I like to start with the worst looking roof in the neighborhood and work my way up from there. A lot of people skip the worst looking door because they assume it's been talked to or they rent. When you replace the worst roof in the neighborhood the neighbors notice.

Great Video !! Thanks Adam. I knock every door. Even if they dont want an inspection on their property, they could have a rental or family. ( Ive gotten several this way ) Plus if you come back after a storm you are already familiar to them.

@@roberteaton-fit4freedom945 You bet I do! First thing though... the BETTER your list, the more effective the mailers. DO NOT just "blanket mail" with this strategy. You need to follow the system and target homes that fit the criteria of the exact letter you're using. Example: If you're sending my "Under the Radar" sales letter - it mentions driving by the customer's house and noticing that their roof hasn't been done yet. So it's important to get your eyeballs on the house and pull the addresses as you write them. But if you're using my letters that are to be sent to homes surrounding your installation, then 100% use technology to pull the addresses :) Make sense? I use Hunting apps (because they pull in private property data and are a fraction of the cost of real estate apps or others). Try downloading "HuntStand" and using the free trial. I pay for onXhunt and use that. Other apps like LandGlide for real estate work well too. I also know that many roofing and d2d apps are bringing this data in as well (Spotio, Sales Rabbit, Hail Recon, and I think Hail Strike now?). I was in Aurora today in a neighborhood that has been mostly replaced. The roof I was there to check doesn’t look damaged from the ground. I’ve been doing this close to 30 years. What are your suggestions for newer neighborhoods where you can’t see damage from the ground and most people have been roofed?

Hey Adam, my lead cpc has told me to knock doors with signs because they just put up signs even if there not signed up yet. What are your thoughts, have you heard about companies doing that?

Great question. Every once in a while you'll see this slimy practice in action of roofing companies paying homeowners to put a sign in their yard even if they aren't doing the roof. Or worse yet, they just stake them and hope they stay up. I personally haven't seen this as a widespread issue (yet), but IF it is by you, then yes - knocking with a slightly different approach to ask if the yard sign is legit or not may make sense. My guess is that your time would be better spent focusing on richer opportunities :) Usually the homeowner who accepts $20 to put yard sign in the yard is going to nickel and dime you every step of the way.

This lady has a bad install 3 years ago and her roof looks terrible. She said "roofers keep knocking but my roofs only 3 years old!" 😂😂 We don't get hail in Ohio that much. Last real hail was over 2 years ago. I don't even see hail damage on 3 tabs. I got good eyes so I'm misidentifying it or it isn't there.
