It was probably hit on the other side or something broke behind it. He's right, something bad happened. I had a bath/shower in a 50 year old home that the tile simply let go of the cement board. So the middle was bowed out about 1". Yet other parts of the tile were still very much cemented to the wall and would break rather than let go. That was a take down to stud job and rebuild.

Great video. I work for myself when laid off from industrial construction. Been doing this for about 6 years now. I enjoy being a handyman. I've seen some nasty stuff. GOD bless those people. Last bad job I did was a roof leaking. Rain had collapsed styrofoam ceiling tiles. Or so they thought. I checked out the roof, found no areas of penetration. Went into the bedroom above the leak, and there were water and drink bottles almost 2 foot deep. Most filled with urine. Plastic gloves, and possible other bodily fluids in glasses. Some had obviously spilled. 🤮 come to find out, the ceiling was leaking from a rotted floor. Caused by this persons lazy idea of throwing water bottles of whatever on the floor everyday. But, I made a bunch fixing the floor, the ceiling joists, and the first floor ceiling.

You hit many of the reasons I simply will not do this type of work. My ethics and that of these fix and flip characters are quite different. They want things slapped together and jury rigged in whatever the cheapest way possible is. In other words, don't worry about fixing it right (like that bathroom tile situation), just cover it up and pray the inspector doesn't catch it (which many won't because quite a few of them suck at what they do). I've flipped a number of homes in the past ten years, and though my margins could have been higher if I'd simply cut a bunch of corners and put lipstick on a pig like this property management company apparently does, my ethics won't permit me to behave that way. I made a decent profit on each flip I've done, and was proud of the final product. So sad the world has come to this approach.

Granted that was one point in a house of a lot of jaw droppers. Well to me anyway. The damage the renters are leaving is just horrifying to me too. We bought a home last year but before that we rented a home. We left it very clean and undamaged. I worked hard washing walls, clearing under appliances, and shampooing carpets. It was fully ready to be rented again when we left and we got 100% of our deposit back. They acted so profoundly grateful and surprised. My wife does property management, and I'm used to seeing this sort of shit, to me, I suspect that's the sort of shit the renters were brought up in by their parents. We rented one house we owned in California in the 90's, NEVER again, I spent hundreds of hours putting that house right, then we sold it. I've known animals that are cleaner and less destructive than renters. When I rented, I always tried to leave the property better than when I leased it.

We renovated then rented our first home (to relatives of course). They lived in the home for about 5 years and when we visited them we looked around and asked about problems. Once they moved out to another state we found so much water damage under the kitchen sink and in both bathrooms that we had to gut all three and rebuild them including new floor joists. It was a mess. It turned out that the sink started leaking (loose hose) and they just ignored it. They also had kids. In both bathrooms they would let their kids just fill up the tubs until over full and flood the bathrooms during bath time. When the toilets started to get loose and tiles started to come loose they ignored it all and just put rugs down. Both bathroom floors have to be rebuilt from the slab up. Again. We now have it empty and once it it finally fixed. No more renters ever. PERIOD. These were relatives (niece and her husband). I called her and asked why they didn't call us with problems and she had the nerve to say that if we can afford a house to rent then we can pay to fix it up too. Their security deposit was small because they were my wife's relatives but NO MORE EVER. This is now a sore point between my wife and her sister. They barely talk at this point. The worst part is that I had rebuilt all of those floors about 15 years ago. Put in all new plumbing, new fixtures, new everything, and now here I am, late 50s, doing it all again from the ground up with my college age son. Hopefully, we will salvage some of the fixtures.
