Don't let it bankrupt you. Reduce the scope of the project to the best manageable plan: mentally, physically & financially. Preservations prioritize "zone out" & "mothball" parts of buildings safely to accomodate plans that may be 2 years, 3 years or 5 years. Phases are always put in writing so you can treat it as a working plan and see the progress. You know this stuff! That kitchen can be income-producing as you know. You have a following- consider setting up some building/preservation workshops for credit with colleges and trade schools. Good luck! Crack on!

Billy this would be a great idea. They do this in Canada and started to push this again. The trade industry was losing members due to retirement and less people entering a trade. You should talk to the Educational Dept. to see if something can be set up. Good Luck. Love your program. Bev

Billy, just an idea while you are doing the demolition, as as this will be a kitchen, now the space is opened up, did you consider taking out the bottom off the middle window so you can replace with doors to go out into the garden and have an alfresco dinning area maybe a a bar and a public entrance next to the kitchen area to create an up market restaurant or you could have a bar in one corner of the kitchen and use another window as a serving hatch. Not suggesting that you run the restaurant but maybe it would work as a commercial premises that you could rent out, could offer some interesting possibilities to complement the suites you are going to do maybe turn the refectory into for indoor dinning or conference room. was kind of thinking the same idea as the kitchen is large enough to have an open kitchen and small dining area. With French doors opening up into the garden, could have exterior dining area that allows patrons to enjoy the solitude of an enclosed garden.

You really should have concentrated on renovating the apartments & the nuns' rooms (as motel rooms) so that you could have both active & passive income coming in. Tourists, travelers & even relatives of locals often need accommodations. These type of accommodations are especially desirable during holidays, as well as for area & local events such as festivals. It would also help with funding the larger projects of renovation. Renovation of the kitchen can also help provide income by leasing it out for any events held in the chapel or locally since it will have such a large prep area.

Once done, that commercial kitchen space can be such a revenue maker! Not only events, but around here there are rules about home bakers with a small business who sell large amounts. They have to use a licensed commercial kitchen. People will rent a kitchen, like hair stylists rent a booth in a salon. It keeps the kitchen going and making money when an event isn't in progress. I’d like to know how without a casting Director you ended up with such an attractive cast. Don’t get to see much of Gwendolyn, but she is beautiful as are the children. I’m quite fond of Mick. My Dad used to wear his hard hat everywhere! It was orange and quite a bit larger. He would wear it tilted to one side. When he retired and started wearing baseball caps it was a bit hard to get used to. How did he wear his baseball caps? Tilted to one side of course. Haha 😂

My dad used to swing a sledge like Steve. He built a very large fireplace in our home made out of field rock, and split every Rock by hand so that you could see the beautiful interior of the Rock. You guys are doing a great job good on you.

I can see that kitchen being a good kitchen / dining / chilling area. You could go for a rustic / industrial look with original beams, cast iron columns and free standing rustic kitchen units make from reclaimed wood or scaffold planks. :) :) :)

When you use that new skil saw on concrete etc you hook up the water line. But if no water line. Take a 5 gallon bucket and drive a nail near the bottom. With the nail in place . Fill the bucket with water. Then when you are cutting pull the nail out so the water cools the blade and keeps the dust down.

Billy, at our tunnelling project site, we use a label printer to put our names / nicknames on our hard hats! Maybe something you could have a little fun with. We also put stickers on them. Great place for advertising!

We make a lot of hard hat stickers for construction and hvac companies. Some are very funny- one of my favorite is - to avoid injury don’t tell me how to do my job.

As a thought, you could set up a catering type kitchen where you rent the kitchen and prep areas for culinary courses, and I would set up a small relaxation / eating / breakfast nook area around the fireplace. The large dining hall area would be wonderful for receptions, and with the kitchen so close to it that would work perfect. Then, with access to the garden from both of these areas, outdoor receptions / garden parties / celebration photography, it would be a wonderful venue. Eventually, as renovations progress, you could have a couple of bridal / family suites to round out the experience. Having the chapel on site could make it an all encompassing venue for weddings, celebrations, educational workshops, artistic workshops. The library / archive attached to the chapel would be perfect for historical / genealogical research, and historical tours of the convent and gardens could bring in tourists. I could go on. I think the possibilities for this beautiful building are endless! definably do up a phased plan for the renovations so you don't bankrupt yourself, or burn out.

Once the ceiling is down, fireplace open and the sandblasting is done, that space will be awesome...even without being complete. Glad you decided to clean the fireplace too. What about the windows? Add one or two more? Extend? And no sinks blocking windows! You will need 2 or 3 sinks there too. If you put in a chefs table, perhaps a small bar sink close to it for simple rinsing and handwashing would be a nice touch. Got to have a massive prep area w a sink to do it justice then a general washing area. When you get the plans based on your mapping, it would be nice to see how they overlay on the existing space, if you can show us.

As others have commented, lease the kitchen out to small catering businesses or even cooking tutors or schools. - A large area/kitchen for teaching is hard to find or fund for a smaller business,equipment is about half the cost in relation to the fixtures you will need in space. Example say it costs 10,000 for stoves,work areas,fridge,freezers etc.. then knives,pans,mixers,and so on will run to about 5,000. - If you have the larger items in place,then a school or tutor can have more money to spend on smaller equipment and you rent. - Also please check the various different insurance and legal permits/requirements that local and national authorities may need.

If you're having issues with knocking stuff down via sledge hammering, imagine that your actual target is *beyond* what you're trying to sledge. This is considered 'follow through', and is also a major component to effective martial arts. :3

That massive space really is beautiful. The light coming in is glorious. Billy, admit it now: you see a restaurant going in there, don't you? What a gorgeous open kitchen and chic dining room that would make. All you would need when the remodeling is done is a top chef and some great assistants for him or her. Worried about the fact it's not near an urban center? There have been other places that became top culinary destinations despite being remote.

Product Placement! It might behoove you to contact some of the major tool companies and see if they are willing to donate/give to you their products. Show them your videos and maybe they will see that it might be in their best interests. With all most a quarter million subscribers it would be worth their donating tools, which they can write off as advertisement.

Work on a section at a time. Get the kitchen up and running along with main workshop type rooms which can be hired out to generate income. Post plans for the different areas in the rooms available to hire with a place donations can be made to. The roof should also be a priority where's it's leaking even if you need a roofer to climb over the roofs rather than a cherry picker

You have useable space to make income while renovating and that is the courtyard. You can host a market there and charge per vendor. As you go forward, every space you complete you can add it to useable space to rent out. Every penny counts so bankruptcy is not in your vocabulary.

Obviously the extractor shaft was hideous, BUT what is your plan for air ventilation? Commercial kitchens require quite a big equipment especially when you have timber ceiling. Otherwise exciting stuff 😎
