Karlton is super knowledgeable, and I love how he makes otherwise complex information palatable. One thing that I found peculiar about this interview is that he was given a hypothetical of someone earning $100,000 per year and how they can grow that money and save on taxes, and he mentioned purchasing a $500,000 property, but only after you've saved $100,000 cash. Anything is possible, but this situation is not realistic for 99.9% of people on the planet.

A silly scenario indeed. I’m additionally, in practice the tax savings he suggests in that scenario would be, for most, merely a tax deferral and not a permanent savings in taxes paid. While that’ could be useful because it allows you to keep tax dollars in your pocket and earn a return on them it’s not the same as permanently eliminating a tax burden such as one would when expensing something in one’s businesses.

Many people watching this video might not realize that, eventually, you do have to pay taxes on the depreciation you’ve claimed. However, if you’ve used those tax savings to invest or grow your wealth, it can absolutely make the strategy worthwhile. Plus, there’s the option of a 1031 Exchange, which lets you defer those taxes by reinvesting in another property-making it a powerful tool for real estate investors!
