First-time homebuyers in the US face a prolonged period of high mortgage rates and soaring home prices, with Bank of America economists predicting the housing market will remain "stuck" until at least 2026. Despite potential Federal Reserve interest rate cuts, mortgage rates may not significantly drop, and home prices are expected to continue rising due to an ongoing housing shortage. The "lock-in effect," where homeowners with low pandemic-era mortgage rates are reluctant to sell, further limits supply. This scarcity has driven the median price of a previously owned home to a record $419,300, creating a historically unaffordable market. The stagnation is evident in the record low pending home sales, as existing homeowners hesitate to move and new buyers struggle to afford homes. While experts like Dave Liniger of RE/MAX advise patience, the divide between current homeowners and prospective buyers grows, with the latter missing out on wealth creation. The market's future depends on economic conditions, with potential scenarios ranging from further price hikes if the economy stabilizes without a recession to possible price drops if a recession occurs, temporarily easing affordability.

Unfortunately i think this is correct. Everyone is complaining here in Utah about prices but i still see homes selling quickly at inflated prices. They arent coming down any time soon.

Someone mentioned “we don’t get hurricanes in Montana.” I would like to add we don’t get hurricanes but we do get hurricane force winds... and tornadoes.

Most dangerous part of hurricane is flooding. I saw watermarks well above official recorded levels in Fla Keys. Some boneheads chose to ride out storms in areas projected to have high floods and you could see them recording from the inside of their houses water above the highest windows of the homes. Luck prevented those windows from breaking/leaking and inundating the homes and drowning occupants. Folks in Ft Myers, Fla 2 years ago during Irma not so lucky.

i work as a real estate photographer here in ny (about 60 miles north of nyc). most of the listings i shoot have offers within days…and the bidding wars are still happening. still hearing about $50k over asking. and these are places between $400k-700k. so, it’s still a little crazy here.

I built my house ten years ago. Done all the work myself. With some help from the wife from time to time. It cost me $23,000 to build a 1200 sqft home. Today, it would cost me 4X that. To build the same exact house. The price of materials are crazy high now. It might even cost more than that. Osb back then was $5.85 a sheet. Today it's $21.00.

People always think CA would have the highest people losing their homes. Just so everyone knows. CA basically doesn't raise their property taxes each year. So you don't get the crazy swings like you do in Texas or other southern states.

They do get insurance increases or get dropped by insurance and stuff like that. But yeah, I think it's mostly sharply increasing rents that drive people out or make them homeless over there.

When you take over someone else’s mortgage is when you assume their loan. Conventional loans are not assumable. FHA, VA, and USDA are usually assumable loans

Carefully evaluate the fees and costs related to a reverse mortgage and if the interest rate is variable and how much it can go up. You still have to pay all property taxes, insurance, HOA, and maintenance costs.

Kansas City, brand new home charging $103/sq ft.(3 bed/2 bath/2 car garage). Sitting on the market for almost 4 months!! Existing homes are $150-$175/sq/ft. You can't tell me there isn't a decline coming. Especially, if we see unemployment tick up.

I read somewhere that insurance companies own about 11 percent of commercial mortgages and that’s why they are increasing their prices, cover losses in that sector

We are in the middle of escrow and we have finished the inspection and appraisal. We called to get insurance quote on home and found out the seller had a $60k prior home claim in 2023. We already past the inspection and appraisal contingencies. Should we as buyers be concerned about finding home insurance?

If my neighborhood saw prices increase 80% from 2020 to 2022 and now inventory is double and nobody will pay the 2022 prices , and prices come down 40% from that 80% , do you call that a crash of is that just a correction?

We may be needing to relocate for work at some point in the nearish future. We just purchased our home in March of '23. I am hoping we will be able to sell it before we are underwater with it, because we don't have the savings to bring to closing, and we still will need cash to move 1500 or so miles away. I've seen home prices falling in our neighborhood, and it makes me nervous. Yikes.

We're trying to cash out now so we can move somewhere to the boonies where we can setup mobiles homes, RVs or whatever we want at a fraction of current costs on paid for land free of mortgage or rent. Hopefully we can get out before our local market implodes.

Be careful what you wish. I know someone here in San Diego sold their condo in 2022 and made 100k in equity. They thought market was going to crash and now regretting it so bad. They’re blaming their realtor friend for urging them to sell it. Their mortgage including hoa was only 1600 and now they’re renting and paying 2500. They can’t buy anymore because houses and rates went up.

NASA and int'l research groups keeps track of natural cycles in weather - sun cycles, same as days, seasons, just longer. History documents a solar minimum when not enough sunlight caused crop failures. From that famine, "unrest", so gov't, economy affected. No SUVS or electric ⚡ power use to blame it on. Belief systems will be all over the map, of course.

@15:00 I know it feels that way, but people in hospitals will be among the first to die when systems go offline. A friend of mine works the graveyard sift keeping life support computers fully operational. All of lives saved (and yes, the comforts that also come) thanks to modern tech are realized when we suddenly do not have those systems to rely on

If you have a mortgage you have to carry insurance. If you don’t have it they force a policy that’s expensive and covers barely anything.

@@KristinaSmallhorn I’ll add here that people need to be careful if you switch insurance companies to try and find a lower rate because you will need to make sure that the bank gets the information that the insurance company is supposed to send to your bank. We recently (2022) bought our house and had this issue. They seem to just want to make life in society a headache.
