I'd argue that the second apartment could be perfect for a couple working from home! The living room becomes a dining room, the largest room with 2 windows is the one where you sleep, the smallest is a home office and the 2nd largest with 2 windows can be a living room substitute!!

That 3-bed is really a tremendous deal. That's the winner. The only reason anybody might not think so is because it's hard to imagine how useful the roofdeck is while it's covered with 4-6 inches of snow. I mean it seemed like you barely took more than 1 step up there. In the summer on day when it's not raining, the roofdeck is your living room.

I lived in JC, across the river, for 13 years, and my apartment was listed as a 1 and a 1/2 bedrooms 😂 ... + kitchen/dining/living room. It was not that bad, but I disliked the fact they had built the bathroom INSIDE the kitchen. I lived alone so not biggy. Since I'm used to living alone in a 1600sf 3 bedroom home I would have to go for the 3bedroom. I am a bit surprised that the kitchen in the 1 bedroom was actually to code because where I live in New Orleans, you have to have at least 12 inches of counter space on at least one side of a stove. Primarily so that you can set down a hot pot if you grab it and realize that it is too hot to handle. Not sure why you can't just put it back on the stove but that is code here. LOL I would rather have extra cabinet space over the wine fridge.

@4Freedom4AllOh, Ms. FreedomForAll, you are what my Mamma would've called "High Maintenance." As in discerning, not tricky. OK, from the Land Of Sorta Free: "...living alone in a three-bedroom apartment for years..." WHY?! However, you got it, pay for it, and still have managed to "fill" it; I'm curious if you live in Manhattan. B/C they are not typical NY'er Laments. And that kitchen is perfect! The less horizontal space, the less scrubbing. And the water/dryer here is worth the rent of a Mercedes. Very odd things caught your attention, IMO. That said, I'm the strongest person in Manhattan, so there's no judgment in this, and, honestly, I thought the same things. Except that I love that kitchen; we do different there.

In the 1st apartment, move the laundry into the closet and move fridge over so the could be counterplace and storage in between in stove and fridge. In the 2nd apartment the space across from the kitchen in front of the window would be dining area and make another counterspace on the wall by the window. The building location is pretty good, with subway access 5 - 10 minutes away (depending on which line you want) and good shopping opportunities. Laundry in both units justifies adding a bit to the rent. The one-bedroom is oddly laid out, with the bathroom so far from the bedroom, and swapping with the living area would require major carpentry work. While I often like being on the first floor, sleeping right next to the street could be unpleasant. The kitchen contains everything possible except two vital things: cabinet and counter space. This is one of those places that looks better than it is. The three bedroom would be awfully tight for three people to share, and it also had a well-applianced but overcrowded kitchen with little counter or cabinet space and virtually no living room. The bedrooms are small, so I'd think two sharing would appreciate the third room for the TV, etc. This one loses points for being a fifth-floor walkup. Both apartments are nicely remodeled and may seem to be bargains, but they both have flaws that would personally make me keep looking - especially in the current market with so much available.

Oh boy, I actually viewed the first apartment around a year ago. I have thoughts... The listing agent was erratic, late, and knew nothing about the apartment. There were tenants living there and the agent said they were away so we had to sneak in and out quickly. The tenants had a bed in the living room and a cat had it’s own room in the bedroom. It was gross, weird, and smelled horrible. We walked quickly through being told that we should be quick as the tenants might come back, while having a cat hissing at us. Also, when I opened the closet door by the kitchen the handle came off in my hand. The bedroom is barely above ground level and faces the building trash cans. The agent couldn’t answer any generic questions about the building as “she was just too busy with her listings to know.” The unit is really just a shiny turd. We left and never looked back. Hopefully they deep cleaned that place. However...it is cheap so there is that. Renter be warned. Plenty of other great places on the UWS.

That’s a pretty good guess but, it’s a WFS (Water Filtration System). Which is pretty strange because NYC is known for having really good water. 😉

Not sure why but the first apartment stood out more to me. Both beautifully decorated stunning flooring and fixtures. I love the interior windows that your apartments seem to have in New York, we don,t get that here much in the UK

2nd apartment definitely the better of the two - rooftop patio hello! Yes, the "living room" is a living hallway and really a 2 bd but the roof patio is a win (Sunshine, Vit D, garden, fitness/meditation, BBQ and hang out zone, anything!)

I love everything about the 1 bedroom EXCEPT where the bathroom is. I feel like both are priced really well 😊 the ceilings in the first one are amazing. And what a deal for the 3 bedroom with a rooftop outdoor space 🙌🏻 good size too 😊

I agree, I might even suggest buying a Murphy Bed and place it in the living room close to the bathroom, as an option. Then the bedroom could become your living room or office.

I'm pretty sure I've been outside that H-Mart before I love when there's snow in these vids!! Located a little far north ("up"), I love the first apartment!! I still consider it first floor. In my city, I think most first floors are slightly elevated. The layout is totalllly workable though, and has all the stuff you want/need (hall closet, laundry, ect.). Big apartment is pretty sick, too, for a redone place.

🗣🎤 When u exited the subway there’s the best pizza spot on Bdway. One slice is equal to 2 slices of basic NY pizza. It’s a small spot but you’ll find it easily bc the line is always out the door. A true NYer knows the good eats of almost every neighborhood 🥰

Ken’s ratings: 1 bedroom A-; “3” bedroom B. Hmmm... There are those bathrooms designed by Mr. Plumber. I recognize them all over the city. The first one would have gotten an A, but no bathtub. Room sizes are adequate. Awkward to have the bathroom door in the living room. Second one won’t get above a B because all rooms were so small. Bathroom by Mr. Plumber. I have to watch again... Coffee anywhere?
