If it continues I’m leaving, the heat is not worth it. I used to rent a 3 bedroom house for $1300. It was worth living here because I had extra money to travel amongst other things.

Been in Az 9 or 10 years now. Housing has doubled in this time. Property taxes, utilities and everything else have continued to climb every year. Auto insurance is double what we used to pay. If you’re moving here- get it professionally inspected builders take shortcuts and the work is shoddy. You cannot depend on city inspectors. Also, labor may be cheaper here but they still charge premium. I’m planning on leaving when I retire- originally thought I’d retire here.

Hey Brian, awesome video! My sister and Mom moved to Arizonia in 2017. In October my girlfriend and flew out to visit. We made another trip in May and I went out again in June. We enjoyed the people, the landscape and the relaxed attitude in comparison to our area ofPennsylvania.. Great job with the video and that pool and backyard!!

We got incredibly lucky with our timing to buy in QC. New build contract signed 7/2019 and closed 1/2020. Got great pricing and were able to refinance under 3% before everything went crazy.

Good informative video! Another thing to consider is that there is a widespread in the amount of property taxes you will pay depending on the school district you live in. Some years ago the state shifted much of the costs from state tax revenue to the school districts levying their own property taxes through tax "overrides." You will pay far more in property taxes in some school districts than in others.

During the recession you could literally buy a five-bedroom three bath for under $100,000. But every street has three or four foreclosures. You'd have neighbors one day, and in the middle of the night they would strip their house and sell everything. Even the kitchen sink. Then they would abandon it. We had high house prices before the recession, the problem was the influx of people stopped so house prices tanked. Then private companies started buying up all the properties for cheap. Since I had never owned a home, they basically handed me the keys to one. I bought it for $50,000, But they were even cheaper than that at one point. But the cost of homes stayed reasonable until probably 2019. It took that long for everyone to recover from the recession and start moving here again and prices rising. 😊 But rentals and apartments have been that way since the recession.. All those homeowners were suddenly renters. flooding the market. Plus all those homes were now rentals, so you had an abundance of victims with a foreclosure on their credit. My mom actually got scammed out of her house. She was having money problems. Some scummy people took her house but they were charging her 3000+ dollars a month to continue living there. There were a ton of foreclosures, and rent was maybe 1200 at the time for houses in the area. But they basically bled her of all her money then kicked her out. You're fishing an algae doesn't really work by the way. Should have bought a place out of the city and commuted. I bought a house in 2021 for under 100k. About 50 miles outside the city. I drive Toyotas and my electric bill is 130 year round at the moment, only because I got a hot tub. Water bill is 20 bucks.

Gas in the east valley at the start of Jan 2025 is about $2.95 for 87 octane. Sam’s and Costco have it for about $2.60. Utilities however keep rising. My water bill went up $35 for the base rate.

House Prices increasing at 3.6 % yearly from 2006 straight line. The 50% drop during the 2008 to 2012 stretch is being reversed

Loved the video… moved here last year and we move into our home this weekend. It’s DOUBLE what our home cost in the Midwest 😅 but it’s what we want. I’m looking up Presidential pools and spas now 😊 got some light fixtures in my Amazon cart and that $100 would be right on time 😂

Car registration is a lot less than in CA as well. It cost is based on the value of the car and diminishing as it ages

Great breakdown on cost of living in Mesa! How is the Community Facilities District Charge calculated for new home builds? And are certain areas of Phoenix more expensive to insure due to wildfire or flood planes?

Glad you enjoyed it! Not all communities have a CFD. Some new build communities do and others won't, and the amount will depend on how much the developer financed, how many homeowners are sharing the cost, and how long the debt will take to be repaid. And yes, some areas are going to be more expensive due to wildfire around the metro.
