I think the brass fixtures don’t go with the rest of the house, especially since the theme of black on the stairway. Looks gaudy, brushed nickel would’ve gone better. I do like the free standing tub idea better than wasted space. The rest of the house is lovely. Love the show!

I feel like the primary bathroom is even more awkward without the tub, a free standing tub in the corner would have looked so luxurious. Now there's so much wasted space.

Exactly what I thought - I love the shower tile and pattern they chose and I even like how the floor tile spills out of the shower area a little but it still looks like a poor attempt to hide the dead space they created by removing the tub.

I agree. There are a lot of things that could have been with the space in that bathroom to make it better. It is now just awkward open space.

You should have replaced the master tub with a freestanding tub. It’s more sleek & could still fit in that space. I love the kitchen, I love the floors.

One thing I hate about flipped houses is how builders never put any drawers in the kitchen. Its much cheaper that way and then as the new homeowner you are stuck with that, unless you buy your own drawer fronts, build your own drawers and repaint all the cabinets so they can match the new drawer fronts. Redoing my kitchen with all drawers just adds so much functionality to the kitchen.

I think a free standing tub in the primary suite would have worked better. Everything else is fabulous and the primary bath is Gorgeous but I wouldn’t have been able to buy it because no tub.

I would've never taken away the master tub. I think the room was big enough to keep, no matter the layout.The kitchen was nicer with the fake granite. Good flip over all. THANKS for keeping the outside brick.

I almost guarantee the fence height had everything to do with having dogs that were escape artists rather than anything having to do with the neighbors. 😂

Great job. The only thing I did not like was the primary bathroom flooring. When you have a walk in shower use the same flooring throughout otherwise it looks like you ran out of tile and used remnants same as it does with the timber flooring.

If I bought this house, I would take the black paint off of that black hole of a fireplace. And, I would replace all of the awful gold fixtures and hardware, and somehow put a tub back in that bathroom.

Don't like the metal mix in the prim. bathroom. Devalues the whole thing. Would have liked it so much more with also brass/golden only features and faucets.

it would be cool to leave a water line easily accessible where the master tub used to be, that way you could add a standalone tub (!!) in that corner and angle it.

I like the "after" ... of whole house. Good calls to ... ...remove the master bath tub, it made the space too crowded, shower is much nicer. ...changed two separate closets into one large walk in, master bedroom. ...change kitchen peninsula and add a bar. That area with outside door was cramped. ...updatiing pantry wall. ...painting fireplace ...paint colors. Nice spacious house and yards.

The railing looks nice, and it's good of you to keep the trees as more trees are needed everywhere. But the fireplace was much better before in a timeless red, now it looks like a giant tombstone.

Great content as usual, I loved this as I am about to invest in uk property with 70k deposit (plus fees and more savings for furnishing and decorating) to buy my own place, but I am also treating it as my fourth investment, having two spare rooms for lodgers to cover this property mortgage and tax costs... and to build my equity whilst working my day job for my next investment.

First, Debbie you need to have a salary of at least 25k before you will be considered for a mortgage, that you need for properties. If you want to achieve a 75 percent yield yearly, try looking out for an investing advisory or else you will be competing against professionals themselves.

If you invest your money wisely it called slow and steady. You are the turtle. You will become rich when you retire and this is true, But most people don’t have the patience and the understanding on how to invest properly, most people buy nice cars, nice TVs etc And blow their money that way in life

That's an intentional way to live Jessica, that's the only way to become debt free. I've already paid off two previous mortgages. Now I'm working on my third and I cannot wait since it has to happen before retirement in four years and I'm already getting there the proficient way, Luckily for me my trader and coach Frost Hilda has been using every opportunity to ensure I benefit from each turn the market takes. Good luck staying debt free as much as possible in the future.

The electrical outlet in The powder room is covered by the vanity trim or whatever you wanna call it working or replacing the outlets is gonna be such a pain to the new owner I don't think that would pass the inspection

In my area the zoning requires good side of the fence to go toward the neighbor. Maybe it's not a thing in Austen, but if not, it's a neighborly thing to do. House looks great. I really don't like the fireplace. It looks like a black hole. Maybe paint it a shade of green like the tiles, or a hair darker. Paint's cheap, as my dad would say. I don't like painting brick but I can see why in this case.

I love how you guys really care about the quality of your projects. Believe it or not, I’ve been on house tours where it looks like they just painted over water damage on old cabinets and what I can only assume to also be mold under that paint 🤢. It really makes you scared in what other stuff they didn’t fix (plumbing/foundation/electric/ etc.). Glad you guys always do what’s best for the next owner but the house as well

Agree with the keeping a free standing tub. With 2+ bathrooms you need one with a tub. Also the spindles on the stairs date the place. Needed replacement.

I'm from Australia and enjoy your videos very much. I have to agree, the tub issue is a contentious one - even here! From my conversations with others, a tub is either used alot or not at all. Hard to know what a buyer will want, so it is a tough decision to keep or not when selling a house. Personally, I have used mine around 6 times in 20 years, and would prefer a walk-in shower with a bench seat to rest if I am not feeling well. Great video, guys!

Its a beautiful home from the outside,but I do not like the black fireplace,too dark,too bold.And I dont like the green backsplash in the kitchen.And I would have kept the bathtub.Nice big house,I like the layout,just not done to my taste..but to each his own.

From a distance the fireplace was a big black blob in the middle of the room. I think as the homeowner, I would have wanted the fireplace painted a color (like an accent wall) that blended with my furniture & decoration scheme. GLAD THE OWNER LIKED THE BLACK

Personally, I would have put a freestanding tub in the master bath. The house we are currently in has no bathtubs and I miss having a bathtub!

I love the entire remodel. I know some feel you should've kept the master bath tub, i do not. You guys made a good call on that one imo. The only thing i would've suggested, for visial purposes, is to have had a plant or a small one seater bench in the corner where the tub had been. Like i said though, only for the visual and to help some of these commenters see the potential/uses that corner could serve. Another job well done! Oh btw....the kitchen back splash tiles are my absolute fav!! I feel they are a timeless look even though they are a green hue... chefs kiss superb!

14:29 Are the floors they’re ripping up real hardwoods or like a vinyl? Because if they’re real wood why wouldn’t they choose to refinish instead of pulling them up. I don’t know much about flooring so correct me if I’m wrong!

Not a fan of the gold grout with the plain white subway tile. I think it’s too much for a shower and would probably work better with a kitchen or bathroom backsplash in a much smaller sq ft.

The house changes with the new wall and floor colors were nice. The black stair railing and fireplace are attractive. The kitchen is a little boring but is ok. The bathrooms fall short. The weird wallpaper will only appeal to some buyers. The gold trim, mirrors, faucets, etc. look very dated. The backyard is very odd with different hights of perimeter fencing. In the front yard the front door and color are fine. However the garage door is dated and should have been changed to one more attractive.

I always cringe when tubs are taken out and there is no tub in the house anymore. Idk why it's a modern perception that showers are more luxurious. I personally would not want to live in a house that doesn't have a tub. You can shower in a tub but you cannot take a bath in a shower. 🤔

This house was beautiful to begin with, just needed a fresh coat. Only 2 changes I would have made but they are more personal taste. The L shaped wall that wrapped from the front living around to the kitchen bar, I would have painted a contrasting color to break up the white. In the upstairs bathroom, the wall behind the sinks was slightly recessed. The beautiful wall paper from the downstairs powder room would have been a nice touch to add there just to add more cohesion.

They always leave it up to the buyer to put their own one in, as many people already own one. I suspect the previous one was sold or scrapped, as it may not have been working.

I have usually liked everything you have done. The past few renos have had a few issues with layouts. This one turned out nice. The master bathroom not the best layout. Again. The shower could have been at the end to the right, the toilet to the left and the vanity where the tub was. Maybe even incorporate a big tub shower combo which I’m not a fan of but many people are complaining about it. The windows have no trim! Looks like a cheap apartment.

@21:04, the black banister and spindles is too harsh. @22:52 that should be the dining space rather than at the front of the house. @24:30, I like that wallpaper. @24:59, that outlet is far too close to the sink and would not be allowed in my country. @25:05, I like that there wasn't the scope to tear down the wall that separates the living room from the kitchen. @25:08, the dining table is definitely in the wrong place. @26:19, I would put the powder room wallpaper on the walls around the sinks. Overall, it's not a bad refresh. I would have made different choices, especially with the kitchen cabinetry.

And AGAIN a black, gray and white pallet. The house these guys flip seem always to be turned contemporary. And not just the furniture. The gray is ok plenty can go with that but the black fireplace, the wallpaper and the hardware choices are things I would immediately be thinking about changing out. And removing wallpaper is a beast.

Well they don't work for free nor should they. In addition they also give their knowledge in the do' and don'ts that they themselves have paid for from their learned mistakes. So this guy is getting a profit, their time/help on his project, free advertising on here, a lifetime of knowledge on house flipping that will save him thousands in future flips. So yeah, they deserve to be paid something, and it's not like the guy didn't agree to it anyways. Everyone has to eat and pay their bills ya know.

Hmmmm….nice staging but, hid some deficiencies. The black fireplace draws the eye too much and makes the space appear smaller. The red fireplace was not bad and added character. If you felt it had to be painted, a softer neutral color would work as well. Why is an eating area near the front door? Would have flipped that entry zone so dining near kitchen……or an arrangement with the fireplace room…..big eating/ play/ zone. Powder room and family bath perfect. Master bath problematic. Drain on shower very small. There will be water coming into that exterior space and a slip hazard. Seems like you could have made the shower wider since you took the tub out so then put a slider frameless glass door. The mixed metals are a miss as who can really see that in the tile. No tub gives the master more room so, why not make the shower a little bigger. Glad you saved the trees in the yard. I’m new to your channel. You do a great job, however the editing almost made me nauseous. Perfect for an ADD brain but, too jerky, too jokey. The 3D room graphics excellent. BTW…. do you think a 49,000$ profit is worth this one? Is this because you did it for someone else’s flip that the ROI is a small%?

The kitchen would have been much better with an island and no peninsula, would have flowed through much better and open up the space, especially if floors were being redone. Lots of wasted space as it is now. Fun wallpaper with the powder room!

I would have left the fire place alone no paint and build an overlapping wall to make the fire place have smooth walls and add a wood mantel and paint it black cheap yet still under budget

The simple solution in the master bedroom was to close the 2 doors to separate dressing and turn them into the bathroom and the bathroom into a dressing room leading to the bathroom, That would have sorted the issue of the l shaped bathroom and allowed for a free standing bath and a shower.

I think it would have been smart to reconfigure the master bathroom completely and maybe even make it so you access the closets from the bathroom and taken some space from them. 🤷‍♀️ I get that you have a budget to keep but that bathroom was very disappointing. 😂 and the change in the flooring was odd. 😂 but I'd love a house with such tall ceilings!

Everyone here worried about getting rid of the tub but I'm more concerned about them getting rid of a PANTRY! Why do homes never have pantries anymore? Even a small pantry is better than no pantry at all.

Was it really necessary to swap out the kitchen cabinetry? The original kitchen looked nice. Seems like a waste of money. The mixed metals in the bathroom, does not work.

Nice video guys!!! Thank you. Glad you are in Austin - hope you are able to ignore ugly comments. The kitchen back splash adds some color but not too much - a family can still add other color accents of their liking.

I respectfully disagree with the comments saying they should have kept a free-standing tub 😅 I think the final look gives the owner's an option to put in a little storage and I personally always feel like a bathroom is more luxurious when I have more free space. (Maybe that's because I'm someone who lives in a small European apartment 😅 but...)

Yes!! I felt the same. That free space will come in handy for a one seater bench, a plant, hamper, more storage etc. I thought it was a good call too.
