Sometimes I dislike how popular house flipping has become. I live in a Chicago suburb and it's getting harder and harder to find homes that haven't been flipped. I'm not currently looking to buy (but I'll browse real estate websites) but I know once I do, I want to be able to renovate the home myself so it reflects me, not what the new construction developers or flippers think I'll like.

a problem i tend to have with house flippers is them taking away the character of older homes. they make everything grey and neutral like any other newly built house. i’m tired of seeing the same modern farmhouse design everywhere i go man

And flippers have major financial incentives to cut corners though out the process. At least with an established builder/remodeler they have reputations to worry about. A "flipper" just cashes the check and moves on to the next one, there's little recourse for the buyer when those "cut corners" start showing.

I live in an area about an hour outside of Toronto, and house flipping has significantly damaged our housing market. Due to the fact that real estate is cheaper outside of the city, many people from Toronto are buying properties and “flipping” them in my city. The issue this creates is many of these jobs are done very poorly, as well as it continues to drive up rental prices in our city. Right now we are facing unprecedented numbers of homelessness and poverty because so many people with “normal” incomes are being pushed out of the rental market. As well, cheap repairs put into houses to keep the “budget down” often do not last and create larger problems for the owners long term. It is very interesting to explore the different implications behind flipping, and also see if there are ways it can be done that preserve the community and housing prices while creating safer living conditions.

Worked I real estate for years and I am a CPA. Most people lose money flipping. You better have the capital to sit on it.

Yeah I am very suspicious of these house flippers. There might be like 1 home every 3 months that makes sense in an entire city but then you have to compete with all the other investors to buy it so it's very very difficult to make money doing this. Much better off buying homes like this and rent them after rehab.

We started flipping house in 2015 because, like you, we had been watching those cool HGTV house flipping shows. But after a few years we learned that the real money in real estate is in keeping the real estate. Now we specialize in lease options and have made 2-4 times more money on each property over a 2-3 year period of time without paying as much in taxes as when we were flipping. @@MonicaChurch or South King County areas, like Renton, Kent, Des Moines, Federal Way, Auburn/Algona, Enumclaw/Ravensdale/Greenwater. And to the south is East Pierce/Franklin, cities like Fife, Parkland, Edgewood, Lakewood, Puyallup, Sumner, Spanaway, Graham.

Seattle would not be my first choice. I would look at Black Diamond, Renton Highlands, Puyallup (Sunrise area) or Sumner. 💙💚

@@MonicaChurch South King County is a great area for flipping. I’m in Auburn and you can make $100-200k profit with much lower investments. We aren’t flippers but got our current house for $150k, fixed it up, and it’s now worth around $350k.

Sure maybe these Texas flippers are investing into houses that are uninhabitable, however, the popularity of “flipping houses” is ruining the market where I’m from. My partner and I want to buy a house however there are barely any houses left in our price range because people are buying them and flipping them. The biggest issue with this isn’t necessarily that people are flipping but they are flipping houses and doing it poorly. You are able to tell the house was flipped because at a quick glance, yes it looks nice and remodeled but when you look up close you can see that it’s a shitty job. If we were to buy any of these houses that are newly flipped, we would have to rip out and redo the entire house because the flip was bad so it just defeats the purpose. I wish people would leave the houses alone and then people who have small budgets can buy these houses, live in them while they do some remodeling, and maybe sell them 3-7 years later like your parents.

I think it would be great if you went into gentrifying aspects as you continue researching this topic and share that point of view with your audience. Whenever someone refers to an area as "sketchy" then starts to talk about purchasing a home to renovate and sell for a much higher price, I think it's good to also be aware of any gentrification forces that may be happening in that community. I appreciate that you mentioned it at the end, but I think it would be great to delve more into!

Especially since these flippers are in Austin, one of the most segregated cities ever... as someone who lives in Austin, flipping on the east side of I 35 is morally wrong and gentrifies minority dominated communities.

Yes, Austin is also rapidly gentrifying and lots of other American cities like it. You’ll end up with a half million dollar home in or around a neighborhood that doesn’t support that kind of house or person buying it.

Yes, gentrification is a really good side benefit of flipping houses. It makes neighbourhoods which were once dangerous much more family friendly

Flipping shows always leave out many of the costs that are important to consider such as financing costs and selling costs

Absolutely. I recently turned one of my rentals into a flip, listed it for $130K, that immediately attracted buyers with VA loans (it was "too cheap" for the majority of other buyers, who wanted to max out their loans). However, the selling process costed me $15K (commissions, closing costs, mortgage, taxes, etc), which ate half of the profit. Well, people should remember that VA buyers can't pay closing costs. Also, many flippers use hard money loans with much higher interest than the conventional loans.

The problem with flippers like this, is the first house they showed that has now sat for 9 months they still pay mortgage and property tax but then they never factor that into thier profit. So they dont really make what they said

depends on how they're doing the financing. It might not be a traditional mortgage. But there will still be interest if they did a "hard money" loan.

Austin Flipsters say they always use their own cash. So they technically aren't paying any mortgage, but yes they should say how much their holdings costs are such as property tax, insurance and utilities.

Nor have I heard of any flipping channel ever mention taxes for any of the flips. Unless I am missing something when they flip and make 60K they have 20% taxes due as well. When they state it takes 80K to fix up they are as well footing that bill. If they are doing the work they save some on the labor. If they are paying subcontractors that is an added amount. As well if they hold for any significant time real estate taxes come into being. This is a lot of money you have to have up front or paying mortgage taxes as well.

The house I bought was a flip. It sat on the market for three years and I got a great deal on it. I'm pretty sure the person who flipped broke even. It was her first flip and she said she'll never do it again. Worked out great for me though!

They often talk about the huge sale prices flippers get on these houses, but they never mention the realtor commissions, property taxes, capital gains taxes or interest paid, that all come out of those profits.

So is house flipping not really a thing in Russia, or are there no shows? Surely somebody flips old apartments. there are plenty of very old apartments with a Soviet layout located in central Moscow/Saint Petersburg that would be so much more desirable with a European-style remodel (Евроремонт). Do people do those themselves, or are there flippers?

@@annach109 I do not know about Russia, but for example in Germany house flipping is discouraged by the state. If you sell a certain number of houses withing a few years, you will pay high taxes. It would only make sense to flip them, in order to rent them to somebody.

Yes! Tons of people where I live have bought up all the “cheap” houses and flipped them but did a really shitty job. I can no longer afford to buy! Even if I could find an affordable house that was newly flipped/renovated, I would have to eventually remodel it myself since it’s poor quality.

These Flipper Tubers are like gamblers, counting all their wins, while ignoring all the losses. The profits are NOT what they paint... Sure some money can be made, but only in an up market. When the market turns, ya get left holding the bag on multiple properties you can't finish and can't sell.... bankruptcy ensues. Thus, following the market and knowing when to exit quickly .. is a must, or you will be ruined.

if you have a low cost of goods, it doesn’t matter if the market drops. Even if there is a drop, you just have less profit, not bankruptcy. If you’re upside down on a flip, you either bought too high, or renovated too much.

I used to make KZbin videos to push my competitors into other cities. Real flippers don't want to talk about the flips (for the most part). Or unless you're a wholesaler and you're looking for newer flippers to sell wholesale properties too. Also perspective is this... sales volume is down in 30%-40% in LA... we have a 15% more new lic agents.... less agents and less sales... for the sake of CPM bump talking about financials great job! Espose the truth

The best way to get into real estate is not flipping houses, it’s purchasing multi unit properties. Most people use their first time home buyer loans to purchase a family home. But it’s smarter to at least buy a duplex, and rent out the other side. Even better if you can purchase a three unit or four unit property initially. If you can rent out for at least your mortgage or even more, you’ll be financially in a good place to purchase a single family home after a year. Then you can rent out the unit you occupied and make more money.

definitely not into house flips because it takes a lot of character out of homes and neighborhoods. Plus it drives up the market.

Agree with you to some extent but some of these houses really need it structurally or haven’t been updated cosmetically in decades. I think as long as it’s only done to houses that really need it as opposed to ones that just aren’t their style, I don’t see the problem.

@@katiechambers1319 Sure but this idealistic view doesn't really apply. The point of flipping is to make a quick buck, not to make a historic impact. I can do a lot of work myself and really don't need or like a flipped house where (as usual) the cheapest crap has been used to make a quick profit.

One could argue that the existing residents that are often minorities in these places being mentioned benefit from increased property values and generational wealth building. Grandma buys a house 40 years ago. Leaves it to her family. Sells it for 800k her family now has opportunities they didn’t have before. The more a home is worth, the higher the property tax (not great for existing residents) and the more the school in that area gets. In Texas especially a huge, huge portion of your property taxes goes right to the school system.

A lot of people are not financially stable this period and it's not easy, I always advise people, don't just waste your stimulus checks or salary, invest it in something that will yield more, even if it is a part of it. We can't keep relying on a paycheck that is already half-spent before we even receive it. There are investment opportunities that have helped a lot of people especially in the financial markets. Having different streams of income is essential in this pandemic, especially now most of us have to earn from home. I've made impressive progress so far this year and it has helped me sort out a lot of bills.

Stock is the oldest online market we have done in the past years, we employ it because of the highest quality of services it renders and how successful it is, today we now say forex trading too. I'm just saying that people should develop the habit of investing, it's really helpful in life.

How to find a deal. The key is to get the cheapest house on the block in the best neighborhood. You can renovate but if you’re well above the local market, you won’t be able to flip.

Sometimes I think "damn I truly am living in a different reality than other people right now." Made me squirm to see you travelling across the country for this video, and to be around them without masks? Here in Canada, non essential travel is practically non-existent, no one outside of my province is even allowed in without isolating for 2 weeks! Great content but damn girl, you gave me anxiety just watching!

I would keep in mind that this was probably filmed a while ago and there were no travel bans then. I know she has been taking things seriously based on previous videos, so I can give the benefit of the doubt and hope they all got tested for covid in preparation of the video.

Its kinda like owning rental property...you may mostly luck out with tenents that don't really damage things...but then u may end up with a tenent from hell that destroys your house or steals all your appliances when they move out. The loses,as already stated can be bad to ruinous...i would consider cosmetic type flip.not sure i have the intestinal fortitude for even much of that lol

Good back ground check(there are private investigators that do Tennant checks %100 worth the fees), good insurance, good home warranty, and communication can eliminate many of the issues you bring up

It may be true that almost anyone could do a cosmetic flip. The challenge is that you can never really be sure what is cosmetic and what might turn into a down to the studs renovation.

I'd be interested in a video about whether the average home seller should fix up their house before selling or just sell as is. Which is more profitable to the seller? If a seller renovates their house with inexpensive flooring, countertops, etc. and then a buyer buys the house but rips out all of the cheap stuff to put in something better...maybe doing nothing would be best for the seller?

That is a great question that I'd love to explore more. I think it depends greatly on the price range. If you add new vinyl flooring on a 300k house then it probably makes sense. If you add that to a 1 million dollar house they'd for sure rip it out for something nicer.

most flippers do crap work, or hide their work or no work behind walls and new paint etc..... buying a house that needs some TLC in a good neighborhood and fixing it up while living in it like your parents did and moving out and on up is a safer bet.... don't buy a flipped house in my humble point of view

My aunt and uncle do this full time and it’s a successful business. There’s always houses that need fixing up. It’s true, the housing market needs people to come in and buy the crappy homes and make them livable again. I hope to get into this someday too.
