I did something similar last year when we were expanding really fast. We listed an empty property before it was ready. When it was booked some friends and I very quickly set up the bedrooms, living rooms, EVERYTHING the same day, finished right before check in time

I think it's common when you have professional photos taken your house is going to be in pristine condition with no clutter etc but in reality the house is not truly going to look the way it does in the professional pix

I was watching your videos with your marketing insights. i get it why pictures are important. But I wouldn't recommend you focusing on Photoshop and light room. Even though it is a honest suggestion, people might miss understand you and your channel

This is some Shady shit. I would not risk someone giving me a one star because it didn't look like the photos I took. I get that some areas are very competitive and saturated however manipulating photos is a scam in my opinion. My photos might not be the best but they portray my property in the eye of what the guest will see when they get there. Focus on your pricing and think about your contribution margin and ad amenities others don't have. And the number one thing remember you are in the hospitality business.

Hi Sean, For the present (2024) and the future(2025) what do you suggest going with Cleaning fee strategy or no cleaning fee strategy. Which will be good for more occupancy? What do you think?

It depends on property type. I like, still using a competitive cleaning fee for houses and markets with extremely last-minute bookings. I like no cleaning fee for apartments.

Anyone who has dabbled in photoshop will be able to spot how fake that sky is and how badly cut out the tree beside the palm tree is. If you're going to cut out things and add them you're better off getting someone who knows Photoshop than trying to learn it yourself. You need shadows and to know the direction of lighting as well as multiple other factors , convincing photomanipulation is not easy.
