Totally get an agave plant (looks kind of like aloe vera plants). Saw one in a video with Gerry and Linda, golf cart tour of villas or bungalows in alden or atwood or what have you. So Florida to have an agave plant out there. They can get monstrous, which you probably already know, but what a beautiful sight they can be when well kept.

As someone who may buy a home in TV, thanks for a great informative and educational video. I agree totally with all your advise. Keep a dated journal with names of people you spoke with, email and attach photo's and as you said when you know something is not right be persistant until they correct it. When I was a young man and bought our first home from a builder I noticed outside trim that wasn't installed correctly, I went to builders office and was told mine was done right and the others homes on the block were wrong. I told him ok , then make our house wrong also. They unfortunately love to tell you "thats the way it's supposed to be". Thanks again Rusty for a job well done.

Rusty, Thank you so much for this video and all of the great info and wise advice. I am not moving to TV for a few more years. When the time comes for my new home purchase, I will be referring back to this video and several others of yours that are also helpful. Your videos and the time you take to make them are very much appreciated. So glad to know that TV had very little damage from Ian. My brother lives in Cape Coral, thankfully his home did not have water damage. It is heartbreaking to see all of the damage and loss to so many down in FL.

I love your videos. So I’m moving to California a couple years. I’m concerned about hard water. your video you commented on your Glass surround in your shower. Is everything hard water there? If I leave the sprinklers on will they ruin my beautiful cars?

Hi Rob thanks for watching. People for the most part do not leave cars in the dive. Also you are not supposed to work on cars at your house. Keeps the hood liking clean and the prices of the homes elevated. That said...You can aim the sprinklers. And yes there seems to be a heavy mineral content. The outside water is unfiltered but you can buy systems to soften or filter the water as with most places around the US.

I too had a number of issues and all were taken care of. It took a little push back on them to make sure things were corrected correctly but in the end they were. Compared to other stories I've heard about other builders I too would give them an A. It's a shame we have to qualify the rating by comparing them to other builders but it's the truth. One that was a biggie that they really didn't want to do but I wouldn't accept their patch work fix of moving the lock latch so it would lock... was that they had to remove and replace a whole window. There was either a defect in the window manufacture or it was installed inproperly. It was out of square and the sash wouldn't seat properly. It was a big fix because it requied cement work and paint on the outside and sheetrock and paint on the inside to finish it. This was all done after the year anniversary due to them trying everything under the sun to get it to close and lock without actually performing the correct fix which was to replace the window. They finally did and everything came out great and it works perfectly now. Thanks for a great video Rusty. Very informative for new buyers.

I wish we had a inspection done before we moved in. The floors needed some work and it would have been much easier to do without having to move furniture the 3 visits it took to correct the problem. We scheduled our inspection for 30 days before our anniversary date. They found a roof truss that had been repaired incorrectly. The warranty department was very helpful but you do need to stay on top of it. The warranty dept will take care of notifying the contractor but the contractors are all shorthanded so you need to make sure they follow thru.

Thanks for your great video! We were not there for closing and arrived for a very few days a bit later. The trades came in quickly once we were there. A couple of them could not come and we had to return to our other home due to our work schedules. Here's hoping that the remainder of our punch list will be completed when we come back......and that The Villages dodges Hurricane Ian!

Homeowner Orientation Buyer's Checklist. Highlight sentence reads, "CHECKLIST "SHOULD" BE COMPLETED WITHIN (7) SEVEN DAYS FROM YOUR CLOSING DATE." It doesn't read that it "has" to be completed within the designated timeframe. Is there another warranty document the specifically mandates the (7) day notification period? There's a significant difference between "should be" and "has to be" in my non-legal opinion? Very good and informative video.

Great video. Very thought provoking. What was the 2nd hand held meter you showed, where there was a paint problem under the window? Outside, where water was backing up between the neigbor and your sidewalk, is that a shared sidewalk since within 5 feet of the neighbor's wall, or does the neighbor owned the non paved area, and your property includes the concrete sidewalk? Since the neighbor doesn.t see that non paved area, who would landscape it ? Please do more inspections Thanks.

We bought in 2014. We only had 3 things wong after 1 year fixed immediately. However, home inspector missed a problem with the roof shingles not being secure. After 2 years the warranty department went to bat for us and got the roof fixed even though the shingle company denied our claim initially. They also can give you paint colors on your house and lots of other info. I would give them an A+ for sure.

I moved in 4/1/20 (covid day) and never saw my agent or any chance to fix anything....no builder on punch list. The air conditioner compressor was shot and was more than two weeks no air.
