I am a 43 year old man, father and husband. My advice to young people in their 20s is don't feel guilty for buying your car in your early work like. You don't have to buy a luxury/ flashy car but a reliable functional car . Don't let real estate sales person or banker make you feel guilty. There are a number of decent paying jobs that require you to be " mobile ". You are paid motor vehicle upkeep and gas allowance. A vehicle is very important if it's going to enable you to earn your bread and butter. The same job that will enable you to save your downpayment on your first home. If you have a young family you also need to be mobile. The public transportation system is Jamaica is not desirable anyways. 🇨🇦🇨🇦🇨🇦🇯🇲🇯🇲🇯🇲

Hi Kalilah! Hope you are well! Question please: as the buyer, am I responsible for the 6% for the real estate agent/agency? I thought the seller is responsible for that portion of the sale. Can you please confirm?

The 6% is factored in the sales price of the property. That Commission is taken from the sales price. You the buyer just need to qualify for the mortgage or buy outright.

Jamaican real estate is too expensive for the locals but for overseas Jamaicans, real estate here is a steal . I picked up a beautiful property in Jamaica with rental units attached for about $15 million ($150,000 CANADIAN).

I had to jump on here to make a comment. No a Realtor and a Real Estate Agent are not one and the same. Come on get it right, a realtor must follow the rules of the National Association of Realtors (NAR) and Agent does not have to meaningfully they may not always have the clients best interest in mind. Also never heard the term Dealer used unless buying a car, the term is a Broker.

Get the home valuated. If there is no mortgage on it... great . However, even if there is a mortgage , minus the outstanding mortgage balance from what the home is currently valued. That is called the EQUITY in your home. Use the EQUITY as a collateral and apply for a Home Equity Line of Credit. Use this HELOC to renovate / modernize the home . This will positively impact the future value of the home. St.Andrew , St.James to St. Mary along the North and Mandeville are desirable places to own real estate.

The same principle applies. Obviously, people are buying the ridiculously priced apartments and townhouses in St.Andrew and the North Coast. If not they the teacher would go to the day before NEWS, that they would WATCH a SEGMENT of which ever it may be FINANCIAL. POLITICS. LIVING. NOT NECESSARY CHRISTIANITY BUT SOMETHING CLOSE TO IT IN GENERAL. ALSO WEATHER BECAUSE IT'S IMPORTANT TO KNOW HOW YOU GOING TO DRESS FOR THAT DAY.
