This is how it really works with builders . They ask what you want , style , size etc etc . From there they quote a price by far in excess of the true build cost . Why ? Because they know you can build a house for example let’s say 400,000 however if you flipped that house on completion they know you might get 800,000 . So knowing this they aren’t going to build and hand you a 400,000 profit . No sir they want that profit for themselves and all the tradies and subcontractors know this also . The best way to combat this is by hiring a builder for labour only and managing the project yourself with your builders instruction . It works out considerably cheaper and I mean considerably .

Your going to build for 400 yes but you have to buy the land. Maybe for 400 so you massive profit is shrinking, add into this if your the project manager and have a f up the buck stops with you. Otherwise your asking a builder to sign off on your lack of knowledge on the job. Good luck

@@joebradley7595you must have been living under a rock for a long time . Builders don’t sign off , council building inspectors sign off . When there is a F*&$ up the council dumps it all back on the builder and the building company distances themselves from the issue to . The building company gets someone else in to do foundations and now any problem with the foundation and the building company says not our problem even though they hired the guy to do the work . Again council says not our problem even though they signed it off . The building industry has just all become a big blame game and run and hide when issues arise . Yes you will of course have to purchase land but that aside builders can build a house near half the price quoted but like I said they ain’t handing you the other 50 percent profit if you turned around and sold it . Unfortunately the good old fashioned builders who built a house from start to finish are long gone and now we have building companies who hire a heap of subcontractors to clown around on the job .

That's my point, it's a blame game and if your the pm the buck stops with you. But don't take my word on any of this. Price one up and see how the numbers stack up.

True, but if you're building the same type of buildings over and over your can start to manage some constants

@@nzbuilder I hear you. However if you keep stock of material you're effectively storing profit. There are small details you can predict and fast track however the larger SCM of the project is pretty unique in almost every aspect, which makes it pretty awesome but challenging to manage at the same time.

Do you think the atomic bomb blast at the end is acceptable in this time in history. With various nuclear events in previous world events eg Hiroshima and the current threat of possible nuclear attack in the war between Ukraine and Russia I don’t think is acceptable.
