If you’ve never been to NYC or lived here, its hard to understand why something so out of place in Modern America would rent for a premium, yet this is one of the most sought after apartments you could rent.

That is NOT a $10K apartment. It's also NOT a legal 3 bedroom. It's a basement apartment & anyone who's lived in NYC for a long time knows those were traditionally the super's apartment. The backyard area has been covered over with removable "wood" tiles. But where is the drain for rainwater, etc to go? & the garbage area for the building is right there behind a fence that we all know rats can climb over. The 1 "bedroom " doesn't even have a window you could get out in case of a fire. Totally not legal. & the mirrors in the bathroom? Not even a medicine cabinet. You can buy those mirrors in homegoods, home depot, wherever. You will also be paying for all utilities except water. For that kind of money you can find much better in Manhattan if you want to pay that price

He must have run out of gentrified tenements so his posts lately have been high end brokers using his subscription base to try and sell New York by any means necessary or he's trying out for Jimmy Olsen cub reporter using second hand data he steals off of KZbin. Love the neighborhood, but I would be leary of renting a basement apartment and spending $10,000/mo. for it! I'm worried about outdoor drainage issues and rats in that trash area. I thought that "Rosemary's Baby" was set in an iconic Upper West Side Building -- the DAKOTA... YES! "The ‘Bramford’, the brooding Gothic building where newlyweds Rosemary and Guy Woodhouse (Mia Farrow and John Cassavetes) set up home is, of course, the Dakota Apartments, 1 West 72nd Street at Central Park West." Most famously, of course, the block was the last home of John Lennon, who was gunned down at the building’s entrance in December 1980. Across the road, in Central Park, is Lennon’s memorial, Strawberry Fields. Ira Levin’s original story was inspired by the Alwyn Court Apartments, a Renaissance-style block, decorated with terracotta dragons, at 180 West 58th Street - which now also houses Petrossian restaurant..."

In many old buildings with old plumbing, the laundry and dryer are NOT in the kitchen. Why couldn't the landlord spend $10,000 to relocate the plumbing for the washer/dryer? That's one month's rent. Then he had to chop up a two bedroom apartment into 3 tiny bedrooms. Everything about this apartment is wrong.
@jovanny253
@jovanny253 Жыл бұрын
Relocating things in an old building is beyond expensive you to hire architect if your changing the layout of the place permits and not to mention in old buildings things will break once you start opening walls up. In many cases you have to bring up to code other things in the apartment when doing any type of renovation
@davidhunternyc1
@davidhunternyc1 Жыл бұрын
@@jovanny253 ... hence the supposed $10,000 a month price tag. To relocate plumbing is expensive but it's not cost prohibitive. Tenants will be paying $120,000 a year to live here. Not creating a separate laundry room, chopping up the apartment into 3 tiny bedrooms, and using builder grade materials isn't acceptable. Btw, that Bertazzoni range? It's a nightmare, but then again, landlords don't make kitchens for cooking anymore. If you're rich enough and you love this space, go for it, but this apartment is an example of the super rich eating the ordinary rich for breakfast.

Not to mention that more than half of the apartments in all of NYC are over 50 years old with another 15% over 75 years old and approximately 8,000 apartment buildings (3 floors or more) over 100 years old according to a historical realtor friend of mine. A few years ago, I lived on the west side of Manhattan in the "Odd Couple" movie apartment building and that building was 111 years old when I was there for the year. Dorchester apartments built in 1909!!! But it was updated and modernized but it's funny to see the little things of some apartments from decades ago.

The presence of people in the USA living in cars due to partial homelessness stems from a complex interaction of various elements. Elevated housing expenses compared to income, stagnant wages, and income disparity are catalysts for this problem. Factors such as job displacement, limited social assistance, medical costs, evictions, and insufficient affordable housing also play a role, while systemic issues and ineffective policies continue to perpetuate this situation.

Considering the present situation, diversifying by shifting investments from real estate to financial markets or gold is recommended, despite potential future home price drops. I used to live on Clark St that "Hotel" is really a student housing place for kids going to college That area is fairly old and some of the places have not seen any renovations at all which sucked because of how expensive it was this place does seem sketchy but in general that area is wonderful quiet, friendly people and walkable to restaurants, Not to mention the Brooklyn Pramanade is a few blocks away as well with the underside of the Brooklyn Bridge

It might be quiet on the outside, it will not be that way on the inside. Every little noise is going to echo all over the place.

Whenever you see every single light on in an apartment, that means the place is *DARK* and that you'll end up turning on lights more than you ever would.. and... paying higher electric

This place is awful. Those two small bedroom with no windows might as well have padded walls when you go crazy with no sunlight or moonlight or neon light. This one I not good just because it's very clean

This whole real estate business is all related scam. Blackrock will say a random apartment costs $10,000 with some bull justification. Then the next minute, all other apartments have similar spec will cost the same.

On the outside looks like a half decent apartment, i don't know what it would be like when you get down to the nifty gritty (technical term for the finer details). Also just a tad pricey, but what do I know, I've never lived in New york/Brooklyn but I have seen Ryan Serants home in Brooklyn.......to die for!!!!!!!

Let's see 120 thousand for 1 year of rent and walk away with nothing or put that money on a down payment on abetter apartment with at least a view. Interesting to see how long that one stays empty ,or the owner comes to it's senses and lowers the rent

Nope. Nuh-Uh... Not at $10K/month. While it is definitely a beautiful neighborhood and area, the apartment itself (a BASEMENT apartment at that) is a big NO at that price level. We've seen A LOT much better on this channel at that pricing. Hmm... I suppose they felt they were going luxury by using finishes from Lowes rather than Home Depot? Just awful... It is a nice unit but not $10K/month nice.

@@MamaCarola1 No. I have to go back and re-read that thread and learn what you were referring to. I still have some issues with my eyes (although they are MUCH better) and my reading is limited at this point due to drops and ointment. But yeah... I noticed that garbage area and thought of the critters that would move in too. However, my first thought was about access to that area by sanitation
