San Diego is a lot more expensive than the average USA city. Many newcomers learn that the hard way. I moved to San Diego when I was in my 20s "just to try it". I only lasted a year and moved away because it was too expensive. I noticed most home owners either inherited their home or bought their homes years ago. It did not seem like many working class people owned their house outright (unless they wanted to have constant roommates for the next 17 years). San Diego should be seen with the same lens as Hawaii. It looks pretty, it is a dream location, but unless you are earning way above the average salary, it will only be vacation or a short stop before it is time to move. I miss the beaches, but now I own my own house on a large lot. It is boring where i live, but I will never trade home ownership just for better weather. In fact, I would think that families might start leaving San Diego when they realize they need a bigger home for their growing families and cannot afford the ever increasing rent in sD

We bought our Mira Mesa home in 1972 for $21,500. After doubling the size in 1981, we sold it in 1993 for just under $200K. It's now worth $1.25 M! And the neighborhood is going downhill.

…it’s a wonderful city surrounded by lots of great small towns. Got me a condo back in 1998 at the Meridian that my Great Aunt was done with. Even with my most my Father side of the family living in the Rancho Santa Fe and Golden Hill area, I just could not get into the city’s groove. Gave it a year but eventually moving to Mercer Island near Seattle and renting out the unit which has luckily been occupied by a series of long term renters. My visits have not been too often lately since I’m now retired and lazy in my Grandmother’s old house in Atherton in the Bay Area. Glad to hear San Diego is still thriving for it is one of the finest cities.

My thoughts then was about how San Diego’s allure and how it remains resilient that it will always attract new people regardless it’s cost. My experience in living there was indifference even with half of my family living around the area. As for my rentals I have been lucky and I don’t apply market value specially with tenants that have been in long term. I am a proponent on utilizing space and creating useful buildings that can cater to the needs of townspeople instead of the never ending wants of the investors. And why would I not care for those down on their luck? That’s just rude and that ain’t palatable at all.

Vista, I grew up there during the 50s and 60s. Not a happy time. All I remember is the poverty and brutality of a fatherless home. Oceanside at that time was a two bit GI town lined with grungy bars and pawn shops. The work that was done on that town has improved it well.

Excellent video! You did a good synopsis of each town to avoid for a specific reason. I have lived in San Diego 45 years and have seen tremendous growth and skyrocketing housing, rent and cost of living here. San Diego is a great place if you are very rich, or you are a highly paid peofessionally, making well over $100k a year. If you are retired with a modest retirement, or making under $100k a year. San Diego will be too expensive to have a good middle class lifestyle. Also, be prepared for high density living and horrible traffic. Over 40 years ago, San Diego was an incredibly beautiful city, not crowded, and a great place to retire. Now, its becoming too expensive and crowded like LA. Yes, you can't beat the weather, but you pay a price for it.

@@ozelot250 Wow! I was very fortunate. I was able to go to San Diego State and get my BS in Business virtually for free. I both my first home in 1987 for $103k, and I sold it, and bought my second home in North County for $152k in 1994. My salary then was $36k a year. I sold my home 2020 before real estate went crazy because before in 2008 housing prices 50%. I plan to retire and leave San Diego because of the high cost of living and high density. I believe the quality of life is no way near it wad 30 to 40 years ago.

I moved here in '77 and it was always more expensive than the rest of the country. It's that sunshine tax. I've never been able to afford a single family home here, just a condo, so that American dream never happened for me and now that I live on SS, I'd have to win the Lotto to own a home, not that I can afford to play. Yes, it was much nicer back in the 70s and 80s here. It started being real bad in the 90s. Too crowded, trashy, crime. You didn't used to have to lock your doors and windows and alarm your vehicles till around the mid 90s. I didn't used to have to care about walking anywhere till the past 25 years. Now it's not safe to go out for a walk.

I moved from Mission Viejo (HOA - ICK!) after 16 years to a brand new custom home (no HOA) on 1.5 acres in Fallbrook and I love it. I know the semi-rural vibe isn’t for everyone, but It’s a perfect fit for me and my 20 chickens and turkey.

I live very close to Poway and I’m really love it! Temperatures are a little bit higher or lower than DT but not so bad. Traffic is not as bad as the south SD. Rents are expensive but all SD rents are not cheap!

I currently live in vista downsized from Encinitas… should have never left but that’s my fault… house went up 75% after I sold it!!!! Vista has some decent neighborhoods. It’s no Encinitas it never will be but I own my home out right and that’s why we’re here.

I have owned and lived at Mission Valley in the same condo for 18 years. I am so close to everything with very low HOA and have no plans of leaving coz apart from having a Mountain View close by are private school, Kaiser Permanente Medical Center and medical offices, Catholic school, great restaurants, 5 mins to airport, Seaport Village, zoo, Mission Bay area, La Jolla, downtown, etc. I feel so blessed living here in the middle of everything. Cannot ask for anything more.🙏👍😁

4:20 Homes built in the 1960s and 1970s may require upgrading depending on one's tastes, but (1) they are solidly built and often have fewer structural and foundational problems than newer homes, and (2) in most cases they weren't built on tiny lots so that you are 15 feet away from your neighbor's bathroom, looking directly into it, and you have very little yard space. La Mesa (and nearby areas) is centrally located with respect to freeway access, parks, shopping, and so forth. The area is also quiet compared to other areas.

A lot of these homes in the suburban areas and communities were built in the 50s on decent sized lots where the neighborhoods are all SFHs, which is great. They don't nake houses like they used to, but they sure want to charge a lot. I always wanted to live in one of these communities in a SFH where the whole neighborhood is SFHs, but that dream never happened - too expensive. Now that I live on SS, no way to ever own a house.

I like your show, Nick. San Diego born and raised and am now semi-retired. I love the diversity of the entire county - especially the beaches. Thank you for dissuading people from moving to Vista. I live here and love it for the reasons you send people away from it. I enjoy where rural meets contemporary, having the choice of buying my eggs from the local egg farmer or from one of the countless grocery stores available throughout the area. I came from Ocean Beach (loved it) - except for having to pause phone conversations while the airplanes passed over my living room LOL- to Shadowridge (loved it) - a pretty, well-maintained area, complete with golf course - and am now where the sidewalks are a little more scarce. (and, yes, love it) I am saddened by the deterioration of much of San Diego County, as we see in so many areas everywhere, but I still have hope that so much can be improved. Thank you for your videos.

This guy is a real estate agent but he says to not move anywhere in San Diego County. Isn’t that counter intuitive? Then he describes all the great things in the various communities yet he tells you to not move there. WTF? I’m a native San Diegan and most of the places he said not to move to are the only places you want to move to in San Diego County…if you can afford it. Basically you don’t want to live anywhere that is south of the I-8 freeway, because that’s all the ghetto areas with a couple of exceptions, like the Mount Helix area, or Mission Hills, or Bankers Hill. Even when considering La Mesa. You don’t want to live in La Mesa south of the 8, but north of the 8 is nice. And in North County almost anywhere south of the 78 is fine, but north of the 78 is more ghetto. Oceanside, Vista, San Marcos, and Escondido are semi-ghetto, but there are some pockets of good areas. And the very far reaches of North County are fine, like Fallbrook, Valley Center, San Pascual, etc., but very far away from the action. If you can afford it, any of these North County areas are great, such as Del Mar, Solana Beach, Encinitas, Carlsbad, La Costa, Rancho Bernardo, Sabre Springs, etc. The city beach areas such as PB, OB, Point Loma, Mission Beach, etc., are too crowded and pretty expensive. Lots of younger people with lots of open-air bars and a lot of drunken idiots around. The most expensive places which none of us can afford are places like Coronado, La Jolla, Mission Hills, Rancho Santa Fe, 4S Ranch, etc. Great and safe places, but only for the super rich. So overall, the best places to live that are safer areas and barely affordable, because most anywhere in SD County is barely affordable, are the communities of Clairemont, Bay Park, Allied Gardens, Serra Mesa, Tierrasanta, Mira Mesa, Los Penasquitos, UC, Carmel Mountain, Torrey Highlands, Carmel Valley, Santee, Lakeside, East El Cajon, Jamul, Alpine, Ramona, Rancho San Diego, Poway, Sabre Springs, and maybe a few others. But now the cost of living in San Diego is the highest in the nation.

This is spot on. I lived all over SD and just recently moved to Mira Mesa from OB/Point Loma. That area is way too crowded and dirty for me, but it’s a way of life for others. There’s lots of people just passing thru in SD. They would prefer those crowded areas as they offer more entertainment. I prefer it quieter these days and value my space and privacy. You don’t get that closer to the city, obviously. Gotta move out.

He's definitely right about Pacific Beach. In general, the closer you are to the ocean, the more expensive it will be. Duh! I live in Poway, and he's right about the heat in the summer. However, the Poway Unified School District is the highest rated in the County. Living in Poway can have a country feel, though, because there are a lot of working farms and orchards here, and many lovely horse trails for horeseback riders and residential lots perfect for horse owners. Rancho Bernardo was originally developed to be a haven for retirees, which is why there is a lot of over-55 housing, but there are also many communities predominantly serving families---really nice suburban-style single family homes. The kids go to Poway Unified School District schools, so that's attractive. And many defense industry companies (and their business providers) are located there, so those employees like to live in or close to their workplaces. Don't dismiss it out of hand. Unfortunately, there's a decent amount of gang activity in Vista and Oceanside, so another reason you might want to avoid those places if you have school-age kids and/or your budget forces you to live in lower income housing. The closer you live to your workplace, the better in terms of traffic, which has become ridiculously congested just over the past five or six years, with morning and evening rush hours lasting longer and longer every year.

We used to go to church in Poway. That was back in the 80's and early 90's. We lived in Mira Mesa. I don't recognize either anymore (we left CA in 1993). It's gotten too big, too expensive, and too congested. My wife is a native San Diegan (Hoover High). San Diego is no longer "Southern California's best-kept secret." It's a shame what's happened to it. When my wife and I first married (1970) we lived at Windansea on Bonair St. Our old apartment is gone, replaced long ago by 3 story Condo. But Su Casa (Mexican restaurant) is still there!

@@danwelterweight4137oh there's Earthquakes in San Diego. All of Rose Creek from Mission Bay NE. And the Southern end of the San Andreas is at the Northern end of the Sea of Cortez. And connect around salton sea with the San Andreas Fault. EQs are Crazy rollers, long, low rolling and noisy like a freight train. Prieta and others.

Yeah he should be telling people where they can go based on budget, best places if they have kids, climate/temperature, where your work is going to be, etc. When we moved here 40 years ago, we rented a condo for several months in Mira Mesa and when started searching we noticed the temperature in Mira Mesa was considerably hotter than along I-5. So at the time and I think it's still true, the farther you are from downtown SD the less expensive the homes were. My place of work was in Torrey Pines (near UCSD). So we started searching along the coast in Oceanside down to Del Mar. At the time Oceanside did not have a very good reputation but we still looked at a few houses. Then we moved our search to Carlsbad and depending on the location there were some that was within our budget. On one occasion when we just started looking around the neighborhoods that looked attractive we went to the open houses. At one open house the agent suggested we look at a house in Encinitas which was already empty because the owners had moved to another state. He closed his open house and took us there right away. It was the first house we saw in Encinitas and it's where we are now. The house was 5 years old at the time, no HOA, and the lot was fairly large; both my wife and I immediately saw a future pool.

Don’t move to Fallbrook if you do not like to take long drives to go shopping. We have very few grocery stores and restaurants. It is pretty here but very few sidewalks. Riding a bicycle is not safe here.

Nicholas, I appreciate your candor in this video as it is one of the few very transparent videos I have come across from realtors. Most seem to just oversell a community, but your videos seem to be in the best interest of your prospective clients. My wife and I are newlyweds and we're still thinking about our options for buying a home. We're DINKs and aiming to keep it that way and both of us work from home. I know Chula Vista was a spot to avoid, but it seems that based on our work situation and lifestyle that it may not be a bad choice. Plus, I'm half-Latino and I appreciate the diversity and high Latino presence in the area. Would you disagree with my assessment given our lifestyle and work situation?

I moved to Ocean beach.looks laid back but tourists and crowds on weekends. Then farmers market traffic with no parking a nightmare. Only a couple of ways in and out of o.b makes it bad at 5 pm 7am .😢

Homeowner's insurance is becoming really hard to get at all, and any older (pre 1970s) home is not insurable in CA anymore. Also, a roof or water heater over 10 years old could make you uninsurable. I'm going through this right now- trying to find homeowner's insurance after 23 years with no problem- for my 1987-built duplex in a gated community in San Diego city (92113)

Nick, although I wasn't a native I lived in the San Diego area starting before you were born. I lived in many areas and I sadly watched it change from a great place to the hellhole it now is. SD NATIVE. Basically if you can't afford to live W of the 163.....and N of the 8 then don't do it. No reason to live in SD if you aren't 10 min from the beach. Period. I call it the horse shoe. Live in Ob, Point Loma, Mission Hills, Bay ho, Clairmont, PB or La Jolla. That's it.

Thanks for the shout out to Carmel Valley. Yes, your review was spot on. Good schools means paying the price $$ on a house or condo. BTW, you might want to say "You should move here if you want" rather than "Avoid this place if you don't want ....". When you start off each area saying to avoid it IF .... then people get the wrong idea. I know you are really spelling out the Pros & Cons. But the way you lead with "Avoid ..." makes for a negative slant each time. I think that explains alot of the comments.
