What he does not mention that as your primary residence you qualify homestead exemption will decrease property taxes. Once its no longer primary residence you loose your exemption causing an increased taxes and homeowner insurance because its now an investment

Lease it to a new tenant. Once the non-payer leaves for anything break the new legal tenant in and change locks. When the non-payer gets back the new renter can call the cops on them as the legal tenant. 😊

We actually had to send two separate checks every month one for the principal and one for the payment because the bank kept trying to pre-pay on regular payments which of course means you keep losing interest discounts

Coming from experience. DO NOT DO FHA. If you get a FHA loan you will pay PMI. The low percentage rate you get doesn’t outweigh the amount you pay in PMI. Do a conventional loan with at least 20% down payment. Trust me! I messed up on this and I’m paying the price.

I got a FHA, the PMI was annoying but I didn’t regret it since I didn’t have enough to put 20% down. A few years later I refinanced to a conventional loan and got rid of the PMI and escrow account. That said, the biggest problem people have now is that property is over valued. PMI will make it far worse in today’s housing market.

When you pay enough into the mortgage to now equal 20%, or the equity has now increased on the property value by at least 20%, you can request to have the PMI removed.

"time IS money", the longer you let a loan drag on, the more interest you pay your lender. get rid of that loan ASAP! and invest the difference for your benefit. make yourself rich first, instead of other people and institutions!

Hire a property management company to do that stuff for you. After a year you will just let them manage the extra unit on the property as well. You never even have to talk to the renters about being the owner. Lastly, put the property in an LLC and don't use your name as the name of the LLC.

Something people don’t think about is that you can’t compare your interest from a mortgage to investing because your loan is amortized and you’re paying off a 100k plus depending on the loan amount. If you flip it around would you rather start investing with nothing or with a high balance?

There aren't that many one million dollar multifamily housing structures out there that have enough units to cover the monthly expenses that come from having an FHA loan. Rental prices these days are LESS than new mortgage costs. You can only have ONE FHA loan at a time. Also, the appreciation value may not go up that fast. And you'd have more landlord expenses than you're saying.

Makes great sense. I have a 2.625% VA lian and Treasuries with no state tax on interest is pay 5.4%, I can write off interest, mortgage property taxes and have absolutely no risk right now. In addition, not paying my va loan off makes my home more attractive to buyers if I had to sell it. Because it is a 2.625% assumable loan. Nobody can get that financing anywhere. So, don’t pay off loan if the numbers work for you. Invest instead 👍

Hire an electrician to split the power running to each unit, and install a meter if that hasn't been done already. Most buildings built to be multi family should already have a meter for each when built.
