Becarefull with Reit's these monthly payers are required to pay out high dividends but you must pay taxes on the dividends you earn at personal income rates. This means you will pay the government as taxable income and not the normal 15% dividend rate from most dividends. BUT if you hold your reits in say a "ROTH account" it wont be taxed at all!

@@nevvy4487 I think O is nice, but it’s overall price is high. My dividend portfolio is my smallest of all my investment accounts. If I invested larger sums of money, then I would consider O, but with this being my smallest portfolio, I look for cheaper, quality stocks, so I can buy more shares and the DRIP still works at a marginally higher rate.

I own O and I like GOOD for monthly dividends. STAG has preferred shares that pay a much higher yield, I don't believe it pays monthly but you get a better return.

How does one know when a company does cut there dividend or get rid of all together. I finanlly had to get rid of financial advisor, fees were cutting too much into dividends as well as returns. Chasing high dividend yields can be a dangerous game to play. A high dividend yield growth rate is not always sustainable, often correlated to a business in distress. Focus on GREAT companies that have a history of strong dividend growth & execution.

You should not want to go past $5.10 a share, which would be inflation adjusted off the minimum wage of $0.25/hr. back in 1938. Lower cost and higher yield above 8.5% inflation means you are beating it.

When looking at PE for REIT’s, make sure the ratio is against cash flow, because REIT’s don’t operate the same way as traditional businesses.

AAPL, ADM, AEE, COF, ENR, GM, INTC, KO, O, PEP, PG, T, UNP, XOM All pretty well have an equal share of my portfolio. Of the 14 there are three I would call growth stocks. I have some loose rules about what I invest in. No speculative/risk stuff. 2%+ dividend payout and must be a reputable, long standing company. It's in a Roth so it's basically a second retirement/savings account.

I think all the auto companies are gonna get nailed hard with repos and auto financing being huge profit margins for the companies. Dodge is the worst. They will give anyone a car. As long as they're will to do 84 month payments at 20% interest lol.

@@johnnyw4life If you bought ORC at $2.50/share, dividend cuts would be the least of your worries. The fact that it then rebounded after the 2020 year means that it is leveraged, but knows how to stabilize paying out what it does. It's dividend is cut giving the same yield when its share price drops, if you notice.

The issue I would have with MAIN is that when the bear market hits, the payments they receive from their clients may drop. I like the company, but I like them more once the bear market starts so one can get in at a lower entry point.

I am a bit heavy on Realty Income, which according to New Construct Research overstates economic earnings and is strongly recommended to avoid. Main Street Capital I will buy again. New Construct Research says, they understate economic earnings and is strongly recommended to buy. Haven't seen different yet. Stag Industrial I do not like. Might be better now, but there are indicators that it might underperform in the future. New Construct also recommends to avoid it. Pennant Park Floating Rate seems fine. Could not find a New Construct Research Report, but StockRover has 6 Flags, which might indicate a sub par performance. On another note, would buy dividend stocks on margin, if the margin rate is way below the dividend yield? And it feels like there are lots of spam bots in the comment section...

I'm considering stag but I'm looking at it like a mini realty income. It's already down its normal trajectory, so potentially good buying opportunity and the dividend keeps increasing. Eventually it could ge something more reasonable like 6% which would make it a pretty good investment hold in a few years. What do you think?

Edit: PFLT's first dividend cut was in 2013. Dividends increased up to 0.88, but by July 2013, the divided fell to 0.87.
