You mentioned that individuals do not often carry home insurance. Is it common to be able to get a mortgage without insurance?

Mortgages aren’t really available for expats in Nicaragua. You may be able to find a property where the seller will finance a portion of the cost of the home, but they usually want most of the money down and the loan term is 1-2 years. That’s why the vast number of expats pay cash for their homes and hence are not obligated to carry homeowners insurance
