Dividends is the easiest route to make money for low risk investors but income strategies combined with capital appreciation is the most effective. Most fund managers stick money into high income stocks but then don't focus on market conditions and by the time fees are taken off, the returns are modest at best. Last year income stocks got whacked but then Tesla went up 732%. What's best? A 5% income payer or a stock that sets you up for life? Of course a diversified portfolio is the way to go in order to mitigate risk but dividends alone is not what private investors should be focussing on, especially for 2021/22 with a real rate of inflation of circa 8%, and asset price inflation probably 15% or more. Now's the time to rotate your stock holdings and get your share from a very generous market.

Picking the best stocks requires a lot factors and seems daunting, From my own point of view, you need to invest smartly, if you need the good things of life. i made over $240,000 from my diversified portfolio strategy and i believe anyone can do it you have the right strategy. mutual funds takes long time but investing smartly is all you need to succeed in this market. don't have all your eggs in one basket to avoid becoming a victim of market crash.

Exactly, the trick is to diversify your investments, don’t panic when everyone else is and invest consistently. Profits come from proper trade execution with an professional so my portfolio survive downturns and thrive during upward cycles Actually bout a couple shares of Target, Apple, testa and a few Ford today since the markets were 📉 I’ve got more than half my net worth in investments, other half in a high yield savings account so I can buy that home in Monaco 😉.

Also if they are not paying dividends are they still considered REIT's and should we be concerned with these companies going belly up. Thank you for your information in advance.

Wouldn't it better for your podcast to shrink all the introduction to dividends cause it's one out many videos showcasing stocks? Why not record explanation of what to look at in dividend investing as a separate video. And then you release 10 min videos naming stocks and rationale why you think it's a good purchase. Easy
