERHAPS THE BABY COULD TAKE A BATH IN A PUDDLE OF FILTHY STANDING WATER? No potential hazards in the aftermath of a flooded house, right? Electrical...disease...why are you disparaging the family for LEAVING the house? You are selling the narrative that these tenants said "F-k it." and turned on a faucet in the upstairs sink...oh, no, wait, COULDA been the shower nozzle...(not even a TUB to fill) & somehow the the following mayhem ensued: 1.) The kitchen ceiling collapses onto the breakfast table; floods kitchen 2.) a river of water cascades down two flights of carpeted stairs, 3.) floods the living room & kitchen floors even pealed the latex paint from the stairwell walls, 4.) and proceeds to fill fricken *800 sf ft basement* with 8 inches of standing water! 5.)and THEN, according your fever-dream, told the dog to shit on the stairs. Reality? The family came HOME to this disaster: A BURSTED WATER PIPE, and you know it! Whether in the wall, or under the sink, it was internally leaking behind the walls (hence the bubbled up paint in stairwells), leading to the flooding that happens when a pipe bursts within a house - the extent of damage done is indicative of cheap construction. (Anyone who has lived through this or can use their common sense knows that a running sink upstairs did not cause this degree of damage.) The dog was likely home alone when this happened, and was likely stuck finding high ground; (and, I guess, at some point the poor animal needed to go to the bathroom...) Your ugly commentary contradicts the reality of what clearly happened here. It belies a need to convince the viewer to see the renters as culprits. You keep trashing this family, who obviously suffered unmitigated horror amid a flooded house and the PRIORITY of getting their children and pets to safety...talking about "the stench" after THREE DAYS OF PUMPING OUT WATER. What, pray tell, should the tenants have done??? Are you suggesting the tenants are responsible for the shoddily constructed pipe in the wall? Or is it that your "contractors" came out of a Home Depot parking lot. More than likely, the construction for the initial remodel was done by unqualified day laborers with the cheapest of materials. It is hard to believe that this structure even passed code inspection to be rented...hmmm. Yet, you travel room to room making disparaging remarks about your renters, as though their nightmare was somehow a personal affront to YOU; never mentioning how the family dealt with this; were any of them hurt or got sick? or how long they were stuck in the flooded house to satisfy procedure so as not to break their lease... (I wonder if you, or your office, slow-walked the response to what had to have been horribly panicked calls from the family? THEIR HEALTH AND SAFETY TAKING PRIORITY OVER YOUR SHITTY WAXED PARTICLE BOARD FLOORING!!!) You feign disbelief that the tenants are not be IN THE HOME now, or during the 3 days your Home Depot handy-crew drained the standing water from the house!! Ludicrous. All the more endearing is your repeated mention of spy next door. Charming. How much credible information could be gleaned by that arrangement? The answer is: None; although, your lack of self-awareness is staggering. I am sure anyone watching this will line up to have the opportunity to be your next tenant...knowing that should a pipe burst, flooding their rented house, you will publish a video to blame & defame your renters in hopes of justifying the judgement you will invariably attempt against the family that rented this home in good faith (and most certainly a lease wherein the lessee would be held harmless in the event of a failure within the structure, plumbing, electrical, etc. requiring them to vacate the premises and the proper numbers to call if X, Y, or Z were to happen.) Your incredible contention is: This family figured, "F-K IT! Let's trash the place and leave everything behind! ...after paying the rent for the month, certainly having paid first/last + a likely security deposit...knowingly forfeiting all of it and turning their lives upside down. This somehow makes sense to you? No, of course it doesn't. Hopefully you are held to account for trying to set up your renters in order to shift blame in hopes of not incurring a huge increase in your insurance policy premiums-or worse. That is, if they even pay it...the way property & casualty insurance works is: All of those little lies on your application, and all short-cuts signed off on by your Uncle Yitzhak, the building code inspector... all are simply "misstatements" on your insurance policy... you get to enjoy those low premiums, plus you're relieved of having to pay for the proper retrofitting until you sock away enough money via high monthly rent, plus pet "deposits" & security "deposits" (not a penny of which will ever be returned, of course) then evict the tenants, having cleared enough to pay for to fix up the house legit to pass a **real** inspection... then flip it for max profit. Great deal, mazel tov! ...unless and until, of course, you actually have to make a claim on that bogus policy... a claim arising from one of those little short-cuts. Uh oh...see, once that insurance policy in "In-Force", those little "misstatements" - any statements for that matter - on your policy's declaration page become "warrants". Attempting to collect insurance money from a policy including any untruths is insurance fraud.... attempting to place fault onto your tenants will not make any difference to the statements (warrants)regarding the insured structure that may be found by the claims adjuster to have been untrue. Just one misstatement discovered will cancel the whole policy (at best); and, depending on how obvious the intent to deceive is found to be, you could be charged with fraud (at worst)...this can happen long after the insurance pays the claim. I just figured I would mention that since you are obviously a disingenuous man and a bad faith lessor.

I’m a property manager and I evicted a tenant. She left the water hose to the washer on and running for two hours. She called and told me there was a water leak. I hurried over there the water had already went in the next apartment. That made it a felony. So I got revenge. I turned the heat on 90 degrees. I left it on till the power company turned it off. She has that on her record now. I saved the floor and the walls. I had the last laugh.

Not everyone under 35 wrecks rental properties. Every 3 months rental properties generally get checked here. We ALWAYS passed inspection and got deposits back and that was in a house filled with young adults who yeah did throw parties but did so responsibly and made sure the property stayed clean even doing gardening. @@Crystalheartsnerds I have same issue with my landlord too. Last four years I have nothing but hot water coming out of my cold faucet. I call I get we will look into it. In order to get cold I have to flush the toilet. Seems that the anti scold valve is fucked up and he knows it. In order to fix it you have to get in the walls to get to the source. This landlord owns 93 other properties and plus he is a REMAX realtor too. Go figure a Realtor trying to make more money and buys properties that are shitholes and fixes them in a cheap way. Then the landlord responds by stating, "is this is what you expect when you pay 380 dollars a month" But things need to be well maintained. But as I was watching this video he puts the blame on the tenants. I don't think that the tenants did this, where is the proof. I believe that it was a caused by faulty plumbing done in a cheap way. He blames the renters for damaging his appliances. Then tells KZbin that renters insurance is the best investment. Bullshit not when you are renting a dump.

Several months ago I was staying at my dads and we noticed the kitchen window and blinds had condensation, we really didn't think anything of it. Anyways, later that evening my dad calls and tells me to stay at a friends. Their kitchen was flooded. Their elderly neighbor in the condo above them had left her kitchen sink on filling a bottle of water and she left for work and forgot. Her entire kitchen had to be torn out and they almost had to cut into the exterior walls of the complex. That was only about 8 hours of water running. Water damage happens so fast and is incredibly destructive. This is so EXTREME!

So insurance will pay and damage will be fixed and will upgrade the house better than before. It is likely this owner turned the water on just for that purpose, did anyone think of that. Arson has been done so many times by owners of property...just ask who stands to gain! No witnesses... and why were the overflows not functioning in the sink? Plugged? Insurance company gets the bill and may investigate but I say this guy did it. Rivers have flooded entire communities and this guy is whining too much and he wants his neighbors to watch the property!?!? I call bullshit. And arson is dangerous but water is easy...

Random checks on property, routine home maintenance, background checks, ...dog/s pissing & sh*tting everywhere, coloring/marking on walls...most could have been avoided if landlord kept an eye on his property AND lets tenants know this. If from Fawcett inside, Did it look like something was placed over the drain? why didn't the pump in the basement work? Should not have had 8 inches of water in basement if pump worked. Could it be that maybe the pump worked for a while that died? Could it be that when power was turned off pump stopped working? When was power turned off to the house? Why did they leave all furniture, packed up belongings, and T.V. and a purse behind. Was the house rented with furniture? Could the tenants have fallen into a bad circumstances? I have a rental next door to me. The winter of 07 we had a bad freeze. I am a truck driver and not home except on weekends. When I get home I do a walk around of my house and when I got home a week after that freeze, I stated my walk a round in my detached garage or shop behind and on the lower part of my 1/4 acre lot. I opened the door and there was standing water which after a rain storm happens as the water seeps in through the cinderblock wall. No problem, but as I left the garage I headed to the north end of the house which faces the rental. The ground was mushy like walking on a bog. I got between the houses and the squishy stopped so I was standing there wondering WTF was going on when I noticed a stream of water coming out of the board he used to cover the crawl space opening at the TOP of it which was at the same level of the floor joists. I went to the meter and shut off the water which should have been done when the last tenant moved out which caused the pipes to burst. I called he city utilities and told them about it and they notified the owner whom I had never met in the 7 years we had lived there. He was lucky! No moisture damage because it was very cold but he wound up with a bill for almost 80,000+ gallons and a plumber's bill to replace a lot of pipe! How many gallons was used that month? But damn that was a shame!

Actually no I have not left a indoor faucet running and yes I have left the stove on but they are designed to be left on and not cause any harm. As I said Every sink has an overflow drain to prevent this and the overflow had to be plugged up purposely. If it was the plumbing under the sink that failed then it is the homeowner's fault for not hiring a pro and not checking everything out before renting it. Why would he make a video anyway? What purpose does it serve and plenty of comments have pronounced tenants guilty without hearing from them! I have done building maintenance for years including rentals and have never seen this occur. Toilets back-up, furnaces and water heaters go out or fail but plumbing installed correctly does not leak...

I am so sorry. This is devastating. I would never want to be a landlord. I am a very clean person and believe in taking excellent care of anything I own or that is entrusted me. I cannot understand people who do these things. Why??? In the name of heaven, why?????

This is the reason their is getting to be a major problem with a shortage of rental properties, no body wants to deal with this crap
@rainbomg

This is patently false, there are more landlords now than ever. Owning property and charging people to use it is incredibly lucrative. He has insurance, he said this damage will cost him $2000 for the deductible and then insurance is covering the rest. There is a shortage of rentals because there is a shortage of housing, in part due to air bnb type listings takin up a lot of housing and also bc the companies buying up housing have realized that a low supply allows them to charge a premium for their properties. Now, if the profits are obscene, nothing is “worth” doing anymore to anyone. The corporate greed of maximizing profits every quarter at all costs has crammed us into an “efficiency” requirement that can’t justify the costs of _not_ price gouging people into an oblivion, they raise the price because they CAN, not bc they have to. It’s like the only people expected to deal with risk and setbacks are the poor.

Why wasn't the water draining? If you leave a sink or a bathtub running then it should be draining! And no I'm not saying thats an excuse for all of that damage but I don't understand how this can happen without some sort of plumming issues with the house.

unless it was a kitchen sink, I for the life of me can't figure out why they have no overflow provision. And yes if the drains were operating properly there would have been no issue here other than a dry well or hefty water bill. Drains should always take away water faster than it can be supplied, if they don't its time for a cleaning. people only clean them once they plug completely. In this day and age of home automation, this landlord could have had a basic internet connection at his property. A simple wifi leak detector would have alerted him to this mess before the neighbor. The control options are endless, thermostats, lights, just about anything electrical. a few of these gadgets are probably less than his insurance deductible, and the guaranteed increase in rates at renewal time.

I saw a case like that on a local news station the people had plugged up the drains.

even if you plug the drain there is still one hole near the top of the sink to drain the water, and unless it was done on purpose, they would not plug it.

Lacey Randomo That’s what I want to know! People only do this kind of thing when they’re super pissed or drug addicts. The house is too clean to be drug addicts so there may be more to the story. The pipes should’ve been able to handle this....perhaps the landlord is not a nice dude and wouldn’t fix things like he was supposed to or maybe he’s a jerk! We don’t know the whole story.

idk about bathtubs cause ive never done this but once i left the sink running with the drain plugged but there was a hole in the top but the water flowed faster than it drained so eventually it overflowed the sink and got all over the floor

I’ve been working for a restoration company for 18 years. Tenants try to get even sometimes or the kids did this not knowing the gravity of just leaving the water on. Regardless, the tenant could be responsible if there are no broken pipes or toilets that malfunctioned. From what I see in this short video you are looking at a 80,000.00 dollar claim. Mitigation will cost another $20,000.00. You are looking at 6 months minimum of lost rent. Nice write off coming tax time and all new materials, flooring,drywall, carpet paint, insulation, code upgrade, etc.etc. Your rental just went up in value. Good time to sell or go up on the rent🤔

At 9:22, look at the bathroom sink closely......it doesn't appear to have an overflow. Nearly all sinks have at least one overflow hole, and all tubs do. With no overflow, yes the sink would fill and spill over. Of course, what kind of dope would leave a sink running unattended, but hey, tenants do stupid stuff.
