That's sucks. Keep it simple, practice proper portfolio diversification, take some risk but don't try to shoot the lights out. I’m invested in ETFs, REITs, and Individual bluechip company stocks and use a CFA. On average, she takes an agreed %age of earnings, but using *Lina Dineikiene's* system makes it much more hands-off. I conservatively follow her recommendations and market entry and exit points, and tbh this makes it fairly simple for me... I am convinced it's not just hard work but smart work:-)

So, Ken is suggesting that to buy a, for example, $200k car, you should borrow maybe $1 million and invest it, maybe in real estate, then borrow the money to buy the car, then use the cash flow from the investment to make the payments on the car. That might work some of the time. What happens if the economy croaks for a while, and you need to sell the real estate at a loss, like many people did about 15 years ago? It all comes apart.

Most people who follow his advice will end up broke. Tenants don't always pay. He is correct about buying income producing assets. But do it with cash. That way WHEN the tenant doesn't pay you don't have to worry about a mortgage payment. Roth 401ks and IRAs are the best tax free income producing vehicles on the planet. Max them out and use excess to save for real estate. Yes this is slower, but you will NEVER end up bankrupt. The majority of millionaires are millionaires because they paid off their home and have a 401k with a large balance. And these millionaires do nearly everything under the sun they want to. It's my formula and I am in the process of purchasing my 2nd rental property with my own money. And I get to do nearly everything under the sun I desire. 5 years from now, I should own five or six homes that cash flow mortgage free. Opening up the door for more stuff under sun. JUST BE CAREFUL using Other People's Money. It ends badly for most people. Whereas, I don't hear horror stories of debt free millionaires in bankruptcy court. One last tidbit. Marry someone with the same debt free mindset. Because you are less likely to end up in divorce court, which can spoil a fortune.

The S&P 500 increases on average 11% a year....Real estate increases an average of 5% every year. Investing in the S&P 500 is low maintenance and truly passive, real estate investing requires active management of tenants and property maintenance. Real estate investing is not passive, you are essentailly buying yourself a job. Ken is a property manager so he is very effective at his job. If he were not actively managing his organization it would fall apart, even if he were managing other property managers he would still always be busy working, this is why he is always working and shooting videos from his office. He seems to enjoy property management so no problem with that just so long as we all understand that real estate requires active management and it is not passive

There is no money, it's all debt on a balance sheet, so you need to make positive balance sheet flow based on borrowed debt. That being said, we will hit mass deflation this next few years so Be Careful with your debt as asset prices implode. We are a debt based system so balance sheet wealth will shrink very fast. Banks DON'T LEND other people's money, they Lend BRAND NEW CREDIT into the system!

Well said. Housing peaked in 1971 at 1,000 ounces of gold, now 235 ounces, down over 70%. Stocks peaked in 2,000 at 44 ounces of gold, now 16, down 63%. We are living a lie using dishonest measures and will descend onto hell and war. Wealth is honest gold and silver, revealing housing, stocks, and labor are all down over 50% from peak. Tragic we are being lied to. The deflation in gold and silver is already over. The IOUs have yet to fall and will. Protect yourself.

Money is gold and silver. IOUs are debt. Big difference between money and debt, money and IOUs. In honest money stocks are down 80%, houses are down 80% from their peaks. That is why we can't use honest gold and silver, it reveals stocks down 80% from 2000 peace and houses down 80% from 1971 peak. We can no longer use honest measures, causing our decline. Nations that use dishonest weights and measures, IOUs, inflation, debasement, descend into living hell and war. Always. Very tragic.

Great video. I don't entirely agree with views on 401ks/IRAs. These are great ways, especially for middle-income self-employed people, to defer lots of income so it's not taxed. If one wants to consistently defer $100k+ a year, a private pension (e.g, from Schwab) is even better.

I’ve been diving into a few books lately, and The Secret Doctrine of Wealth stood out. It’s not flashy, but there’s something about it that just clicks.

I read that one, but found a more down to earth version of it by a guy called Perry Wilson. I think it’s his only book so far called Minimum Wage Millionaire.
