Love the video and love the channel Tyler. Do you know if there are any statistics on the amount of accrued deferred gains sitting in 1031 exchanges? You mentioned that 80+% of these exchanges are small investors, but also that the cap gains rate doesn’t kick in for those making under $1MM. Great points made in the video and definitely a development worth watching very closely.

It certainly has to be a fairly good sized number, too...The capital gains will hit anyone that has a commercial real estate investment with a gain in value

Scenario @ 9:20 - an investor ‘only’ being able to invest $10M vs. $15M won’t conjure up much sympathy from the masses. I think that’s outside the realm of your typical ‘mom n pop’ investor - that’s more like your 1% who has experienced the greatest asset price gains in history buttressed by favorable government policy. To whom much is given much is expected. The higher taxes will be reversed during next GOP administration so they’ll be short lived.

That's fair, but you could change that number to $100,000 vs. $150,000 and it holds just as much weight for a family investment or small business owner. That can have a massive impact on your wealth-building opportunity. But you're right - likely that anything that gets passed will be modified in the forthcoming years but who knows how long that could take or what iteration we receive
