How much do they cost? I have a trust and I just sold the condo that I inherited so I'm looking to buy something so I'm not taxed on that condo sale. I just graduated from grad school and I've never bought a house nor built on raw property before but I have all this money from my trust fund and my condo that I want to use toward land. I'm pretty sure that I can afford it and figure out how to build on it.

be careful. get a realtor and maybe an attorney, review all contracts, go very slowly.. cash is good, get a home inspection, take your time. you want to know the total price, and then negotiate down. like poker, don't show your hand. most people want to screw you royally. seriously. be careful. does the land have restrictions? are they prohibitive? i.e. you might like to have a neighbor who has a farm, but what about a swine farm> or you could have a restriction that prohibited you from placing a sign in your own yard, even for a yard sale. get a survey. make sure you know the boundary lines. make sure you own mineral/gas/etc rights to your own land. what if the gas rights owner decided to place a fracking operation on your freshly purchased land? it could happen. get a local realtor, interview six of them if you have to, to see who you like, who you feel like wants to help you, not just get you to sign on the dotted line. local experts. re-sale potential. future of the property. etc. zoning. good luck, and be a skeptic.. people get all emotional about a piece of land, a house, etc. and the salespeople know this and exploit it. go look at a bunch of properties. if you see what you really want, and place a contract, make contract stipulations, like will the property perk, i.e. can you place a septic tank if it's rural. does it have access to city water. can you drill a well legally. make the contract contingent on these things, and if it's a house, get an inspection. buy title insurance to insure no liens are attached to the land that you don't know about. it's seriously buyer beware. what are the annual taxes. are you precluded from raising personal chickens, can you park a camper outside, no restrictions on land is nice, but only if it's a chunk of land so you don't live downwind of that chicken house, or you dont want to drill a well next to a junk yard with 100+ old cars on the land. it's a great big step, be sure you are 100% confident. rent until you find what you want. good luck.

Can you please go back to doing your whole state list instead of just one state I don't know about other landmodian but I am a true landmodian and I watch this every night before I go to bed and I don't like when it just shows one short piece and then it's 8 minutes long instead of an hour long because this was my hour-long thing before bed. My favorite part was getting finally to Texas. When you do the little short ones it goes to someone else's channel and then I have to go search for your other little bits.

Counties don't make no difference with electricity. TVA Tennessee Valley authority supplies electricity. Who you get it from depends on who supplies it is nothing for one county electric company could supply two or three counties with electricity same with gas an phone Landline.
