Knocking doors doesn't come natural to anyone when they start. I've knocked doors for 4 years and it's a mental battle daily. It's meant to be hard because if it was easy, everyone could do it and it wouldn't be as lucrative as it is. Door knocking is 100% mental because let's face it, it's not that hard to knock on a door and talk to people in order to make hundreds or thousands of dollars. I love and respect what you do Graham! My biggest piece of advice to those out there that are considering knocking doors is to get a team, go out together, hold each other accountable and that will help you to push past your mental roadblocks in your mind about door to door sales.

Your door knocking story reminds me of when I tried to sell my CD's in parking lots...I sold enough to make about minimum wage...but I felt like I was bugging people, and a few people even seemed scared! Most just gave a polite no, and for every 50-100 attempts, one person bought one. Social anxiety just made it worse!

Good question, CC. Most of their houses are set back from the road - usually behind a fence or barrier of some kind. The nicer houses might have a buzzer and intercom at their gate - but that was probably like 2% of the houses where I was (a pretty poor part). The rest, you just clapped super loud while standing in front of their yard...

Hi Graham, my question is: if you did it all over what would you change? I am asking, because I am literally following in your footsteps. I am 19yo working as a real estate agent, buying my first rental in a week or so. And I want to avoid any mistakes. I watched your video where you talked about how you started straight after school and did not have a lot of friends, because you worked hard. That is kinda how it is with me now. I see my friends spend their money on stupid stuff and do stupid things and I can't really relate to them anymore.

The ONLY things I would change: 1. I would've built my credit earlier. I waited until I was 21 to get my first credit card and that was a huge mistake, I should've started when I was 18 years old and that would've put me way ahead. 2. I'd screen my first tenant much more thoroughly. I rushed the process and picked the first person that came along, and that was a costly mistake. Now that I screen my tenants and wait for the right one, I don't get people not paying rent and damaging the property when they leave.

I have experienced what you experienced as well just feeling like you're bothering these people and invading their space. There was a point where I just felt frozen like I wanted to quit the job and all it was too much. But overcoming that gives one alot of confidence and conversational skills.. I think that door knocking is worth trying a few times, just to get comfortable with approaching people with confidence and friendliness. Having this skill in your back pocket is very helpful if you have any particular properties in the future that you want to target specifically, or need to approach strangers. It's not scalable, but I think it's worth a shot early in one's career.

Theses were never the clients I wanted to get IMO. I really like networking and then they come to me asking me to list the properties vs me knocking on there door asking for business. I find that this also helps them actually listen to me late into the deal when it's time to sign the deal. When you just met the random person knocking on the door I feel you don't necessarily care about them getting top dollar but rather just your commission cheque. I seems like you have to hunt and kill for your food each day vs now I have food just come to me. What I love to do is virtual door knock with facebook ads and continue to build my brand online with IG or KZbin. It's kinda like the bar.... Do you just go around and hand out your phone number or do people come to you and ask for yours?

im a door knocker. people get calls all day over the phone.most agents ,insurance,lol all kind of calls.u leave a message like all the other agents it can be like spam mail. but knocking on that door u leave your letter,business card and maybe talk to the home owner...

nothing will ever beat the face to face connection of door knocking. It will make your skin thicker and make you a better agent. Yes you will get rejected, and some houses have dogs but then you just move on to the next door. with that said its not easy and not for everybody. People can sense your vibe instantly, if you feel like you're intruding, then you are. If you have your script memorized, show ups with confidence and enthusiasm, and are super professional, you are providing value.

I totally get what you mean by hating the introduction door knocking, I get the same exact feeling. The only time I door knock and do not get the feeling is when I door knock for open houses like he said, or when I knock with a specific buyer looking in the neighborhood

Would a better (more efficient) way of door knocking be to do targeted door knocking? For instance as opposed to randomly knocking on doors you could look up all the FSBOS in a certain area, bring a small gift to introduce yourself as a local REALTOR, then get their contact information to followup. No need to try to get the listing that day just an introduction. That way you know for a fact they want to sale, you have lowered their resistance and used the law of reciprocity by giving something to get something in return (in this case the listing) and it gives an opportunity to build up a lead base that you can keep in contact with. Just an idea

What is your opinion on getting a permit to door knock for realtors in the Weho/Bev Hills area. I am in that area and want to door knock but apparently you need to get a pricey permit to knock doors here as it's considered soliciting (It's called a solicitation & peddling permit). Did you have a permit when you did it? Also, for realtors who are ok door knocking, do you think the Hollywood hills area is ok or is it too affluent and should we stick more to "middle class" areas?

This was super informative! You do an incredible job in front of a camera...you make it feel like I know you personally. Thanks! I have a question for you. I've recently decided that I want to make a career in real estate. I'm wanting to get started as an agent at the beginning of 2019 when I move to the Coeur d'Alene, Idaho area. (I'd start earlier, but life is gonna prevent me from starting until then yada, yada.) Anyway, Im 22, my wife is 21, and we have a daughter on the way. When we move, I have a job working in my uncle's company. I'm wanting to get my license and then keep my normal w2 job for a bit, simply so that I'm not having to put my young wife and baby out on the streets before I start getting any houses sold. Really, I plan on doing the bulk of RE after work and the weekends, which I imagined that most people want to see houses and whatnot during that time anyway. Is this even a good strategy? Any advice? I'm 100% committed to getting this done, I just don't feel it would be responsible of me to quit my job altogether before I even know what I am doing and whatnot. I do of course, plan on doing that shortly after I get things going. Thanks in advance, and sorry for the long winded comment.

I agree with your strategy, it'll be difficult to start getting momentum until you do it full time, however. Just be ready to really, really hustle it when you are working in real estate after work and on weekends. It won't be easy, it'll take you longer to get the hang of it, but it can be done!

You should have kept working Mar Vista... It's now considered part of Silicon Beach and those mid-100s houses are now sky-high prices. I live nearer to LAX and the amount of door-knocking in my area is astounding. I never need note pads and I'm constantly invited to the In-N-Out truck at neighborhood open houses. Bob Waldron has a lock on our area and doesn't use gimmicks to sell.

hey, so i plan on buying a house and putting it on rent. Are you supposed to tell the bank when getting a mortgage that it will be a rental property? Plus are you able to open a company and put it under company name? If you do end up telling the bank it will be a rental property can they charge more interest? Also what kind of property insurance do you need so you don't get fucked by renter?

You're supposed to tell the bank what your intentions are with the property. Do they check? Sometimes. Do people risk it? Yes. Will they get caught? Probably not, but it happens. As for your name vs. llc, it's just a personal choice - talk with your accountant. Carry standard homeowners insurance.

in my city almost every houses have an external wall or gate and a buzzer sometimes with camera, and usually is the cleaning lady who answers ( house service is pretty cheap in Peru) any ideas how to go around this barriers? i would appreciate the insights

I had a job senior year which was in sales I was selling something like health care products I believe. It was so weird going around knocking on people door. it was also really uncomfortable for me, did it for 6 month's and left. It taught me a lot though that was to Hustle and strive for what I want💪.

Very important question: does inviting the neighborhood to the open house ever hurt a potential sale? I'm imagining people in the room end up talking to each other and then a potential buyer ask the neighbors some questions and those people reply in a negative way that drive them away.

I have a ‘no soliciting’ sign on my front door. I won’t answer unless I am expecting you. If, by chance, I do answer & it’s a salesperson, I just ask them if they can read. ;-)

I'm about to go into a broker job in a new country Dubai. I've sold off plan in UK for 10 years but would like some advice on whether to go into leasing first like you did or straight into sales. Would be happy to pay for a couching session and potentially could be an overseas segment in a new show perhaps? I'm also thinking of videoing starting as a Dubai broker from day 1 with daily updates on how things go.

I’m almost done with my real estate license, I already door knock for a living doing roof and solar sales, so many people I work with are buying/selling a house. If the dogs are really aggressively barking and clawing the doors or windows I just leave, it’s not worth sticking around, i’ve never had a home owner with dogs going crazy actually answer the door before. Door knocking is only intrusive if you knock on houses with “no soliciting” signs. You get used to it, i’m not anxious at all and i’ve been doing this for months, there’s probably 100 or more people per neighborhood that want to sell their home, can’t even say how many doors i’ve knocked when people say they don’t want their roof repaired because they’re “going to sell it anyways” or “planning on moving in the near future”.
