PLEASE PLEASE PLEASE create an app for this already! The online game is great, it really is, however this game has the potential to change the world. The board game is so amazing. The online game is still really great but it’s availability is exclusive to the rich dad website, and the games graphics are from the early 80’s. It just doesn’t keep the younger generations interest. Is there any reason this game has not been created as an app available for phones and tablets?

Hey, something wrong with the ROI concept. I brought an apartment with a down payment of 5,00,000. I am getting rent 1,34,000 per annum means it is a cashflow. As you said in the video down payment/cash flow is equal to ROI %. So with that logic i am getting 3.7% ROI. But if i am getting more rent suppose 4,00,000 which better than 1,34,000 but then i am getting less percent of ROI. Explain me why?

I noticed the same, but basically you need to calculate how much percentage is your annual income of the down payment. In the example: how much percentage is 1000$ of 10000$ down payment (10%).

So, just to test myself, I'm gonna explain what I got from this video: Imagine you can buy a house for like 125.000,- and you can rent it to one family of let's say 3 people. They pay like 1.300,- each month. That is like 15.600,- each year or a ROI of ~8%? I can make multiple rooms in the house and add an extra washing room for like 15.000 extra. That's 140.000,-, but I can rent to max. 6 people for 400 per person per month. That is 2.400 a month or a ROI of ~20%? 140.000 : 100 = 1.400. x (400 x 6) x 12 = 28.800 28.800 : 1.400 = ~20 But if a building has a leak or the kitchen is broken, I can replace those for a few thousands and rent the house out at a higher price, right? The jist of the video is, buy something with low or negative profit > improve said thing > get positive profit that at least evens out the improvement = cash flow. Currently I am in the process of producing my own board game too, so this will get in handy when the world opens up and I can get into real estate
