I've seen people in my town say they don't want affordable apartments built because they don't want to deal with "those people." Mind you... This isn't even a rich town. But all of the neighborhoods that have been constructed since I bought my small home have been massive, expensive homes. American classism and racism is alive and well even in people they make slightly above average wages.

PSA for renters in NYC: 44% of housing stock is rent-stabilized, but landlords frequently bullshit the system. Request your rent history from DHCR! If your unit is determined to have been illegally destabilized, you can get it back into stabilization with a rent that might be well below market value and be entitled to treble damages.

I love that landlords treat rent control like the end of renting and the rise of Soviet communism. All rent control mean is that your rent can't go up unless the landlord invests something into the property you are paying for.

My parents, who are professional "middle-class" workers, are paying to buy a few appartments and rent them afterwards, because the pension system in my country is totally privatized and fucked up, so the only way they have to stay alive after their productive life ends is to suck passively on other productive workers' wages. And that's a common practice on "middle-class" professional strata in my country, not just an isolated case. How different would it be if the government owned the appartments, provided cheap housing for everyone, and guaranteed retirement for the elders... But no, that's GOMMUNISM, and GOMMUNISM BADD!!1!

I used to live in a coop. Basicly, the state bought a building and ask the tenant to pay them back. We had an elected executive and regular general assembly to vote on how we want to spend the rent money and how hight the rent should be. Even with a mentaly unstable president who wouldnt do what he said he would, it still worked great.

@@dz00282 yeah HOAs, you can't avoid them in you want to live outside of poor and inner city areas and they have rules about what color your house can be rules about gardening if that's even allowed, what lawn decorations you can have. And then most states, my state Tennessee is one of the worst about this specifically, there's weird vague laws around housing that neighbors can anonymously report people for, stupid stuff like having a non functioning car not inside a garage, parking in your lawn, have tools just sitting out and even having like a piece of a 2x4 in your yard. I'm sure you can guess what group of people that last example of vague housing laws is used on.

In the UK the welfare system pays for 75%+ of your rent if you're on low income, and I have no doubt this goes for other European countries as well, but it's ridiculous. Taxes go to paying the predatory prices of parasitic landlords when the government could instead build affordable homes, then sell them for cheap or rent them out for low prices and thereby actually gain income, rather than subsidize these people.

Out of curiosity i tried to google if something like that is in my country but i have found nothing or they made it somehow extremely obscure...i remember checking the social housing in my city and holy shit, the list of requirements was basically tailor made for families with long time stable income who already rent but you can go fuck yourself if you have problem with cash and are not married.

would love to see you guys bring on more lgbt guests for something like this. it's not commonly talked about, but lgbt people tend to be particularly affected by issues like this. if you've been disowned by your family after coming out, you have now lost any generational wealth that your family may have been able to provide to you, however small it may be. that means no help on a down payment on a house, or hell, even co-signing for an apartment (3x rent requirements can eat my ass). of course we're not the only group affected by this, but it is something that hits us especially hard.

What's funny about everyone in Eurovision voting Ukraine out of pity is that when Armenia was being invaded by Azerbaijan to do genoc*de things, neither was Azerbaijan banned from the contest, nor did Armenia get any pity points when they came back to the contest next year. As a comment on zoning, it's not something bad by itself. Land use planning is extremely important for urban planning, in order to avoid human activities conflicting with each other in a disruptive way (for example, allowing noisy industrial activities in residential places, or dangerous gas statios near schools, etc). Also, not every land is suited for multiple-sized buildings (soil and hydric stress is important to consider when thinking in house density, as well as the transportation and other utilities). The fucked up thing is this particular US exclusionary zoning, that doesn't allow affordable housing developments in "exclusive" zones, or that missuse mixed residential-commercial zones in urban "centers" by hoarding their properties and inflating their prices until noone could pay for living there and you get thousands of empty appartments in the closest sectors to where workplaces are.

agreed. Tho I must point out that with enough demand and/or as a norm, entires cities are solely composed of highrises for example in China. People are used to living in apartments and single-family housing is seen as an insane luxury to have.

Note: Something that makes it even more impossible to afford apartments near your job for the working class is they will require you to make 3x the rent in income or they won't accept you, and if you try to rent with a roommate, they will require both roommates separately make 3x the amount of rent. They just don't want poor people period they make it so obvious.

I'd like to note, just for the record, that the out of control housing situation isn't even _just_ bad for renters. Increasing property values also raise the cost of property taxes accross the board, making it more expensive to own a property just for your own use. So even getting to the point where you can afford a house completely paud off, skyrocketing rent prices _still hit your wallet._ It's literally _just_ good for landlords, at the expense of everyone who doesn't have the ability or desire to be a parasite.

Also the real estate flipping as you spoke of is at the same levels of the real estate crash of 2008. That’s exactly what is happening now in America. I’ve been in my neighborhood for years. I’m very fortunate and cursed for that my rent for my 2 bedroom apt is only $850 a month while most apts of same square footage are at least $1,200 a month across the Nation. Right now as I type they are literally turning the patio of the apt building across the street into a bedroom. Lol. Exactly as you said. Bare minimum construction like putting in a window then flip it for a higher sell and more wealthy renters to move into my neighborhood and gentrify it.

I love living in the suburbs, except for the fact that I can't afford a car and the nearest bus stop is a 20 minute bike ride or 45 minute walk to get to, and my parents both have jobs so I can't really rely on them very much to drive me places. But the urban areas, at least in my area of the US, are too polluted, noisy, and crowded for my physical or mental health to be able to handle long-term.

I’m a Planner, I would love to talk to these guys about the land use stuff. There are quite a bit of details that most ppl don’t register, and a large part is because most ppl just don’t know how government works. 25:27 now that’s fucked up. I like to use the point Hassan made in one of his videos, that the government should just do it without question. Sort of like how the government construct police stations, fire stations, public schools, different healthcare institutions that are slightly public funded, they should just be something that a standard. Sort of like how China builds up several different cities to prepare for the increase in population.

My wife and I have to move from Las Vegas to Phoenix (US) due to family obligations and our rent is going up 90% to over $2000 a month! Fuck these Landlords! I actually like ya JT, but your redlining breakdown was bad. You didn't even say the word "mortgage", which is literally what redlining described: Federal government home loans being unavailable [EDIT:] *to Black people* to buy homes in "certain" neighbourhoods, delineated on a FHA map with red lines. Also, IIRC, this shit started in 1946, not "the early sixties". [ADDENDUM... Obviously, this coincides with the end of WWII, when Black GIs had a shit ton of cash to buy homes...but Unkkkle Sam put a stop to that!] This is the kind of topic you really need to break down with a guest; a "generalist" panel simply can't cover everything!

I'm from Argentina and thanks to the national bank which has some non-profit driven policies, I was able to buy my first appartment with my wife with a very cheap loan meant to people who wants to buy a first home. Obviously not everybody can have it but I believe it should be a good policy of goverments to help people to buy its first home instead of forcing them to ethernal renting.

My grandpa is a mid size landlord, 20 properties, 30 units. Trying to work on a project with him to build 17-18 houses on 0.8 acres of land. Im having to use so many loopholes to get this thing built because of how strict american zoning laws are. One example is that there is a strict height limit that limits houses to being 2 stories with a roof. Or another example is that there needs to be 1 parking space per bedroom, so the house just to happens to have a very large office so dont need to make 36 parking spaces on a lot 1/4 of a mile from a very good bus stop (1 bus every 7 min each way, 4 diffrent ways). So difficult to do these middleclass houses, there isnt anything special about them and its an arm and a leg to do.

Based upon Hakim's previous videos: no, you shouldn't. Hakim explicitly says near the start of both his vids on landlords that his comments on landlords don't generally apply to people who own one or two properties and rent out a few rooms to make some supplemental income (or if they do apply, it's to a much lesser extent). His real quarrel is with the people and corporations who use rent as a primary means of income.

1:27:26 you could look at it like that which in my opinion is a very American view of things. You could also look at it as you become aware of more things so you want to experience them or learn about them. It's like how Americans say lefties are never satisfied and they always want more when for the most part we just want a society to act like one. They say I should be grateful for how things are bc they could always be worse but my rebuttal is that they could always be a hell of a lot better as well and if I look at things from their perspective I see that that just allows everything to degrade and get worse over time as it already has in the US. That's like saying that cavemen are bad for making better spears.

Landlords *are* parasites but Hakim blaming capitalism for me wanting my own place, my own house separate from my family is just silly. Hakim... I have my own house in part because I don't enjoy the idea of my parents and grandparents hearing me having rough dirty sex with my husband, chancing in on seeing some of our toys or the clothing I wear or any of it. I'm preeeeeeeettttttttyyyyyyyyyy sure most people would agree with me on that point. I'd define most of human history as miserable because it was normal for a woman to be shuffled off to live in her new home with her mother in law watching her every waking breathing moment for the rest of her miserable life criticizing everything she does. Now we have our own space which is healthy instead of living in a big pile like hamsters or something.

Out of curiosity and as a filthy degenerate with a mathematics fetish, I did a little math to empirically demonstrate precisely HOW stupid--like we know it's stupid, obviously absurd, just on its face, but I wanted to quantify and visualize it--so assuming a Starbucks venti latte today costs $4.15 and one bought 2 per week, with 52 weeks for a year, for say 50 years (just a number chosen for ease of use and being very roughly an approximation of "typical working years" for a given life, granted in fact many if not MOST people probably find they have to work longer than that to "make ends meet") I get a grand total of $21,580.00. That's the TOTAL LIFETIME spending--the amount one would save following the suggestion of cutting out all lattes (assuming a 2/week average and so forth as assumed), and that cumulatively over 50 years. Granted, this example ignores inflation, but I did some more rough math and assuming 2% average inflation over those 50 years, I BELIEVE the total you'd end up paying (or saving if you cut it out) is like 1.3 times higher or so as a result of the cumulative inflation during that period (again, assuming 2% average), which is like $29K. STILL several orders of magnitude short of the "modest loans" of a few hundred thousand or million dollars many capitalists obtained to start the seeds of what became their vast capital fiefdoms later in life. ALSO that's FIFTY YEARS of cumulative savings.

But whenever I hear it to me it always just sounds like people getting upset because other people are making the houses more expensive with you. New York very much so, but a lot of other smaller northeastern U.S. cities to their credit are not as much a victim to the suburban blight and actually have a majority of neighborhoods dominated by mixed use zoning

Mixed-use ZONING means you can only construct such things where cities decide you can...so not in existing suburbs that surround every major city in North America. And where might they decide to permit it? Here in Ottawa, it's in undesirable locations near the highway and massive "big box" shopping centres. There are a few nearer downtown, but they're mostly condos and much more expensive.

I want people to stop saying "capital" when they're talking about "money." They aren't exactly the same thing and people need to stop doing that. As much as I enjoy listening to Hakim ramble and rant, I think he takes over these episodes every single time. There should be roughly 1/3 of talking by each person, considering there are 3 people... I think you guys should reduce the amount of white people bashing you do. It probably feels nice to "get back" at them or something but consider how many people will listen to that, every single week, and just get totally turned off of any other message you have to say. It gets grating after a while.

@@Tetragrammaton22 Okay, to seriously respond to you, white supremacy has historically been the ideological backbone that justifies imperialism and capitalism in general. It's the seed that allowed the horror of the trans Atlantic slave trade and indigenous genocide to grow. It's what justifies the starvation of Afghan children and allows us to be numb to the oppression of Palestinians. I'm white and if I took it seriously when non white people punched up and made some jokes, I'm essentially not allowing oppressed people to blow off steam to address the real issues that have caused their oppression. If me as a white person can't take a joke about being a settler (which I am), how can I ever be expected to be a good comrade? How could anyone trust me if I become resentful of jokes that represent real and ongoing atrocities? I think it's important for white people to first and foremost grapple with their white supremacy and understand that is the underlying ideology that keeps the system together. Capitalism cannot begin to be dismantled until that is truly attacked at the roots. I truly believe that. Now, I'm not expecting everyone to be perfect 100% of the time, but you can begin to dismantle the programming of white supremacy if you know it's there. If white people really get offended by some jokes about whiteness they should ask themselves why they're offended by it. It's prolly because there's some issues they haven't dealt with. I think white supremacy will always be a stumbling block for white leftists until they address these issues. Sorry for the tldr and the joke, I couldn't help myself, but I don't mean no harm.

@@michaelslowmin You have it back asswards. White supremacism is not the foundation of capitalism, but the other way around. Capitalism needed a context/construct/justification for chattel slavery, thus "whiteness" -- and the obligatory counterpoint, "blackness" -- came into being. To this point, and unlike the modern "American English" usage, "black" was not a synonym for "African". IOW, all victims of European imperialist aggression (a.k.a. non-"white" people) were considered "black". This usage is common back to at least the early 16th C. when Portuguese colonizers landing in so-called Brazil described the Indigenous people they encountered as _negros do terra_ ("blacks of this land"), to distinguish from Africans colonized and enslaved by Portugal. Happy to chat more about this. I don't have all the answers, but with respect, you clearly don't either. Cheers.
