Isn't there supposed to be a curb in the garage separating the grade of the garage slab from the interior? I thought that was done to prevent something like a gasoline spill from getting into the living area.

@@deanmiles8421The problem is that it's not the correct sealant type, if it was even applied. That should be fire caulk, which is a FAVMB (fire-resistant, air, vapour, and moisture barrier) sealant when applied correctly, not fire foam, which is only a FAB (fire-resistant air barrier) sealant, occasionally FAVB. Different use cases for each, but along the edges and corners at least, to my knowledge there are no regions in the US or Canada that allow fire foam, all edges and corners where a FB is required require fire caulk. Some regions allow fire foam to be used around penetrations, I personally always spec caulk regardless. It's just better.

@@thegurw1994 im assuming that wall is rock because of the question of sealant, rock to my knowledge isn't waterproof and sealant would only be around the edge. This wouldn't be a problem in the uk as we build brick when attached to a house.

Here in Australia our garage floor slab is poured lower than the slab for the rest of the house.

@@katyasehryn8810 multiple reasons but mainly the house slab is poured around a foot (in American language) above ground level to prevent water getting inside and the garage slab is poured to sit at the same level as the exterior ground. This makes it easier to drive into the garage and prevents any mess from inside the garage getting into the house. The garage pad is also usually poured from a more durable form of concrete, appropriate for driving on and for leaving exposed.

That is not pressurized washing that caused that that is poor structural building. I don’t care if a water hose was on the building. They should not pass or penetrate the substrate surface for the outside of the building.

If that concrete has been pressure washed, then the dude must have been using one of those new fancy pistol grip pressure washers. No engine needed, just put it on the end on the hose and spray. Make sure to aim well above your target to account for drop.
