This is part of a series of videos whereby I explore possible sites for a new stadium, should Newcastle United owners take that option.
Context:
A few weeks ago, Newcastle United supporters were invited to take part in a survey to explore the views of fans in terms of what they would like in terms of their stadium and facilities. This is a process that comes as a result of the recent Government led review which places legal obligations on club owners to put fans at the heart of club decision making; particularly for club heritage assets, including stadium location.
Basically, club owners need majority fan approval before suggesting a stadium move. At time of writing, the results of the survey are not know. These videos seek to explore possible site locations and in no way suggest that theses ideas are actually going to happen, nor do they necessarily reflect my own personal stadium preferences, or location, unless I specifically suggest it in a video.

The Town Moor is one of the best pieces of green space in any city. Nibbling bits away to develop a stadium or any other facility would be the start of the end of the moor.

a temporary stadium on the moor, for a couple of years, enabling Newcastle to rebuild St James park, would not be a bad thing long term.....with counterbalances put in place contractually for NUFC to redress, restore and help conserve the area afterwards. *If the Sudi's are to be believed they are in for the long haul, so a 5 years redevelopment which leaves us with a larger stadium, and the same wilderness space we had prior, is a no brainer for me. And as for timescales of regeneration, just look how quickly the open cast mine has been filled in and landscaped at Northumberlandia.....

It's nothing but a field with next to zero biodiversity. If it actually were a great green space then the arguments against development would make more sense. Also have to wonder who it is elected these 'freemen' to decide for us how such a massive part of our city, why is it we are letting this be decided by laws from 300 years ago? Ridiculous, should be up to the council only, which while they may not be perfect they are at least accountable. I say build on it, and landscape some of it and actually add some trees and things instead of an endless field of shitty grass.

Great video really enjoyed that and had no clue about it. One thing though mate, As the current St James site is part of the town moor surely they can have that land back if they were to donate a portion of unused land elsewhere on the moor that doesnt have the issues of listed buildings next to it etc. seems like a fair swap to me.

Very interesting Eddie. My question to the Freeman would be "If the moor land previously donated for St James Park was returned to the freeman and converted to park land would the freeman be open to the idea of the club being allowed to develop a new stadium on Castle Leazes using approx the same amount of land as being returned. Therefore no real loss of existing town moor acreage and new park right in the city centre is created for public use ?"

As a Freeman myself I agree with the idea of building a new stadium but just north of SJP to the left of Leazes Park. SJP could be demolished and the land it sits on turned into a reshaped Leazes park. The listed buildings on Leazes Terrace would have a park view and not the back of the East stand. I believe Sir John Hall proposed a similar idea when he owned the club.

​@Geordie_Peter I mentioned something similar to this idea the other week. They should demolish St James' Park and build a new stadium further up on the moor above Leazes Park, or onto the Town Moor and then just convert the land around the current stadium into a bigger, improved park, and/or moor land.

Thanks for the great video Eddy. Really helped clarify what’s what and where…interesting to be reminded that SJP is already built on the Town Moor, in effect. Will be interesting to see how they solve the SJP conundrum…while waiting we are so blessed to have such an exciting club to enjoy (often from behind the sofa peeping through our fingers!) 😊😂

They used to have a exhibition on the Moor every year ,with trade stands, flower shows, beer tents, eats, etc. A great day out in the summer when I had a young family with no money for holidays.A RAF harrier once give a slow, hovering demonstration .. Happy memories.

I found out the aprox location of the gallows, as there’s an old map with them marked. The location is “aprox” but it’s in the area where the Regimental buildings are, or just to the south lf that, but they were marked on one map around there.

Excellent video. I note from the numerous comments that you have generated a great deal of debate. I think the various comments discussing the idea of building a brand new stadium on the Moor and then giving the current site back to the Town is an excellent idea. I am looking forward to your follow up video when you explore this option. To me it would result in a win win situation for NUFC and the City.

Theres another good reason to put the stadium on the Town Moor and to amalgamate and redevelop the current land the stadium is on into an expanded and improved Leazes Park. It will help mitigate some of the horrendous traffic congestion, right next to the major hospital in the city, which occurs on matchdays.

The Gallowgate and Town Moor hanging sites were completely different. The grandstand for the race course was at the highest piece of land close by the modern Grandstand Road. I have read that the Town Moor hanging site was also here, but.... who knows? Great channel!

I know you were keen on the Benton Park area Eddy that was to be left by the Reuben Bros moving their staff to Pilgrim's Quarter - is that still possible? Failing that I think the most likely scenario is to use Leazes Park and surrounding area for the new stadium & return the St James' area back to park land when complete.

Hi Eddy, if my memory is correct the Gallows would have been where the Central Motorway is and probably the local land mark would be the Windmill on Claremont Road which was a Golf club and as for the cows they are more scared of you if you shout and make yourself look big. 😉 Cheers Geoff

Great work again, I appreciate the research and conjecture. My pipedream, and it really is a pipedream would be for the New St James's to be built on Leezes park somehow but on the basis the land the current stadium sits on is restored to park land, so in the long run Leezes park gets a reshuffle and doesn't lose much to a new build. Then while works are taking place, if Newcastle united need to play away from st James's for a while, they could jump in the pre-upgraded Gateshead stadium. This pre-upgrade could be a community investment program funded by the PIF. So many wins here but a suspect the club will opt for a site easier to build on away from Leezes. Pipedream 😉😉

Great video Eddie 👍🏻Maybe if the PIF submitted a world beating sustainable stadium plan, that may persuade planners and freemen to allow such a venture. Would definitely put the PIF, Stadium The Town and NUFC on the world map. Currently Tottenham Hotspur have the best in the country and are also ranked high in the top 10 sporting arenas of the world.

I go running on the Town Moore when the cattle are about. I just try and be cautious. If they are congregated on or close to the path I will sometimes go slightly into the grass to give them a wide berth. If I am going to be passing a bit closer I tend to slow down and walk past them in order not to make them nervous. Only had a slight scare once when I was passing through the area where the footbridge over the motorway leads to Claremont Road. They were congregated near the gate and I had to walk through a group of them and 1 of them was acting in a way that caused me to think it might charge.

After my personal bad experiences and hearing of walkers being trampled to death over the years I feel quite strongly about them having access to the public. It’s serious safety issue

The cows can be a bit skittish when they’re first put on but then get used to people pretty quickly. I’ve lived near the moor for nearly 30 years and the only problems I’ve heard of and experienced are when idiots are winding the cows up with their dogs or off-road motorbikes. I have also had a couple of occasions getting into bother with cows while walking in various parts of the Uk but in both occasions the herd had calves. I believe that is the trigger for most incidents. As much as we need a bigger stadium, I don’t think the residents covered by Newcastle City Council will support it.

I still think if the club were to move as an alternative to expansion then the Arena and surrounding brownfield land would be the next best option, not easy with the current development plans but until any development starts plans can always be changed, the massive advantage of SJP is the central city location which makes the movement of fans in and out of the stadium easier and it has major financial benefit to all the pubs, restaurants and fast food outlets on a match day.

Some vid and appreciate the effort this must have taken, i've passed it on to friends. I'd love a new stadium, but feel like its the leazes, metro, or a redevelopment of the current site for me. I feel the redelopment potential of the metro arena location could be the biggest for the city and transform the area with a fair bit of land, although probably not as much as town moor or leazes. Which, with that amount of land, you could turn it into a sports complex similar to citys

Absorbing stuff Eddie, but what else would we expect from Tyneside Life. Surely a state of the art stadium to seat 80k would be nothing but a benifit to the city and probably a lot less red tape than expansion given the graded buildings around St. James. When they release the survey results it will be an eye opener. Thanks for this and the follow ups, can't wait. How much does the city get from allowing a few cows to graze, your point about the dangers cows present not lost, my wife lost a brother to a cow and there was a story about the lass killed in Northumberland a while ago where the farmer is now on the hook for over 100k, wonder if the city would be liable if a similar event happened on the moor?

Great message Jim thank you. Sorry to hear about your wife’s brother. Cows are a menace. Yeah I’ve been following events re the lady who was killed a few years ago and the criminal conviction of the farmer. I’ll be doing a separate video about the Freemen in the new year

If it wasn't for the Freemans, this land would have been sold off to developers long ago. Councils have been destroying green belt land for development at an alarming rate around the UK. Councils have been shown to do just about anything for quick fix money, for instance increasing parking fines issued 5 fold in a decade in most cases. We are lucky, it is the way it is or there would be precious little greenery left today.. Sharing the land with a few cows isn't so bad, certainly not as dangerous as walking around a built up Urban environment and heavy traffic. So for me it's a minor price to pay, to keep our green belt out of the hands of our council..

Interesting video Eddy, well researched. I think the Town Moor could be an even better green space for the people. The cattle should go, the open space could have more trees creating glades and sheltered spaces and the money for greener development and facilities for children and families could come from, yes, a new stadium. It is highly unlikely to happen though, we are trapped by history in this country, why should an elite few Freeman decide how public land is utilised. I wouldn’t be surprised if historically it was once common land in any case.

We’re not trapped by history. The legislation was updated in 1988 to protect the moor, with cattle being an important part. If there were no cattle, there’d be no Freemen and with no Freemen there’d be no regular events to raise money and the council would need to sell the land to raise money, like other local authorities. The Freemen work in partnership with the council on the land management. I mention the history of the land in the video, going back a thousand years 👍🏻

@@TynesideLife Eddy, the open space could be protected differently, without reference to rights to graze cattle, or a Freeman organisation to oversee. There are different models which could reach a settlement to protect and enhance the open space. How are Freeman appointed ?

@@michaellupton1593 I’m doing a separate video on the Freemen in the new year. Other local authorities around the UK have been forced to sell their open spaces either because they can’t afford the maintenance, or because they need the money for other services. Newcastle City Council would be no different in these difficult times. Can you add some detail as to how they could sustain the land and its protections without the grazing rights please. I can then ask them to comment when I speak to them 👍🏻

@@TynesideLife Eddy, if you look at the moor it is just a windswept expanse of rough grass, basically a monoculture.. ok a few plantings of trees..and some straight footpaths. Suggestions: Stop grazing cattle. Cow shit is not good for bairns and cattle are reared with very little farmer handling nowadays so they can be flighty and aggressive toward people especially with dogs. An open space in a city should be for recreational activities. Make it into a huge park with winding paths, trees and more play spaces and facilities. It could be like Central Park or any other City park. Explore the possibility of a new stadium with the money funding the re-imagining of the moor. No doubt it is probably in the too hard box for the Council and the Freemen probably want to hold onto their antiquated rights. We spent some time in Mexico City this summer, an incredibly traffic snarled City.. the Chapultepec city park was fantastic, museum’s, cafes, beautiful greenery, market stalls, cafes, cycle track, full of families having simple fun. All we have is a large expanse of rough grass and a load of cows. The Moor could be much better. I don’t think the Freemen system has produced the best outcome. We should demand better. We are too accepting of the status quo.

@@michaellupton1593 it’s difficult to discuss this with you bud. You carry a lot of misconceptions, assumptions and prejudices about this topic. I covered a lot of this in depth in the video. I have ideas too about how things could be improved, but it comes with a deep understanding of history, heritage, local culture and biodiversity. Thanks for watching the video 👍🏻

Hi Eddy, I recommend as your a Newcastle Fan Journalist news looking for new stories, Castore and the online NUFC have basically done a runner with lots of Fans money and not sent out any of the purchases, lots of Christmas presents, including me, these guys order back in November and Castore have gone to ground and ignoring fans emails etc, online trust pilot reviews have been destroyed, if and when they do refund, it looks like they are keeping the money for shipping that's not been shipped, its really bad. just a heads up story for you.

A good start to your new vlog direction… I think most people would be in agreement with an ‘independent body’ keeping this area free from urban developers and council politicians. There have been compromises since the 1800s - you underlined some of them quite clearly. It’s a complicated issue and complicated for a reason, a reason some may not agree with. Quite who the Freeman are, their history, the legal ownership and what the future holds for their grip on this green space is not going to be decided by the problem of upgrading or building a new stadium for Newcastle United. As an aside… they did build temporary stadiums in Qatar.

The Qatar World Cup had a 60,000 seater studium made of shipping containers, it was a temporary stadium ! Could we build that on town Moore while we redevelop SJP - expensive but we are very wealthy ?

I discussed this in my previous video and will be exploring it in more depth in a separate video. It’s my view that a temporary stadium on the Town Moor would need infrastructure that would be permanent in nature. That would be access roads, car parks, drainage, water pipes etc. without this, the land would be vulnerable to significant damage.

It is a gem in Newcastle that encourages local people to keep fit and active on . If this is built on and taken away Newcastle loses precious space and becomes a built up over crowded and polluted city with next to no access to outdoor space. As a local it isn’t an unattractive space it is a lung in a city that is highly congested with cars and pollution. I agree making it more vibrant by adding trees and plants would be beneficial but l for one would not want the area to be sold off for thousands of pounds to benefit the football culture that already is a multi million industry. This land is for the population of Newcastle that values open green space and wildlife and animals not a concrete jungle with yet more congestion in an already over congested city. I hope the freeman’s protect this land and are not stupid enough to be swayed by more greedy money making enterprises. The town moor is so important!!

Yes you can build a new stadium but St James Park should be returned to the Freemen & restored to moorlands. Too many City Green spaces are being built on. Don’t blame the cattle for humans failings.

Eddie, you said "technically" the land is owned by the council, but the Freemen donated land (rented) to the RVI and St James'. How does that work? If the council own it, how can the Freemen donate/rent it.

It’s complicated Bob and I discuss it a bit more in the Town Moor video. Neither the council nor the Freeman can do anything with the land without the others consent. The council ‘own’ the land but the Freemen have grazing rights, established through an act of parliament 👍🏻

As the Council and Freemen are tightly interlinked and reliant on each other to agree any proposal, I would assume (my take on it) the land rent is split equally. Any changes to land use requiring the Council to initially agree to a 3rd party proposal and the Freemen rubber stamping it (or not).

@TynesideLifeNews After a bit of investigation Eddie. Hope im not bothering you. NUFC last accounts show they paid Newcastle Council £690k land rent. The Freemen, who are basically 12 trustees, did not receive any financial benefit, according to their accounts, from club, RVI etc. The lease to NUFC on the land is in perpetuity and unbreakable (I assume to protect the club and Freemen). Does this affect any relocation? Could do.

@@bobthomson3500 great digging Bob. The Freemen are a registered charity, so I wonder if they receive a cut of the rent from the council. I’d say that anything is possible in terms of relocation. If you go back to the 97’ plan, the club got the green light from the council and Freemen but were halted by protests.

In my home town in my lifetime we lost almost the the whole of a local park, and an entire piece of foreshore, both of which were donated/designated for public leisure use, and you will not be able to stop it! It now makes sense why the biggest hospital in Newcastle is called The Freeman😮and wow did not know that officially SJP is already on a part of the Town Moor....my Q would be if the Town Moor is there for the people of Newcastle, why dont the Freeman ask us would be want a new SJP built on a 'part' of the Moor. as it would most definitely benefit the city and the people to have a giant 80,000 seater stadium, a no-brainer in my opinion and as the Town Moor is sooo big it surely wouldn't take away the awesome space? Great video Eddie. Love how we have the Town Moor with cows on it in summer. How many other cities have that? But i also have thought about the dangers of having these large animals in such a public place and whether there have been any incidents. Couple of times I've had to shoo them away from the gates on the edge of the moor and it is a bit tricky to say the least..

I think the town moor is a waste of time pursuing It would be a great location but it’s just going to hit one problem after another. I only see one option and that’s a new stadium that can help create the revenue it’s going to take to compete at the highest level I would be very surprised if permission was granted here It’s going to take some serious back handers 😉

Moving the stadium from the heart of the city would not get my vote. St James's is an integral part of that heart. A move into the moor would make it a bit of a hike from all the pubs, transport hubs, parking. 75,000 fans making their way into and out of a new site, roads , paths and infrastructure would take up a large part of the moor. You can hear the crowd of St James's in Northumberland Street when the team score. Why not pull down the Metro Centre and build it There? Move it out of town? never! I am sure clever architects will be able to work magic and squeeze another 10,000 people in. Abolish some of the seating ? In 1936 the OLD St James 's packed in 68000+ to see Hughie Gallagher return with Chelsea. What could the current stadium hold with partial standing? Yes I know that wouldn't fly as Health and Safety is here to coddle and protect us all from danger, even though supporters managed for decades enjoying standing shoulder to shoulder for two hours to see the Magpies play.

What I really want to know is when does taking down Leazes Terrace become accepted as the logical solution. Talk about exceptional, historical importance, there is only 50 years between the history of Leazes Terrace and Football at St James Park. Which would be the bigger loss to the city as a whole now? Is there a reason they couldnt just leave up the far side and take down the part closest to St James Park? I dont have a season ticket, I want one, but id rather stay in a 52,000 stadium than move.

@TynesideLife During the John Hall years, he made moves to build a stadium on the town Moor but was turned down by the freemen of the city who manage and look after the town Moor. As far as I understand, it is not theirs to sell and there are other provisions in their charter that prevent it. I'm sure the Westwood board looked into it as well.

Slipperly slope, at the end of the day the club can try and spin it as growth, and redevelopment but it's just about commercial financial gain. Bigger stadium = bigger revenue and profits and adds to the value of the club, ensuring a healthy profit if the Saudis sell up in the future.

Sorry not on that piece of moor. I think what could be done is the piece of Moor just by Leazes Park, also NUFC could buy the old Uni accommodation block. Declaring an interest I live right there next to where Hopping's are held every year, tooo close. Theory of Man Made Climate Change is silly, obviously habitat is important and Freemen do ok, could do better. Come on you make out like our Bovine friends are dangerous creatures like a crocodile, I go across the Town Moor all the time and the Cows only down side is Pats on the path but other than they are a Totemic feature in my life, maybe you have a fear energy that spooks Cows, walk through they are very chilled out beasts as they are very familiar with all different types of humans regularly passing through, I have never heard of anyone being maimed by a Cow.

3-4000 people are injured every year by cows. 30 have been killed in the just four years and its increasing. That’s according to the UK HSE. They are concerned at the rise. Too right I have a fear. I can speak from experience and they can clearly be unpredictable. This video is one in a series looking at areas of land around Newcastle in light of the recent fan survey. Excellent video pal. I hadn’t really considered that land an option but after what you have said it totally makes sense. One thing that I don’t understand is who are the Freeman and how do they get that title/position? However if they give up some of that land it will one million percent benefit the city massively, especially if that is what their objective is.
