Your channel is the only one that matters in this space, Sean. Thanks for your efforts - I learnt a lot over the years and you are an integral part in how we acquired 8 properties in only 5 years. At this point we are mostly doing long term rentals from these places, but Airbnb Automated put us faster onto the path of improving our future. I listened to your podcast. Thank you for sharing such great information. I spent more than two hours copying Airbnb policies, Sharing the review and sharing detailed information about why we were refuting the review. We use the chat GPT function to provide some legal arguments. We sent that along with Photos of damage to our house to the contact us section and Airbnb than an hour they denied our request. What can we do to have a one star review removed that was full of lies and unsubstantiated. It dropped our overall score from 4.98 to 4.8. Thank you.

So I had to break up a party at my property. Guests of course retaliated with false claims of roaches and left me a 1 star review. Airbnb seems to have done nothing to the guests and even refunded part of their stay for the roaches that were not there. The guests have continued to harass me for 2 weeks. I just received a text today from the guest to my personal phone number where she has referenced our company, which has nothing to do with any of this. She has apparently been researching me. Our company info has our home address. These people are psychotic and I don't trust them. Their children go to the local college along with all their friends who came to the party. I fear for my local properties as well as my own home. I have no doubt they will have friends to book my other properties and try to sabotage my business. What can I even I do?

I wish this worked, our only 1 star review out of 500 was retaliatory. Guest even mentioned host refused to compensate in the review and they wouldn't review. Would love help with this.

I had success getting a 4* review removed because the guest said that they thought the house would be cramped for 2 couples. But they were only 1 couple, so I told airbnb that they are making assumptions about something not relevant to their stay.

Guest trashed my hot tub. Messaged me saying they arrived to it dirty( untrue) i gave air bnb the receipt of drain and cleaning and they denied the $100 claim. I cant wait to find an alternative.

You have always been the biggest STR value provider. Thank you from the bottom of my heart. Everywhere else it's just generic stuff. Have grown to 60+ Apartments using your advice. However now the reviews are not being removed, Airbnb does not pay for a lot of damages This is affecting the profitability. 😢 I want to attend the Arbitration webinar however I am from Mumbai India. Don't think that would apply here

Holy crap. The irrelevant 1 and 2 star reviews make me lose my mind. I didn't even think there would be KZbin videos about this. Been wanting to dispute these small handful of negative reviews for a long time and wish I woulda handled it before they changed their review dispute policies... dang

No that is not the reason, they fired Catherine Powell, since they have different metrics of success as a Publicly Traded Company. As you mentioned they don't give a crap about hosts anymore :)

so much can go wrong, listings shouldnt end up with a trustpilot score like airbnb itself, alot of listings have the same problem

We receive mostly excellent reviews. We have had reviews which were 3 dots and the letter J. Thise were removed without question. Recently, someone complained about the TV, but when we sent someone to assist, the guest would not let him fix it. Then he claimed that the TV did not work. He also complained about issues outside of the condo, which were out of our control. Airbnb would not remove the review.

I have found that pasting text into an Airbnb Support Chat always messes up the formatting for me removing all spaces between paragraphs and makes the text very difficult to read. I have tried using a plain text editor to clean up the text before pasting it into the Airbnb Support Chat but it still messes up. Any tips?

@@AirbnbAutomated I have been locked in a battle with Airbnb for the last two days over trying to get two negative reviews removed from my downtown Boise listing. Both reviews mention city noise something which is transparently disclosed in the listing description and under the Things to Know section. However, Airbnb is saying that the reviews cannot be removed because they do not violate the reviews policy. So I guess it doesn't pay to be transparent as a host because guests can still book your place and leave a bad review about a disclosed feature of the listing. SO frustrating!

I wish the star ratings didn't matter so much, then the good reviews written in text, with a 4 star over-all for a unknown reason wouldn't impact as much. Maybe they can make things better by accounting for text review sentiment instead of just star values. Your comment about not being able to remove the "Great Place" 4 stars is real, and those ones are the worst in their own way, more so because of ranking hits. I am sure some people read and wonder why its 4, hence affecting the booking experience to your point.

I’m not sure on the way you present it. It is not that complicated to remove if you can prove that you are trustworthy (rating and interactions with Airbnb). I believe it is really difficult to remove a 3 or 4 star. But 1 or 2 star are not complicated to remove if you can prove it so much outside of the common experience you deliver to your clients. But it is also important you do not ask frequently to remove bad reviews. I asked only once in 2 years to remove a 1 star.

Honesty, this could have been a 5 minute video easily. A lot of what you’re talking about is just not relevant to the topic nor useful. Consider making your videos a bit more focused on the topic to not lose the viewers attention, I personally found my self skipping through most of the video just to get to the practical staff.

Thanks for the feedback, As a content creator for 8 years, I’ve found that giving everybody a piece of what they want in the same video helps for overall reach and engagement For the part of the video that you cared about most could be explained in five minutes Somebody else just said they loved every single minute of the video . It’s tough to try to make videos that are both valuable and entertaining, considering the many walks of life that may find the same video

owners that have airbnb homes have ruined airbnb with their greed. My wife and i dont use them, any more, hotels make more sense and cheaper. vrbo is basically in the same boat,, too much greed,, airbnb does make sense for larger groups where the expenses can be divided but not couples,,,, IMO
