Don't rely on the monthly cash flow for passive income. It's the appreciation and depreciation of the asset what makes rental properties profitable. The ability to cash-out refinance and pull cash out of the equity is how you make money. Then, you sell the asset using a 1031 exchange to save on capital gains tax and depreciation recapture upon the sale. It's one of the very few asset classes where you can buy a 2-family asset and turn it into 20-unit apartment building in less than 5-10 years or less.

What’s to stop an investor from going behind your back and contacting the property owner directly to avoid paying you a fee? Do most investors respect that you found the property and pay the additional markup?

I agree your message. This was great. Your logic on rentals is flawed though. Cashflow isn’t cashflow if you aren’t accounting for vacancy and repairs on a monthly basis.
