Thank you once again for your honest review of the mkt. I personally do not think that that developers can continue to sell new launch at around 2.5k psf for RCR devleopments. Is this really sustainable ? There is also "guru" aka "invest with Pxxx" who claimed that prices will increase in the next 2 years based on lower supply in 2024 and 2025. By the same token, he was vague and couldnt really talk about prices when supply is expected to increase by quite a lot in 2026. His review is always quite shallow (based on ONLY one factor i.e supply ) and I dont quite believe anything that he said.

The more for OCR shouldn’t be $2,000/psf! It’s already outside regions, why do people feel it should fetch higher price then RCR and CCR???

Agree with your analysis. That's exactly how I have assessed the current market to be. Some youtubers continue to portray a hot market, encouraging people to sell one and buy 2. Flip a property after 3-4 years after TOP. This is very dangerous with the high-interest outlook today. Many young first-time property "investors" are sold on this. They have never experienced a property market downturn before. Investors must have strong holding power and must always remember that the investment may not be profitable. If one is buying a HDB property for own stay, go ahead. If they are thinking of buying a new condo, thinking of selling it for profit 3 to 4 years down the road....they better think twice. The risk and reward are not worthwhile.

@AaronLin88588488 This is on the notion that prices will increase. Leverage is a double-edged sword. It works very well in up market but not down. Don't forget, the financial situation might change. Maybe 1 party needs to stay home due to some reasons, but need to service 2 loans. Ppty is making a loss. How? It is very depressing. Buy within your means. Do not over stretch.

Agree with u. Those who bought resale pte for own stay will also require to hold on longer before ‘downgrading’ .. the sale of new launch 1br & 2br continue to be very popular .. amazing.. these buyers have faith that they can flip for profit upon TOP

Jialat la. When I watched the video, I’m trying to think how I should ‘see’ / interpret the video… for condo or both hdb n condo …. If it’s only for condo, then those looking for hdb n listening to this/these video might b ‘hearing’ the ‘wrong’ things leh….

If back to normal, then Govt should remove all the artificial cooling measures. If citizens discouraged from owning 2nd homes, then what to invest? The SGX underperformed in Asia.

Thanks for being transparent 😅. May I ask if buying Bellewaters now for own stay and sell it 8 years later ( old liao downsize). Do u think can expect some capital gain later. Say 150 to 200 psf up ?

actually srx has a resale index that's publicly available, you can see ccr resale in flat aug 2023 vs jan 2023

Do you think Normanton park sub sales will do well? I just look at D19 condo units available for rent in propertyguru, it has jump more than 50%. More TOP units to come.Do you think rental will fall further?

What you are saying and probably might happened...more properties will have lelong next year? with high interest rate projected "sure to come down " quoted by agents! Rental wont be high to cover their mortgage as there are more units available in time to come

Thank you for your honesty Aaron. Agreed with you that some people are still in the COVID dream pricing. Some 70s and 80s flats are still posting high price, I wonder why there’s no depreciation of the flats taken into accounts in Singapore🤔

What about the supply of private residential units in future? news have been saying that the supply in the coming years will decrease. won't this serve as a long-term support for the resale prices?

Aaron, although prices is less rosy. During last year, quite some (most) of the people at work left to be real estate agents once they pass. They think they will earn more than the humdrum job. Is it still good to join the trade?

They can get a job that allows them to carry on being an agent on the side. So that they can pick up when the market returns? Just think, all these real estate agencies which conducts training, they made a killing just teaching

Do you think that within the next 2 years when the interest rate drops again, there will be another price upsurge when more people will want to enter the market again? Does this also mean that any time now and next year, if there is a good resale property, can still buy for investment with holding power?

Definitely there a down there a up. It's always like this. When will it up again? How long will it takes? There many factors to consider. Is interest really a factor that is stopping buyer now?

during 2013 up to 2020 the whole market is stagnant but interest is ultra low.

Properties for sale in CCR region are still trying to establish new benchmark by increasing asking price by 15-20% more than Q2/Q3 of 2022. Agents justifies the asking price by saying CCR is unique. The region is badly under supply because there are no land banks in these areas, new launches at 3k above psf will push up the subsale prices, even for 20-30 years old properties plus sellers has holding power, targeted buyers are not price sensitive... how true is that?

CCR no new GLS? Isn't Kingsford-led consortium puts in top bid of $1,402 psf ppr for Marina Gardens Lane GLS site just happened less then 2months ago.
