Hey Rich, Can you get Mitch Vexler on the Lonnie hour podcast? Or just interview him on your own? His knowledge of the legal system in the US with RE property tax fraud is very interesting and I’m assuming it’s not much different in Canada. He is based in the US but he is Canadian so I’m assuming he’s researching Canadian issues as well. He would be a huge conversation asset on the real estate topic and could push on Steve’s theories.

The last thing you said about real estate sector continue to contract until the excess supply built up over the last few years is cleansed. You’re talking about the condo market specifically? It doesn’t seem like there is any excess supply in low rise family or detached in the Vancouver market, condo supply seems to be rising though.

All this talk about productivity is overblown. Productivity is only needed in a capitalist economy. We have a credit based economy driven by consumption. As long as the credit flows, capital is not required as is the productivity needed to generate capital.
