The land in North Texas is awful. The topsoil was blown away during the Dust Bowl years. Buying land with subsurface rights is impossible. The oil and gas rights have been sold and O/G companies have the right to drill wells, ingress and egress your land, at will. Property values in Texas have maxed out and a crash will send you into bankruptcy. A conservation easement prohibits you from building anything on the property, nor farming it for up to 90 years.
