As a foreigner having owned homes here in Philippines both under Deed of Userfruct and 25 to 50 year, renewable leases, be aware that rules can change without much warning, as it did in Subic Freeport leases where they stopped renewing for many years until the foreigners lease ran out after they had invested heavily in the buildings. My observation about that property with the high fences is that residents were concerned about security. My recommendation as a foreigner..... is to buy a boat and register it offshore :)

No, contractually the Filipino land owner was required to offer us first rights to purchase at market price for the undeveloped land. After we developed a beautiful resort his children refused to honor the terms and quietly sold to others who would eventually take over..... As a partner, i walked away and bought a boat rather than spend the next 20 years in court @TheFilipinaPea

We purchased one of the houses that’s scheduled to be made, of course is under my wife name and I’m secondary but this house is so cheap to buy while under construction. Unless you were a professional contractor or have the skills to hire a professional contractor, take the time it would take to build (outside California) and multiply by three. Then double it after that. Include cost overruns like in union New Jersey, and add slippage and fixer fees. Plus the inspection, after construction is done, may take another six months before you can occupy the structure. Not as bad as Kafka, but reminiscent of 'Waiting for Godot'.

I won't EVER get married again. And, in the future, I will hire an Attorney to establish a TRUST. My children (Filipino Citizens) will be equal beneficiaries. And, the TRUST will be controlled by me, until I die. Then, the TRUST will be liquidated and equally divided.

For a Provincial Home in PH I think this home is extremely expensive. While I do appreciate the western open style, double lot, solar, and water retention system.... it is still waaaay expensive even given the recent inflation. IMO. Peace and Love, B Goat

yeah, it's expensive. We had a house built in a gated golf community in Lipa, Batangas. We moved in Aug 2021. 2 lots, 651 Sqm, 2 story house, 5 bedrooms, 5 1/2 bath plus maids room with bath. House is 437 sqm the way they measure houses here, American way about 350 Sqf. I designed and installed a ground mount solar power system with batteries 2 years ago, so no brownouts here. Total including solar system about Php 21 million. Our community has it's own water system with towers, country club and 3 pools. Also has a golf club if you golf. Very quiet area. Most of the homes do not have bars on the windows here. Our house is in a corner of the community (there are plenty of corners) and on the other side of the perimeter fence on one side (the back of the house) is a field with some carabao and coconut trees which runs down along the perimeter fence quite a ways, the side of the house is another field, usually with carabao. No dogs or roosters. I built the solar ground mount on one side next to the patio, above that is a balcony. The solar panels are about 7 feet high at the lowest point, we convertible picnic tables/benches under the panels. I call it the solarium. We're about 1.5 hours south of Manila. So 21 mil vs 16.5 mil, yes I think it's expensive.

Expats in Cebu report lots of solar panels stolen there, and I don't see much value in CCTVs unless you have security to watch them and take action when needed. Given its cost, insurance might run high for a house like this. Given Filipino laws, if you can't afford to lose the money, maybe you're better off renting. Pay as you go!

Guys I'm sorry, but 16.5M is way overpriced for this. Using a formula of about ₱30k per square meter it would cost about ₱6.6M to build this house. The lots a few million more, but unless this is literally on the beach or has gorgeous overlooking views, I don't see how the property can command such a price. Maybe ₱9-11 million max.

One thing strange I've noticed is that, even in houses built by/for Westerners over there, they still don't design any closets into the house. It always makes the bedrooms look so strange to me, not seeing any doorways to closets. They also never put trim around doorways or windows. I guess maybe that's due to trim being made out of wood and houses over there being built with very little wood. It would be interesting if you could find a truly American-style house over there, built the way we build ours here, and talk to the owner about how they managed to do it. If such a thing even exists, though.

Pea: That house would be somewhere in the area of about $750K CDN near my area. The pool itself is a nice feature with the "Sports Bottom" style of pool. It is called that because it is deepest in the middle of the pool so that you can put up a net across the middle and play water volley ball while playing in the pool. (I used to install pools like that at one of my occupations in life) With all due respect, the price of that house with all it's benefits, it is a steal! No electricity or water bills, low taxes, and reliable internet, it's a paradise all in it's own for a super reasonable price. Great video Pea and Alma! keep us in the loop about things like this.

@@KKemp-bt6nl That's an assumption. You can't say with any great certainty that there is either any or sufficient battery storage. It would make more sense to have some, but not in all cases and not for all budgets. Some use solar only for power smoothing (guarding against voltage fluctuations) and short-length blackouts (brownouts). I have neighbours with solar (as I do myself) - some have grid-tied systems with plenty of battery and some have minimum battery and after a few minutes need to use a generator. Most I know have smaller, standalone systems for powering essentials only, such as lighting and refrigerator. You could also try to be a bit nicer in your tone when replying to other peoples comments.

Excess solar energy is also fed back into the grid, effectively you sell the electric company some of your solar power. I won't ask "How do you not know that?" because everyone has gaps in their knowledge and it would be very rude to do so.

That house is slightly bigger than the house I bought in 1999 when I got married. The house we got back then was brand-new and cost $300,000.00. It was built around a golf course and I never played golf on that course ever. I did go to the clubhouse and buy Tiger Woods hats though. I have been thinking about investing in a condo too. I would definitely consider that house and that price is good too. I wish it had a bathtub though but it does check off the other boxes for me. You can't buy anything there as a foreigner. You are screwed if your wife drops a divorce on you because it's her and you'd have to leave.

Would be good to have a lawyer explain the various ways around this and their advantages/disadvantages: 1. Have a long term lease, which the filipina would be legally required to honour if the relationship ends, i.e. she owns the land but you can keep renting it from her. 2. Structure the transaction as a loan, so for example, you lend (not give) her the 16 million pesos to buy the house and land. If the relationship ends she has to sell the house to repay the debt. 3. Set up a trust, where the trustee is someone independent who you can trust completely (e.g. a law firm you have vetted thoroughly) and they are the legal owner with you as the beneficiary. There could be other ways.

Another great video. I need to find a new house in Dauin for January 2025. I had a place for 3 months to check out what it might be like to retire in Dauin and loved it, and will be back soon. The people are amazing. So is the diving. I am filled with gratitude as I return to Hawaii. I dated one Filipina several times but did capture her heart. I did win the Dive 7 photography Competition. I will be back in January 2025.

Good to know Dauin, was thinking >70m mountain (or higher for cooler, or MalayBalay etcand travel to sea) with sea view? at least from upper floor... Boating, beach BBQ (beware spines during prep), and diving for me too... mostly shallower dives, but would like to re-breather or pony, as slightly sucking up too much air, when paired with 20's... I am 55 dad-bot, but hoping to get some more indoors gym...

In the UK, if fruit is overhanging then it belongs to the owner of the tree. You're allowed to prune off any branches that overhang, but any fruit you have to offer back to the owner.

Pea, I have seen you climb a tall coconut tree for the booze! lol I live in central Florida outside of Orlando and for comparison my house is 2470 sq. ft. and 450 sq ft garage and no pool would sell for approximately $500,000.00 so the one in Bacong is a great price. Alma, thanks for the tour.

problem is you really can not compare prices here in the Philippines and the USA for instance. All too many people think well the price is high but cheaper than the USA so it is a good deal. The real thing is it is not the USA, and prices like this is high for the Philippines. Your pool of buyers for this price range is very small.

BTW what you called a porch is too grand for that name. In British English, we'd call it a loggia. And it's beautiful.
