There’s a few things to know about Japanese culture to understand the story. The Japanese title is called 事故物件 (English: stigmatized property) which is a place for rent where the previous tenant died of an “unnatural” cause. The boyfriend was surprised to rent the apartment for a cheap price and find that the previous tenant left many things behind. Obviously he didn’t know that the previous tenant died there. We know this by carefully reading the first few pages of the diary. We see an 怨霊 (English: vengeful spirit) for the “Possessed Ending” which has to be the spirit of the previous tenant. The boyfriend spent some time at the apartment before he “disappeared” which is basically what happens in the “Possessed Ending”. So I think that ending is best interpreted as succumbing to the same fate as the boyfriend.

Isn't Jay playing as Sayaka? Because she was the one invited by the guy in the journal, he only talked to Mira that day. She also knew that the car belonged to his mother which would make sense as she was a childhood friend, while he just met Mira

Only me who thought that Jay was actually playing as Sayaka? Because if there’s 7 days in a week, and the mom wanted to have over Sayaka and the boy called her over, he was possessed by the time she got there? Because she got 7/7 papers, 7/7 days in the week. And he said his mom was acting weird when she wanted him to call over Sayaka, so maybe the mom realized that something was happening and thought Sayaka could figure it out because they would already be possessed either way. I have a theory about the door. One thing I noticed in that when Jay looked through the hole in the beginning, the door was shut and the walls were white. But after things started being misplaced, the door opens and the walls are red. The door to the apartment shuts and you can see the souls of the previous victims outside. The door opening in the hole shows that the demon or evil spirt has came out, and the door locking shows its found its prey.
