It’s sad from a human perspective yes but architecturally those buildings are pretty shit, and would probably be reaching the end of their natural life-cycles. They’re also wasteful of space. Build some nice brick, stone and wood buildings there which would have low embodied energy and make them several storeys, like Victorian houses in the UK, split some of the bigger townhouses into apartments and then have Detroit redevelop the area itself a bit to create some job opportunities; then you have sustainable and desirable homes which will make the area inherently desirable and give it longevity - just like how it’s worked in London; where the blighted and poor areas are all composed of disgusting and soulless 80s concrete monstrosities, which deprive a neighbourhood of community and beauty and create a dingy backwater full of crime. The architectural value of an area affects how it is lived in, and how an area retains its liveability and viability over the decades and centuries. “Classical” architecture, or any which acknowledges beauty and lineage, will always be desirable and will encourage anyone who lives in it to take care of their valuable homes and neighbourhoods.

Detroit is now in the negatives and owes the state money for the services that are provided to each home and businesses that are still in operation as well as the electrical, sewage, water, fire and EMS that have to work in this city. The taxes are high to pay back for all of the years the city has been under until it would be successful again. In order for a home builder to market a successful recovery in this area the taxes and livability would need to be high in order for their interest to be paid in full by the owners of the houses that would be built by the developers. What also hurts the city as much as any other is all of the sanctions and anti gun laws that make legal law abiding citizens criminals in that state, so protecting yourself against people whom would be attracted to the higher end development would be at risk for theft and robbery than any other place.

I commented as a layperson who saw the trend of property developers who kept building expensive properties. They have 'if we build this, people will come' attitude. As someone who live in the city, work in the city, I'd like to remain in the city for convenience. Financially speaking, it does sounds sensible to demolish the buildings and build new. The developers can start from scratch on how they want the new township looks and operate. They might create their own zoning system. However, by building new township, they will also have to provide new public facilities like schools, hospital, markets, fire department, police department etc. Those things needs money and they would pass the cost to buyers of the township.

Taxes are only part of the nightmare. The fees, fines, and more will never end. I related above a summary of one guy's uncle's experience with a "cheap" house in Detroit. One specific thing the Detroit tyranny did to the uncle was to force him to replace the sewer line from the house to the street. The tyranny claimed they had a complaint from someone from within the uninhabited neighborhood. The uncle was faced with a long-term and expensive losing battle against the tyranny or replacing the sewer line. Of course, the tyranny insisted he use a "certified contractors" for 3 times the price to replace the line.

I live very close to here. It’s amazing how a few miles, or even blocks one direction or another look totally different. Detroit’s biggest problem is it’s too big. How many homes in that area do you think legitimately use water? let alone current in their billing. Yet, the city must maintain all the infrastructure. Detroit needs to pay people to centralize and let some of these areas go back to nature. .

Can people find jobs there? Crime? Considering the rental and real estate situation in this country right now, I can only suspect that people priced out of markets in so many other more expensive places will start to give blighted cities like Detroit a serious look. With the cost of buying one of those cheap houses, taxes, and spending tens of thousands of dollars to rehab the house itself, a person could still have a livable house for under $40,000 and a mortgage of only a few hundred per month, which is practically unheard of anywhere in the country. But nobody wants to live in super cold Michigan, and if there are no jobs and crime is bad, there is no point.

I grew up in Detroit and I've seen how much houses around my neighborhood has changed. I used to always feel safe running around the block with some friends and everybody were all so friendly. Now going back and a few of my family still living there, the houses and neighborhood don't look so lively anymore as it used to be. Many houses are unrecognizable and they don't really do anything with the houses that are damaged.

People are leaving elsewhere because you get nicer houses in safer neighborhoods with less crime and less taxes to boot. Everything is more expensive in Detroit even basic stuff like insurance because of the risk factor of your stuff getting stolen. Detroit *will* have to hit rock bottom so that we can reset the whole situation.

It is designed to price out poor people. Well they left and now the city is stuck with $1 homes no one wants. The city was betting that real estate speculators were going to buy them and resale or rent them to higher income tenants up like say the do here in Austin all the time, but reality hit them first. Don't think for a second this is just going to remain a Detroit thing thanks to Covid I see this becoming a nationwide problem soon.

Justice Warrior no that’s not what caused it, a large influx of people moving to safer cities because places like Detroit have always been full of blacks. During the 1950s African Americans were treated as a lower class, and were given a lower education, hence why “black” culture in America is so aggressive and territorial. The white men and rich men of America made Africans a lower class, and hence they acted like a lower class, and now these places are abandoned because those shackles aren’t there anymore, and people moved to greener pastures instead of staying in those tiny ass homes so they could live close to the factory they work at.

@@ezimane7067 No, the economics says otherwise. Detroit abandonment started with the exodus of businesses, which started when taxes and regulations went crazy with the Democrats there. Eventually, everyone had to leave to have jobs to pay for their high taxes and food and utilities
