Check with your county office. Some of them have a notification request option in the event a property has a deed change or any filings regarding the address. When I sold one of my properties, I received the deed change notice within a week.

Bobby can also check and see if there is PMI on the mortgage, if the house has appreciated, you can request the mortgage company do an appraisal, and the PMI can be removed.

14:21 you say county assessor but I think you mean county clerk/records. If the property is owned free and clear and you want to protect yourself from “title fraud”, couldn’t you just record a lien to yourself ? I would imagine you could create an LLC and record a DOT/MTG owing to it and record it. You wouldn’t have to make payments to your LLC but that lien recorded would discourage anyone from wanting to commit fraud against you. I’m sure there is some possible tax/cost implications depending on your state or county but couldn’t that be a way to protect yourself?

So what I am hearing, this is yet another reason why you always want to keep a mortgage on your properties. Besides helping your COC return, you can lower you liability to fraudsters and lawsuits!

so for them to steal the title from you, they need to present your ID with a fake signature to the notary? it wasn't super clear.

Shouldn't go into an adjustable rate mortgage. I knew someone whose portfolio only cash flowed if they did short term rental income. This was pre 2008. Mortgages adjusted and the vacation rental market slowed down with the crash of the economy. He lost everything
