Last Monday, I sold all of my Realty Incme stock and bought Uniti group. Uniti I think has more upside then Realty Income.

Yes asset managers are just more cyclical so they are dropping more than the rest. Nothing company specific

Is it not very risky to own BOTH VICI && CZR (&& even that strip club REIT you like would be correlated) as these would be insanely correlated (I mean VICI even rents some to CZR)?

Thanks, Jussi, for your take on the latest current macro events that have been worrying the stock markets. For a long-term dividend-focused investor (like me), none of this really matters much except to the extent the down draft in the market creates more investment opportunities. Good stuff!

@@askjussi i like their mixed portfolio (hotels, residential and office) and focus on the major cities in different countries including the USA. Nice history of growing dividend and the company has a nice long history in the region. Besides that it fits nicely with the other reits (Mapletree Industrial, First Reit and CapitaLand Ascendas) i got in the region. Now i just need a good European (non-UK) one 😉

Rate cuts would be a sign of impending recession-were it not for the fact that the FED had jacked rates so fast and so high to combat inflationary spikes. We have been crying for a year about how high interest rates were killing us. Now the fed is about to cut rates and we are crying that it must be the end of the world lol

I listen to your opinions carefully, but I am also happy that I don't follow every trade of yours, PAX or CZR being such examples. I'm more conservative, so after accumulating enough ADC (22% up!) and WPC (6% down, I'll wait), I am buying more of ARE - it's lagging other good REITs. Thank you for all you work!
