I am trying to understand crime there. Starting the planning of moving to Nashville suburbs. Assuming safer there. But in research I now see Nashville has higher crime rate than Los Angeles??? I don’t understand, I literally have panic attacks anytime I have even drive through LA. My daughter just went t to Nashville and said immediately felt at peace and very safe even downtown. Friends who have already moved there state so lovely and safe feeling. How is crime rate higher?

HOnestly, I don't understand that either. As I have only lived here my entire life, I don't have a frame of real referance for you. HOwever, I do CONTINUALLY herre customers from most of the large cities tell me that they finally feel like they can breathe when they get here. I know tht isn't that helpful, but it's true! The crime rate all over the city has increased tremendously. Downtown can be very risky. Homelessness has spiked and has become a real problem unless you buy in a gated community, you will experience some of the same things all big cities experience.

50 years ago Bordeaux was one of the safest and beautiful places in Nashville but all that has changed and its unrecognizable now .

Nashville is unique this country in that the neighborhoods are actually getting better. Anyone want to move to 12 South or East Nashville 20 years ago? Not likely. People will complain about gentrification, but when neighborhoods become cleaner and safer it's a positive. The one thing that will probably never improve is Nashville schools, but that true of every major city. If you move to a major city and care about education quality you either put your kids in private school or move to say, a place like Williamson County.

Hey don’t forget the assessment department way over estimates home values here (300% or more) to increase property taxes paid to the county if you try to sell your home at the assessed rate it will not sell, the appraisal values are way less.

@@MustangGuru if you think your home appraisal ( and by extension the assessment is too high,which is the number you are taxed on) you can always dispute it and with proof get it changed. I’ve helped many do Hurley that! Let me know if you’d like help.

@@MustangGuru I can’t say I’ve seen even 50% over appraisals let alone 300%. Are you saying a house that would sell at market value of 400k will be appraised as $1.2Mil. No sir. Let me help you dispute anything ridiculous like that

What are your thoughts on the Murfreesboro, Antioch, Smyrna areas? Worked in Spring Hill the last 4 years and fellnin love with Nashville and Tennessee in general. Will be moving back by end of next year. Looking to spend under $400K hoping yo get 3-4 bedroom 2 car garage hopefully and decent neighborhood. Have heard vastly varying thoughts on those areas.

Lack of education and low wages. What can go wrong? Lack of investment for decades in another red state. Sadly, a fact. Good info though.
