Id consider leaving the small office by the entrance as a private room. I work in a *** dealership and we get loads of customers that will happily wait for their cars and work on their laptops if you can give them a quiet space and a supply of coffee. I imagine lots of your customers also have businesses to run while they get their cars serviced etc so could be worth it

Keep the Mezz, take the amount you need off it width to create a corridor from the workshop door to the main area, then just bridge the two sections for access storage. the double staircase just connect as a straight section, this is not difficult. Best of luck Ricky

I’d move that mezzanine down the other end to make your engine room. You can never have enough storage and space above the room with for lift access could be priceless in future

i would keep the mezzanine - perhaps move it down to the other end of the workshop and have it over the the engine room- would give you extra storage space for panels etc . Also the stairs could be moved into the corner where you want them to be . Definitely a massive step into the unknown but i'm sure you'll smash it !! Good luck

Rick Best of luck with the new shop. The mezz get a builder in to pull it down and turn it around (spin it 180 °) and keep it where it is. Then the wide part is in front of your door and the stair is by the external wall. Better to have storage and not need it bla bla bla. Can't wait to see the next instalments.

One last thing regarding the mez floor.........cant the met sec's be swapped around? This will put the pillar roughly where the white plastic tub is? It's going to take labour to remove it all anyway so maybe with a bit of "lift and shift" you could rearrange so it works? I'd offer some free labour to help give it a go? I can't help but feel the mez could be a good video/VIP area for friends of yours and YT "stars", separates it from the day-to-day stuff? I'm excited for you, go big or go broke!!

Really great news Ricky. Congratulations. If I might make one humble suggestion: Even if you cant build it straight away, reserve enough space upstairs for a small office ONLY for you. IMO, if youre going to be off the floor, you have to be OFF the floor. Before too long you'll understand why. Best of luck!

Re-engineering the mezz to move the supports posts etc is easy and probably no more expensive than removing the mezz and should be quicker… they can be removed all together if it helps… just get a mezz company or two out to advise. The space will be needed for office, clean room work area, lunch/break area, storage etc Anyway, well done, it’s obvious this was on the cards and already overdue.

Sort the 3 phase supply first if you are going to be pulling large amps the utility network might make you run a new 3 phase supply from the nearest substation, will not be cheap & will be a few months to get it installed also make sure the mains cable is copper neutral not aluminium, as they used the Ali neutral waveform cables (cheap experiment that went wrong, neutrals oxidise and turn to powder over time) and around there in the 80's and they give high earth loop resistance that can cause havac with high load equipment.I think it's eon that run the distribution network now around there.

3 phase is in every single electrified area, just that the individual user/house/non-industrial structure gets/requires only one phase of the 3. The minisub(step down transformers) don't combine the 3 HT phases in a single LT phase. Just have to apply for 3 phase connection, make sure you have the switchgear and meters as per municipal requirements and et voila.

Build on your books, not profit! Good work Ricky, been following you for a longtime and I think this front of house will project you forwards. Having a level of professionalism in that area will have a profound effect in the workshop - i have worked in both environments and having a safe workshop were you can use bad language when you hurt yourself, for example, without the fear of a customer being their is vital! Good luck fella, not that you'll need it! Regarding a receptionist, I like the saying "why have a dog and bark yourself". I think it will end up being the most important employee you take on! They will pay for themselves in no time!!

For your air lines, get the guy who's installing to put water taps at bottom of U-loops and to use copper. Air outlet at height above the water taps as the loop setup is ideal for water traps, Will save your air tools and save you dosh on replaceable water filters/dessicants

Air and electric put directly onto side of each lift so no lines running across the workshop floor and no trip hazard also looks alot more professional. Looking forward to the build series.

The mezzanine is currently in 1/3 and 2/3 sections, you could keep it but swap it around which allows access to the door.

You'd be mad not to move the mez down the far end where that door was out to the ramp and make the engine room under it. You'd have plenty of room on top to store engines and parts too. The stairs looks fairly modular too and could be re-configured to go where you showed but in a single row instead of a switchback. Congrats, onwards and upwards!

Keep the mezz, swap the cross beams over which will shift the pillers off to one side and would clear the entrance.

I would defo keep that Mezz...free storage space and if its strong enough and with a four post ramp in the right position you could store car(s) and even motorbike(s) up there. I've seen it done and it was a great use of space. You could even sublet the space to another small business and make some easy money! Your defo regret ditching it in the future if you get rid if it.

Well done Ricky - good luck with your plans. I admire your vision. P.S. Go for a rotary screw IN WORKSHOP compressor. Pretty much silent, so no need to put outside. Also super efficient. Would highly recommend HPC/KAISER. You should also ask your equipment supplier to do a worhshop layout design for you. Personally, I'd sell your existing ramps & fit 6 new matching 3 phase units. P.S.S. You should also look at a professional re-design of your logo

Defo leave the mezz in but modify to suit an entrance tunnel, moving the pillars and extending the floor to suit cant be that hard surely. Think of all that 'dead' airspace if you take it out....

Use the John Guest plastic pipe. Do it as a team. Add loads of traywork, mount the sockets where you want them by yourself. Then get someone in to do the actual wiring.
