It would be great if you could show some of the behind the scenes of how you turn a 1 bed flat into a 2 bed. Stuff like how do you get permission, do you need building regs, how do you officially show it as a 2 bed flat? Change deeds? Etc. Is it as straight forward as it sounds or you could buy a 1 bed flat, not be allowed to do that change and be stuck with a 1 bed flat.

A lot of properties I'm seeing have the kitchen next to to the lounge (not open plan), would it be advised to change the kitchen into a bedroom meaning the person would need to walk through the lounge to access the single bedroom as there are no halls separating them? It's for a flat.

Great video Ahmed, just one thing I don’t understand (probably just being stupid). When you refinance it, your mortgage payment obviously goes up because the mortgage is higher right? So wouldn’t this mean your cash flow is actually lower now? - in that case, is it still worth refinancing?
