The market can only support what people can pay and banks to lend out more companies are recalling people back to the office and Houston has way more inventory prices will come down

Houston has about 4 months of inventory. That is up from last year and so are prices. Because that is still by the numbers a sellers market. We’d need about double the inventory to have “too many houses” by Houston standards. I hear ya but we’re not quite at a place of prices coming down yet by the numbers.

Interesting. I’m in group 2 and 3 you mentioned. Looking to relocate from West Texas to North Houston. I want to buy another new build but things may change as they’re all so overpriced. I also don’t want to use an agent for resales to save money but open to whatever makes sense. I know folks with no representation get overlooked as serious buyers, any thoughts?

Prices are only at a level that the market is willing to pay. The data and migration to the area won’t let them come down significantly. Yesteryear’s price likely won’t come back just based on the data. On a new construction front I’ve personally fielded a bunch of calls from people that signed contracts solo and had horrible experiences. And at that point the contracts are so biased and basically mainly remedy the builder. But that’s the nature of my channel being largely new construction so I may have more requests for help after the fact than most. Being at the mercy of the builder and the builder’s employee (sales team) with no buffer is not a great position to be in the event things went left. But that’s all up to you. I wholesale and buy and sell houses creatively. Buyer should definitely pay their own buyers fees. Why should a seller pay both. Majority of the sellers agents are just tour guides. The sellers agents that truly represent well are doing real open house shows for pretty new houses. Even sellers agents who are representing rehab homes are not even doing showing. They’re just sending the buyers agent there with their clients. I offer 1.5% for an agent to list. I will continue to give 2-2.5% to the buyers side to move it fast. But I am not dealing with new builds either.

@Global_4_The_Win the investor side is a whole different beast. But I agree listing agents are more hands off with you guys if it’s not a large development. You will continue to buy at a discount mainly off market so idk if this really impacts you at all yet.

I met a realtor in the Houston area who came off as godly with no pressure until we began to talk about her selling fee. It was not 3%. This woman was asking for 12% seller’s fee. I kindly told her to leave my house and told her that was ridiculous.

12% is nasty work lol. I do think that listing agents will charge more on listings if they’re expected to run and market the whole transaction. But 12% is nuts lol

@@iceblade207 i offer 2% commission since i am selling my house myself FSBO i got i call from some agents they bagged me to be in MLS I refused then the told me they have a buyer and they came all the way to my house with no buyer they want to negotiate the commission with me . Anyway, I ended up taking the commission offer and waiting for the new change to come up regarding the buyer agents has to pay their agent not me 😁 I don't trust any more these agents

You should have no impact because you already have a contract in place. If you're using an agent they'd also already have in writing what they're being paid by the builder.

Technically you don’t. But going into the largest purchase of most people’s lives without representation isn’t one I’d suggest whether you use me or not. The amount of gotchas in a builder contract or nowhere near a standard TREC document. But hey those that see the value get it those that don’t never will. The beauty about freedom.

Cost of entry could potentially get much higher. Or force those without enough funds to go unrepresented to “save money”. Could have huge implications for buyers.

This is definitely going to hurt both sides. The seller is going to lose out on offers because most people, especially entey level buyers don't have 10k plus to pay their realtor and pay downpayment and closing cost. So they might not even get their house shown because of this.

I think it’ll force a lot of buyers to go unrepresented due to finances which overall I’d say is a bad idea for most. But I definitely think as it is without guidelines it hurts more than it helps.

If you’re buying off market it’s a different animal currently. If you’re buying on the mls you’ll be subject to these changes regarding representation, showings, and commission negotiations.

I agree that agents should’ve always used a buyer agreement. I always have. No confusion that way. You could always sign with someone willing to take less. That’s your right. There’s always been flat fee agents. Nobody wants flat fee service though lol. That’s up to the agent to convey their value to you even more now.

It’s gonna affect everyone. What buyer has 50k just on hand. For sellers houses will sit on the market longer.

As a seller listing my house FSBO and refusing to be in MLS i wont pay nothing to the buyer agent because when i bought my house years ago i went to zillow and search for homes on sale from the owner directly found it we went together to the Title company let my bank know about it they told me get inspection i did then after 28 days i i become the owner of the house . And done . I am willing to do the same thing by selling it myself not willing to pay nobody

A good agent’s duty is to show you every house that fits your needs. I’ll show you zero dollar homes all day because I have a buyers rep agreement in place that covers our relationship. I don’t steer. I can’t speak for anyone else.

I can’t speak for other agents or other markets. As far as Texas goes the listing agreement clearly separates the total commission and how much of that is being offered to the other side. That technically has not changed. Documents are still the same. I hate that an agent made you feel otherwise. Enough sellers have felt your sentiment though so that’s why we’re at where we are now.
