Good on you guys for eventually hiring an engineer. Your inspector did the right thing too - whether you agree with his assessment or not, and whether you like that it was discovered from your KZbin - they have a job to do. In many many jurisdictions, ALL work that involves structural modifications (which yours did, even though it seemed minor) requires an engineers stamp. I am honestly blown away your jurisdiction even allows modification of an elevated exterior structure like that with a change in purpose (deck converted to interior space) without engineers drawings and stamps, and visual inspection by the engineer and the inspector before closing up. I understand wanting to keep costs down - however, work like this can have insidious risks. It's the whole reason that engineering stamp carries with it huge liability - because when things are overlooked people can get killed. Anyways, you guys did the right thing - I would encourage you call your engineer more often than not - a good engineer is there to make your build go as smoothly and cost effectively as possible while helping to ensure everyone's safety. Next time don't wait for KZbin to make the call. :)

Oh my god, it's gorgeous! I absolutely LOVE those floor to ceiling windows, and all the lighting is really really nice. They''ll enjoy that for as long as they own the home, AND it added a ton of equity to the house as well. Fantastic result!!!

Very nice! If the homeowners ever reads this don't feel bad about the extra cost for an engineer. The peace of mind knowing everything is proper is woth it for the small percentage of the overall cost of the project. When in doubt I always hire an engineer, and the paperwork they provide will prove useful if you ever sell or anything happens. And you stretched that 80k a long way. Great work guys!

We did a similar kitchen extention a couple of years ago. We didn't want to put a "wooden box" on the house. You see them everywhere and few of them look good. So we opted for floor to ceiling glass. We also have small row of slanted glass in the ceiling. We only shot the glass out about 120 centimeter at a lenght of 360 centimeter. Really not that much floorspace gained, but due to the glass we feel we got a lot more space in the kitchen. We couldn't be happier and highly recommend it.

Really great remodel. That glass wall looks just amazing. Also what I like to think when going over-budget is that the renovation (usually, most of the time) increases the value of the house. So it's both good for you as in living there but if and when you decide to move out and sell it you just get a little bit more just because of it. That glass wall kitchen area with that view definitely upped the value of the whole house.

Great job on the kitchen, btw not sure if anyone has mentioned it in the past vids since i am watching the farmhouse build but a spray sock that goes over your head will save you from getting all of that paint on you. also rubbing vaseline on your face around the mask where the sock might not cover the skin will allow you to wipe it off when you are done. i used to spray heavy equipemnt and this was a life saver over cleaning your self up with MEK.

That was nice of the home owners to explain things. They got their money's worth. Iam adding on two bathroom and sunroom add on. And oh my talk about running on cost. It's you get started and you up grade and add this and that. Plus once I got started I seen new ways of doing things and had to go that way. By the time I get done iam probably going to be at better than a 50% over run.

WOW those windows make it look incredible, it truly feels like you are in a treehouse with those trees right outside and so visible floor to ceiling. The cabinet style and color are great too, that navy color with what looks like brushed nickel to match the stainless appliances and white counters go great with all the green outside. Like water, leaves, and snow almost. Glad you showed the finish product I always wondered what happened with that project.

Thank you for bringing closure to this project. It turned out fabulous. I didn't foresee the full height window in the design... that was a great upgrade with a million dollar look. Uh ... I was one of those guys that thought the existing columns were questionable. Didn't mean to add expense, just trying to look out for your family safety and with that gorgeous kitchen, you can now sleep good at night with an engineer's blessing or if you decide to sell down the road.

A little late here but I would agree with the ballpark of $10k. Matt Risinger did a video of operable patio doors and they ran at least $800-$1000 a linear foot. These are fixed so should be a little cheaper and it looks like they are about a total of 12 feet.

THANK YOU SOOOOOO MUCH! Ah, so the owners did the rest. Ah-ha. It looks great! I love those windows! I did not think I would but that looks great-- yes, it does look like you're right in the woods. I love that. And opening the wall between the kitchen and dining room does make it look so much more open to the rest of the house. (I just hope they have a good exhaust fan; the main reason for shutting a kitchen off is to keep the heat out of the rest of the house.) Plus, I love that they did not put a kitchen table on the other side of the island, but added extra space to the island itself. I did that when I re-did my kitchen because I LIKE using my dining room for dinner every night. I lived in one house where we only ever used our dining room when we had company. Why? Mostly, because we had a kitchen table. And I hated it. Rooms are there to be used. I ended up using my dining room as a craft room 350 days out of the year. :( But when I just put in an island that only fit 2 people, we ate in the dining room almost every night-- and often for lunch, too. It was so nice. And I love the lighting and the color of the cabinets. Everything looks great. Again, thank you so, so, so much for adding a final episode to this series.

Hey, you got all that for about 80k?! That’s incredible! We recently had a bathroom addition - all in for a 10x14 spent 90k. WAY over budget when they originally said to expect around 45-50k.

You can save a lot when you manage the project yourself and hire the subs directly. A contractor would have charged 250k for this where I live (nor cal).

I think you and your team do a great job on your projects. I am glad you addressed the support of the new addition and it passed inspection as you thought it would. IMO I would have had it rebuilt for peace of mind. If you compare the deck support of the house with stream to this one. The new deck support seems much stronger with less weight. I can only assume the new deck is over built. Nice recap. Great content as always.

Absolutely gorgeous. My first thought was 100K but coming in at 80 was impressive. I can only imagine the views in October and winter. Wasn't a big fan of 'colored' cabinets until I saw yours - WOW! You have a beautiful home and property so enjoy for many years to come. The only 'problem' is my wife saw the completed project and said, very matter of factly, "Let's do something like that."

Wondered if they refinanced or took out a second mortgage...and if so, how was the bank when dealing with the homeowner as the contractor, considering project cost overruns (which were well worth it).

As a remodel guy … I know there will always be a time where the clients will tap out and begin their begin …. Also had to come back in some moments when they are way over their head …. Sometimes things look great in the beginning always fresh … then in a year I get a call to fix … I still love the work

Hello. Please explain why the homeowners left a void/blank space just left of the kids undercounter fridge. They could have extended the cabinet to the right of the fridge by the same width, with NO VOID! Andrew
