I suggest a big 150”+ acoustically transparent screen for the second large theater in the basement. You can get great quality projectors for $6-8k.

This property is phenomenal! The garage layout alone is freaking perfect and could easily host several cars. In all honesty I believe the Highlands House long term wouldn't have been a good fit for what you were envisioning and the Helen house checks off a lot on the list that the other house could not deliver.

Maybe a questionnaire for the guests of what they are really renting this for. Maybe they are outdoorsmen and want to fish and hike. You could accommodate to that particular hobby. Trekking poles, hiking boots, make sure fly fishing gear is stocked, flys, reels, waders, sun screen etc, phone numbers of local guides. Just a thought for every niche hobby people may come to your place for.

The new Air BNB!!!! Just doing the rough math here: purchase price 1.8 Mill 20% down= 360,000 A loan of 1.76 Mill, at 4% for 30 years, leaves us with a 8,400.00 monthly mortgage. To Air BNB the property, 5K/week, at 4 weeks, puts us a 20K a Month revenue, less 8,400.00 for the mortgage. Leaving us with 11,400.00/ month revenue!! Lets just say ALL the revenue is put towards the property, he can have the property paid off in full 8.7 years, will ahead of the 30 years and reduction of interest. Impressive!!!!!

Interest at 4% is a thing of the past. Re-Calc at 6%, assume an 75% occupancy rate, and just imagine the maintenance costs plus property management, plus insurance and taxes on this place. Price is going to need to be $7k per week at least.
